Stay away! Rented out a mold filled hell hole. They kept painting over it. Then one day they had to take out both bathrooms and 3/4 of the living room. The floor rotted in two rooms on September of 22 and have not been fixed. They would not Lower rent for this. I have been sleeping in the family room since. If they made repairs they were done cheaply and did not hold. This included the storm door and liner of garage door. And there is carpet in the kitchen and bathroom. The worst business practices that I have ever encountered. Sherry is rude everytime that I have called. I had to say to her every time to not yell, that it wasn't necessary to raise her voice. She needs fired. They charged for light bulbs? I had changed one left the box and it wasn't the same kind as the others, really? The house wasn't clean when I moved in and they charge for a speck of dust. Also, from the beginning the carpet stench. I called them before moving in. They had my money and I was stuck. I was getting sick from that nasty 20 year old stench carpet. They charged me $250 for that old worn carpet. Worst company. I'm reporting them to better business as well. By far the worst management company I have had to deal with. So many issues were overlooked in the house. You would think after a year of living there they would have gotten around to fixing something! After a storm our fence was down for months, which never even got fixed by the time we moved out. Numerous calls were made to try and fix the issues in the house but communication within this company was so poor that nothing ever got fixed. There was even a miscommunication about when our move out date was. I do not recommend renting from this company. Overall horrible experience! read more

We are looking to moving the the area and trying to find a home and they had one that looked like what we needed. We can't set up a viewing because they only do viewings M-F during working hours. I was told if it is important enough for us to find a house, my husband would find a way to leave his job to make it work or I would make the drive during the week, leaving my current job. Keep in mind I had told her my husband is working long hours and I am 5 hours away. I was told they have many other renters and we basically are not important. How are you going to rent a house with that attitude? On top of this, I had left two voicemails over a period of three days and no return call. On day 4, I had to call every hour just to finally get someone to answer after 4:30pm in the day. Yet, they can't show a house that late (or later) any given day of the week I was told. read more

It's been nice working with Larry and Sherry. I felt like I left two homes in good hands. I first met Larry in 2006 when he managed my home in Papillion until 2015, and he began managing my Bellevue home in 2009 until 2019. During the 13 years of management, they were easy to contact, and responded to any requests. Management One hired a contractor for repairs, or I could use my own contractor if I chose. Your deposit will get nickled and dimed down to nothing (see all the Google reviews) not to mention that once your in, Larry will start to treat you terribly. Oh about those Google reviews...they turned off the ability to leave reviews because they are so negative (2.2 over 8 years)! That's why I'm posting here. Don't let that smile fool you, Larry is a real piece of work. Condescending tone, raised his voice at me in my home, I actually had to tell him to chill out so we could try to come to an understanding about THEM complying with the lease! Ive never been treated so horribly by anyone in my own living room, it really had me shaken up. Treating a military wife in such a fashion, especially with my husband stationed across the globe, is the epitome of classlessness and utter disrespect for our troops. Larry banks on military families and then treats them like dirt. Maybe he likes treating women whose husbands are away like that, knowing how defenseless we can feel. Easily the worst management company in Omaha. The miscommunication throughout the business is unreal. Not one person within this company was helpful, or nice. I moved into a 5 bedroom home with my 3 roommates, it was originally being managed by Certified Property Management. Halfway during our lease, we got transferred to the Management One Company, this was no issue. They came to do a walk through of the house, and acted enthusiastic and willing to fix our house up. We could never use any appliances in the basement, they were inoperable. Our landlord stated that he would be getting us new appliances, carpet, patch the holes in the walls, bring us trash cans-which we never received, we had to buy our own trash cans, fix the broken cabinets in the kitchen, and a longer list than I could ever write. Never once did we get a phone call back from our landlord, and when I would call to get an updated, they would act very annoyed with us, or say "yeah were working on that". It's not like the issues were a problem, we did not mind having these problems, we decided to rent the house while the problems were already present. Upon move out, they tried to charge us for the appliances in the basement not functioning. Fortunately, we filled out a Move-In Condition form, and it was documented that the appliances were not working prior to moving in. I work with an amazing property management company and it is very disheartening to see how bad other companies treat their tenants. Take pictures ands videos when you move in and show them EVERYTHING. worst experience with a rental company ever. The only good thing about this place is the receptionist. Simply horrendous company. My wife and I lived in one of the houses they manage for 5 years and we had nothing but problems with Larry. It all began when we first moved in. On viewing the house prior to moving in the carpets were completely destroyed with burn marks every 6 inches or so. We were told by Larry that the carpets that couldn't be fixed would be replaced. But when we got the keys and moved in we found that not a single patch of carpet had been replaced. Upon bringing this to Larry's attention he told us "well you're a young couple