I worked with this company as a vendor; their representative was so flaky, hard to get in contact with, and when we did converse-- very rude and short with us. Our business has been propelled by word of mouth for the past decade, they came to us from a referral and they still asked us for 3 references. Our references even contacted us after Marathon had reached out to them to tell us how unprofessional they were. We were so regretful and upset to hear this from our clients who took their time to give us a good review and Marathon treated them poorly. I recently moved from their Glendoveer Woods apartments on Glisan and I did not have a great experience here. The manager who moved me in 2 yrs ago was a liar who frequently made excuses for why no one responded to my work orders. The finishes inside the units are super cheap. My 'granite' counter tops are made up of dozens of thin pieces glued together than DISOLVE IN WATER. There's only one maintenance person for around 120 units and he is clearly overwhelmed. Lights are out all over the property, inside and out. Really awesome to come home at night and be afraid to get my mail because it's so poorly lit. Homeless people break into the building and into people's cars and storage rooms. There's been a broken flower pot out on the grounds for 8 months. no one cares. They went through 5 managers in 2018. Seriously, 5 in one year. All of that was still not enough to make me leave, until they offered me a 9.4% rent increase. $85. I live in a 400 sq ft studio with little storage and no laundry. Instead they have 5 washing machines (one broken for nearly two years) and 5 dryers. Every weekend it's like the Thunder Dome in the laundry room as the studio-dwellers fight to get their laundry clean, but they think I should pay $985+65ish for water/sewer. This is in the middle of nowhere between Portland and Gresham. There's no fitness room, the package situation is fraught with mishaps and lost packages and there's absolutely nothing to eat within walking distance. Not even a grocery store as the Safeway at 122nd closed last summer. There's no AC, just a hole in the wall where an AC COULD go, if you want to rent one for $50/mo for a minimum of 6 months. That's right, they make you pay for the AC even when you don't need it. Pet Rent? $35 per pet. My upstairs neighbor is a clog-wearing moose who seemingly juggle bowling balls (badly) at all hours and constantly overrides my tv with their stomping and pounding. They've dropped broken glass on my balcony, poured water all over my balcony multiple times...the management does nothing. I gave up complaining when I saw they just don't care about people. I rarely leave reviews, but I am compelled to leave a review because of my terrible experience with Glendoveer Apartment/ Marathon Management during my moveout. My intent is to expose and share so others don't experience what we did and are prepared in advance. And, for this apartment to be held accountable and change their unjust practices. If I could leave a ZERO star rating I would, but one is the lowest. It started during the move out inspection when the maintenance guy Alex was trying to nitpick and take a picture of every little thing, When I asked about why he was doing that he said " Don't worry you won't be charged for these things is just picture reference". After I moved out, I waited for the follow up letter for nearly two months to see if I was charged, it never came. Apparently, it was sent to the "wrong" address, I found that interesting considering how the collection letter came to the correct forwarding address I provided them. Basically, we were sent to collections before we even knew we were charged. The only way I realized we were charged was by logging in to the online portal I used to pay rent/bills. I was charged $1490 in addition to the $500 from deposits, for a total of $1990. Charges included but are not limited to $1,382.44 for carpet replacement of the whole unit because there was a small penny sized stain in the living room, no other area of the carpet in the whole unit had any stain. I was charged $553 for Vinyl replace in the master bathroom for literally a tiny dot, that could have very well been there before I moved in. It was so tiny I never noticed it. I was charged $294 for fridge door (it was perfectly fine, I have pictures). I was charged $240 for apartment cleaning (the unit was completely clean, and empty went I left). I was charged $345 for painting the walls although when I signed the lease, I was told it would be a flat $250. I tried to talk to the manager to get the cost reduced, she said she couldn't do nothing about it, so we called marathon management, after many attempts, we finally got a hold of them, We spoke with David Black. He was rude, stubborn, and non-understanding. After speaking with him for over an hour, providing him with picture evidence to dispute the unfair charges, he simply just dismiss our evidences. I tried to explain how much of a financial burden these unjust charges were on me and my family, as we just had a newborn and have many medical bills as well as income loss due to COVID. But he didn't seem to care. He didn't offer any solution at all; I couldn't believe the level of terrible customer service. I was forced to pay because they were threating to ruin my credit and I couldn't be approved for my apartment until this was paid off, and if I didn't do it I was going to miss out on my current apartment and put my family in bad position. This bill was an incredible burden on me and my family and has caused us great stress, I paid it off with my credit card and still am in debt as a result. I last thing I needed in these unstable times was more bills. I feel cheated, taken advantage of, mistreated and manipulated, especially considering how we were the perfect tenants. Always paid on time and never disturbed anyone. I do intend to take legal actions if you want to join a joint effort let me know. As far as my experience living in the complex, it was just OK. Definitely, not the high end they try to brand themselves as. I pay similar rent in my current apartment which is way better with many more amenities (gyms, pet spa, club house, etc.). That area has high crime rate especially towards Burnside. sketchy people in the parking lot night looking through cars. If you think I am exaggerating, I'll post pictures and let you decide for yourself. BTW I paid $120 for carpet cleaning out of pocket just to ensure we leave it clean. Lived at one of their properties a few years back. Let's just say, I would never wish it on anyone. It was the worst experience I've had during my time as a renter. A very unscrupulous operation, and a very creepy management firm. It was not unusual for the manager to have loud phone calls with the folks from corporate, and discuss the apartments that were up for rent, and how many had just been rented, all with the doors wide open for tenants to hear in the hallway. Money being discussed so out in the open should tell you what this place is all about, and how little they care about their tenants. I used to chat with one of my neighbors and he couldn't wait to get out. Marathon Management is a nightmare to rent from. Good luck getting your deposit back when you move. Awful people. TERRIBLE! Discrimination at its finest! You will have zero privacy at this place. There is a one inch gap under the door to the hall, so you can hear everything outside of it. I lived there for one month and during my short time there I had a young kid harass and stalk me, he would stand outside my door, sit on the curb and watch me while I cleaned out my car. I was also told by management to ignore him, then I heard from maintenance that he also knocks on people's door asking for food and was told to just not answer it. The discrimination was when they denied my emotional support dog. Before I moved in I was told more than once that all I needed was a note from my doctor to have my dog, because they have a no dog policy. 2 days after I signed my lease I was handed a letter that they wanted my doctor to sign. The first statement was "is this person handicapped or disabled?" My conditions do not make me legally handicapped or disabled so obviously my doctor wouldn't sign it, and I would never want him too. So anyways they denied my letter from my doctor that states that I have a condition. I didn't fight it because I hated the place and wanted out ASAP. Oh and their "office hours" aren't true. One day I locked myself out and I had to call maintenance hot line during open business hours because the manager or staff was no where to be found all day on a Wednesday. He was extremely annoyed that he had to help me, and told me he was doing me a favor, and next time I would have to call a locksmith. He's wrong, during business hours, especially since it's posted that they are open he had to help me. It's my right as a tenant. Come to find out that the manager just takes whatever days off he wants, but doesn't post a note or anything to let the tenants know ( he's the only one in the office.) So unprofessional, yet the hours posted say open! Anyways those are just a few issues I had while living there for just one month.
