First the area is nice. New management seems to have it together. Wish there were more activities for our community. Neighbors are good. May have someone noisy around you but it could be worse! Neighbors need to keep their pets quiet after 10 when most families are sleeping. Remember you are only renting!!! Parking is horrible!! Beware don't park in front of other people garages your car will be towed. Of course you would think no one does that but they do!! read more

Updating my review so hopefully 'Jane' the business owner will message me regarding this complaint. The lawn service is a joke. They leave the grounds raggedy and full of debris. They don't push the leaves or cut grass into the grass, instead it's pushed against our doors. It's a bit trifling. I am tired of running behind this management company to do simple tasks. They don't enforce parking allowing abandoned cars that haven't moved in months to stay my parked taking up spaces just because they have a sticker on them. It's ridiculous. What was once a pretty property looks abandoned and unkept. read more

I had gotten to the apartment at midnight one night. I was surprising my son. I parked in an empty spot that I guess you needed to have a sticker for. They towed my car and wouldn't work with me to get it out. It cost me $300 plus an Uber to get there. These people are by the book but you would think that there would be some leniency for non habitual offenders. read more

Good thing about Mallory is nature that's it. Now bad : - It's infested with huge German roaches which are coming out of sockets, behind the kitchen, on my spoons etc. - Random people moving in with zero security check! Do not believe google reviews they clean them up! We had to flee from that place to not get ourself in danger after calling the police on neighbors. Now leasing office and Ashley refuse to release our deposit of $1200 and want us to pay $2000 for moving out from that nightmare place at the end of our lease! Disregarding that we made a payments for "damages" and last bills. Over 1 year we had : -stolen bicycle that was cut later with knife. -crazy woman throwing glass at us through the window. - random people coming by car using pool as much as they want - Crazy neighbors abusing and racially cursing at my child - 7 goons sitting on a steps waiting for my neighbor that moved out in a middle of the night... - Police officers come all the time to kick out someone who is not paying rent - walls and floors made of paper, our neighbors downstairs were yelling at us for just walking " too loud" , and at night we were listening to sounds from a couple upstairs. Think three times before renting there, especially with kids. read more

Complex is going downhill fast. Staff does not respond to emails. We pay way too much for rent to have it in this condition. Looks horrible. I do not recommend this property and the management company is based in Canada. They have no idea how to run a Florida property and they are not investing anything in the property. They downgraded the clay tile roofs to cheap asphalt shingles and they do not spend any money on grounds maintenance. Dead plants, trees and grass everywhere. Security is non-existant. Front gates are ALWAYS open and under-age kids invade the pool area. So much for a "gated community". read more

The apartments are nice and spacious! Shalymar Otero got me throughout the leasing process, and she was such a great help. She is kind, always greets you with a smile, and makes you feel right at home! She communicates clearly and answers any questions you may have! Highly recommend :) read more

My daughter lives here and has had problems with her a/c. When moving the thermostat to a lower temp, say to 72, the temp goes up making her apartment hot. Also water stains and mold around the air vent. Something is def wrong! She has complained many times but only to get a maintenance worker sent out to do nothing. There has been a broken down car sitting for 2 months in a space that someone else could use because parking is horrible. This complex d does not care! Would not advise moving here. read more

They are not updating anything, but charging $1,600 for very small 700 square foot units.

We had troubles all through out our stay. First: they messed up our lease. We sat in the leasing office and debated on porch sizes and settled with one. A week before we moved in we got a call telling us we knew we signed a lease they didn't come with a porch...? No and since you're calling us you know we don't. The office manager signed or lease with out even reading it or reviewing the lease herself. If she did she would have caught the mistake of a garage on it. . To be more clear the leasing associate gave us the apartment number to apply for noting that it was our desired apartment with a porch. We did not just randomly apply for an apartment we were given the number from the associate. The tip here being: double check the leasing office they may give you the wrong information. . When we got into our apartment the carpet was by not stained but the nail beds were visible and a hazard and they told us they wouldn't fix it. They didn't even have anything marked wrong with the carpeting on the Intake sheet. One of the managers told us he was supposed to move in there and thought the carpet was fine but may have needed to be stretched. If you wanted it stretched for yourself why wouldn't you do it for the customer?? After having to talk to the district manager we finally got new carpet. . Our dishwasher leaked water and was evident by soaked kitchen rugs and soap residue on the floor. We reported it multiple times. Each time they said it was fine. The maintenance left a note behind to watch a you-tube video titled "the mysteries of a dishwasher" so we could understand why it leaks. So it never got fixed. Later the maintenance team admitted that the appliances are cheap so they break easily. They tell you, per your lease that you are responsible for taking care of mold and mildew yet how can you take care of their leaking appliances? . I was thankful we moved away. read more