and when I was young and in college I lived in a much worse place than this". Seriously? I don't care where he lived - it was a false promise. It took about 2 months after we moved in to finally get the carpets replaced and that was only after multiple emails and phone calls and threats. Our saga continued with Larry throughout the next 5 years. Anytime something happened in the house it took at least a week if not more to get someone out to fix it if it was even fixed at all. For example - the electrical in the house was not only faulty but probably dangerous. If we ran the TV in the living room and the washing machine in the kitchen closet at the same time the breaker would flip. Or if we ran the microwave while the refrigerator was running the breaker would flip. We complained about this for 2 years but rather than send a certified electrician out to diagnose and fix the problem Larry continued to send his "maintenance man" who didn't know jack or sh*t about electrical systems. Finally after over 2 years we get them to send an electrician out and sure enough he found that the house had serious issues and had to install a few new lines. Those are just 2 examples of how much of a slumlord that Larry is. But it all culminated when we finally said we had enough with his company and chose to move out and find a new residence. Now remember my wife and I lived in this house for 5 years and in that time we had 2 children and we also completely re-landscaped the front yard, put all new tile in the kitchen with our own money, and put new linoleum in the bathroom again with our own money. So we moved out and had our pre-walk-through done and some of the stuff on it was absolutely ridiculous. For example - during our 5 years we had quite a few light bulbs go out that we replaced with high efficiency bulbs. On his inspection Larry demanded that we replace all of the high efficiency bulbs with "decorative round bulbs" at our own expense or they would charge us approximately $40.00 to do the entire house. So we replaced all bulbs and on our final walk through we were still fined $12.50 for the bathroom light bulbs as they were not the "clear large bulbs" that were there when we moved in. Well no sh*t they weren't Larry - we lived there for 5 years! Another example was the shower head in the bathroom. During our 5 years there the shower head that came with the house became so corroded that it simply stopped working. My wife and I cleaned it several times with CLR but to no avail so we replaced it with a very nice shower head/hand-held combo. Upon having the pre-walk-through we were informed that if we didn't replace it with the original (the most basic and cheap shower head one can have) then it would be a $23.00 charge. We replaced with a different, basic shower head that we had but were still charged $23.00 at the final inspection as it was "the wrong shower head". Yet again - no shi*t! The one that came with the house was broken. So I just looked at homedepot.com and a very similar model to the original costs between $7.00 and $10.00 - where does he get $23.00 from? Another item was the drip pans on the electrical stove. Though my wife and I cleaned them to near spotless (remember - we lived there and used them for 5 years) Larry demanded that we buy new drip pans and replace them and even though we cleaned them to the best of our ability we were still charged $15.00 to replace them. Since when is it a tenants responsibility to buy new things for a property when they are moving out? Again those are just a few examples of how this company operates. In the long run all I can say is DON'T RENT FROM HIM! He is a crook and by all definitions of the word a slum-lord. If you do rent from them you will get burned. If I could give zero stars, I sure would. This company doesn't even deserve a star. My family was looking for a home to move into within a month in Bellevue, NE so we turned to Management One to find something to live in. We viewed the house we ended up renting. If we didn't need a place ASAP, we would've taken our business elsewhere. The 1970s home we rented was for $730/mo. It was worth about maybe $500/mo. We didn't expect it to be great, but we expected better than what we were given for the price. The unfinished laundry room had mold growing on the floor and walls, the carpet wasn't only extremely dirty when we moved in it was also stained in every single room and wasn't attended to, the laminate flooring in the kitchen was cracked and chipped causing a severe slice in our daughter's foot resulting in an ER trip and stitches. The rental company didn't even care! All of the windows leaked air like crazy since the seals were shot, but when we asked for them to be replaced they told us that was our problem. Um what?! Then one weekend when my husband was out of town the sewage started backing up into the basement. There was seriously toilet paper floating in the basement. The company doesn't find this to be a big deal either, which they didn't send a tech out for FIVE days. Then of course, we were billed for that. We were required to contact the company for a technician, but we still had to pay for it on top of the outrageous monthly rent! They then billed us for the gutters "not being cleaned twice a year" when it had already been done twice. Funny thing is, they never mentioned to us that the foundation leaked so all of our belongings in the basement were ruined! After our year lease was up, we decided it was definitely time to get out of that crap hole house! We had moved mid-December from the home to our new home. After we departed, we scrubbed the house high and low so they could start showing the house to other people who were going to get sucked into their trap. When they showed the home they told us it was in perfect condition and we did great at cleaning. Well, when we got our deposit disbursement letter they had charged us over $600 in stuff that wasn't even accurate! We were also charged for the exterior windows being dirty... In the middle of winter.... When we had just received 6 inches of snow which hits and sticks to windows... When we tried to resolve these issues the company refused to refund us our money.