I am writing this as a parent of a child who lives in this apartment complex. My child, who is a young responsible adult that works full-time and sometimes late hours is continuously harassed and verbally threatened by the downstairs neighbors based entirely on their sexual orientation, and having to take the dog out at night to potty due to the later hours worked. My child has brought up their concerns for safety from this homophobic neighbor on several occasions and management has done nothing! If you are LGBT I don't recommend living here unless you want to feel threatened and unsafe. We have a log of calls and emails and will be reporting this complex to the fair housing board! No one should be afraid of their living environment. read more

I liked the neighborhood, and the staff. I was unable to move in however because of a job change. If I go back to Tampa I will definitely consider moving there. read more

Don't ever rent here. Way too expensive for what you get. Everything is old and broken and "emergency maintenance " is a joke. No one comes or if they do, they don't do anything. I've been here almost three months and have had thing after thing go wrong. The staff doesn't care, they're rude and I've already had TWO floods. Both "after hours"(meaning one was at 5pm so office was still open but I'm still waiting and it's been an hour after they assured me someone would be here right away). Stay far away from this place...It's not worth the money. read more

We just renewed our lease for another year here at Mallory Square. The Good: -Apartments are spacious and newer. The complex opened in 2007, so appliances are energy efficient. -The complex is set off busy Hillsborough Ave on a nice area of conservation. We're in a 1st floor unit that is only a few steps from a lovely retention pond. The views are great and the grounds are well maintained by staff. -Valet trash 5 nights a week. It's more efficient here than anywhere else I've lived--no cans sitting around for days, etc... the crew who come by Sun-Thurs blow through in just a few hours. -Maintenance requests are taken care of pretty quickly. We've had our A/C break a few times and a worker has always been out in a few minutes to inspect and (usually) fix. The Meh: -Parking SUCKS! Seriously, if you come home after 9pm, forget it--you're parking far, far, far from your apartment. Keep this in mind if you do shift work like my husband. Many nights he has a 10 minute walk after his long 10-12hr shift. Staff tries to curb illegal parking by having everyone have tags that are renewed yearly, but there simply aren't enough spaces to begin with. -Rent is higher here than at other complexes in the area. We renewed our 2/2 for $1020 which isn't awful, but there are better deals in the area for sure. You do get what you pay for, and I do feel like the higher price tag is warranted. All in all, there is more good than bad here. This is an above-average complex in a great location. You are 10 minutes from Carrollwood, i275, Westchase, and Oldsmar if those things are important. There is a Target, Michaels and Petsmart within walking distance. I love our apartment and assuming no major rent hike next year, we will most likely be staying until it's time to buy a house! read more

I am not a resident of this apartment, I was looking to possibly be a future resident but that will not be happening. I called the leasing office to gather more information and possibly set up a virtual tour (because of COVID-19), the leasing agent told me she had just gotten into the office and could give me a call back in 10 minutes. I provided her with my name and phone number, and she never called me back. A simple call back just to say "hey I am busy, can we schedule a better time to talk" would have been sufficient. read more

I spoke with a leasing agent who said she was named Melissa over the phone 12/2/17 3:40pm EST. I called asking for information on a one-bedroom.. it took only about 3 questions before she started refusing to give me information. She told me they required renters insurance from a third party. I told her I had never lived in Florida and wasn't familiar with renters insurance pricing in the area. I asked for a rough price range and she told me she didn't know. Since every leasing agent I've ever spoken to in Nevada has always had a general range (over here it's like $10-20/mo, but I figured it was more in Florida due to the hurricanes) I figured she was new. So, I asked her how long she had been with the company, to which she refused to tell me. I explained to her I was asking because I'd understand if she didn't know the answer to my question if she was new, and I could speak with someone else, but she refused to tell me. If she was new, she should have transferred me to someone with more experience who could have helped me. Anyone who has been leasing for more than a few weeks is going to know roughly how much renters insurance is. She then told me I could find the information on their website. I told her to show me where that information was on their website, and she said she wasn't going to tell me anything about the renters insurance they require, or where it was on their website. I pushed further, and she then changed her story to saying it wasn't on their website. She then said she was going to put me on hold if I didn't have anymore questions. I told her I had questions but first I needed to know the answer to my current question. She then put me on hold. I stayed on hold for an additional TWENTY MINUTES before I hung up. She never took me off hold, or connected me to anyone else who might be able to help me, or bothered to get my information so she could call me back... btw, I was listening to their repeating "on-hold audio" where they kept saying "please wait and a FRIENDLY member of our staff with be right with you" lol. Right. This was absolutely unacceptable. If they can't even treat their customers with respect BEFORE they buy, I can't imagine how they treat their customers once they're locked into a contract. I certainly won't be coming here. Horrible, horrible, horrible. read more

When I initially moved here I was very pleased. I selected an apartment in the back of the community, against a wooded area, specifically because I hoped for an even quieter place - I even payed a higher monthly rent for the location. 3 months into my lease, construction began in my backyard. The entire forest was destroyed (and I mean leveled). Now I have an active construction zone operating outside my window 8 hours a day, 6 days a week. I am a RN. On my days off I get to wake up at 8am to the sound of bulldozers and tree grinders - and it is all I hear all day, everyday ,except sunday. I was not given any notice, not even a polite heads-up, about the construction that was about to take place prior to signing my lease, nor where any of my neighbors. This was discourteous and dishonest of the staff. We (myself and my neighbors) have not been offered any compensation for the aggravation this has caused all of us. We are all just left here to enjoy the ongoing disaster in our backyards. I will not be renewing my lease. read more

If i could give this sh!thole a 1/2 star i would. Parking? nope. A gate that works? yea right. paying extra for an apartment with a "nature preserve" out back? nope. DECIMATED by bulldozers. 8am everyday waking the entire development up with work crews tearing down countless acres of woods and palm trees that i paid EXTRA for. This place doesn't care whatsoever about it's residents. I will be asking for a discount on my rent, and apartment switch or they will promptly hear from my lawyer. This place is an absolute DISGRACE and should be avoided at all costs. read more

Very poor customer service. The office staff is constantly changing and is VERY disorganized. They lost my file and never had me sign a renewal for my lease and then charged me month to month rent because of their mistake. One word...awful. You definitely do not get what you pay for. They are the least expensive apartment community near the "Westchase" area, and yet they are still grossly overpriced. The majority of the office staff is just plain rude, unprofessional, and abrasive. If you can keep track of the revolving door of Nobel Prize winners in the office you'll soon realize they are clueless and mindless. Maintenance guys are pretty cool, but sometimes slow to respond. The grounds are not well kept...litter, garbage, dog poo, and cigarette butts, canvas the grounds. On the weekends the pool is hijacked by entire families or groups who don't even live there. A larger percentage of the residents are Indian...and NOT friendly...or engaging. Oh and the parking is ridiculous. Beyond ridiculous in fact...borderline comical. read more

I have lived at Mallory square for a little over three years. Moved here from New York and it was the best decision I ever made. LOCATION LOCATION LOCATION! Mallory square is such a great community. It's very quiet and peaceful. The pool is gorgeous you literally feel like your at a 5 star resort. I have a lakeview and every single morning I wake up I look out and feel like I'm on a cruise. It was well worth the extra $! My apartment is spacious and whenever I have ever needed maintenance assistance they were always helpful in a timely fashion and always got the job done. If you ever need anything fixed or repaired they are always there to help! Guillermo is great. He's so helpful and touches up things hat need to be touched up jsut to help! The office workers are fantastic. Dawn the manager is amazing. She's the best! She is very accommodating and truly has her residents best interest at heart. She's a sweatheart! If I ever needed anything she was always right there to help me. Jason is great as well. He's always there to give assistance and always gives great advice and is very accommodating too! Anything and everything I ever needed Mallory square has helped me without hesitation. The apartments are always clean and quiet. Never in three years have I ever had any complaints. No loud neighbors. I would give this complex a six star if I could. There is nothing I would change. From the lakeviews, location, pool, atmosphere, office staff, residence staff, the gym, the price of the rent is priceless. The pricing of the rent is worth every penny with that view and the location. The gym is also great it's a spacious gym, is never too busy and machines are always available to use. You even have the option to opt in for a garage to park your car safely. No crime. Family oriented and business professionals. The leasing office is newly renovated. You can even rent it out for events like birthdays, parties, etc. there's pool table and nice tv and great amenities! there truly isn't one thing I would change about Mallory square. It's the best apt complex I ever lived in. Your 35 minutes from the nearest beach (honeymoon island) and about 45 mins from St Pete and Clearwater. Your in walking distance from ships like target, nail salon, hair salon, michaels, gas station, etc. it's also right off w Hillsborough. About 20 mins from downtown Tampa and 15 mins from the airport. You will NOT regret choosing Mallory square and You will feel like everyday is a vacation! read more

I will give my pros first then my cons. The maintenance crew keeps this place looking nice. They do work hard to maintain the grounds (can't help it if residents throw their trash all over the place). There is a dog park, gym, screened in porches, and the complex is pretty. The buildings are solidly constructed and newer and well kept up. Cons: Sometimes you have to park far away from your unit because the built in garages/driveways take up a good deal of general parking space but it is what it is and can't change that. While its nice that the garbage dumpsters aren't visible, you do have to haul all your trash to the central dumpster at the front of the complex. Now on to the more harsh issue that I've just dealt with, even after 1 year of moving out. I moved in June 2011. I replaced a roommate of my friend. I asked Horatio for a move in inspection several times. He never responded and I had to go ahead and move in. I was told specifically by Horatio that the hole in the carpet done by the dog of the now-gone roommate would not be my responsibility. After I moved out last January, I cleaned the apartment like a Merry Maid. I wanted to do the right thing and not leave a mess for the cleaning crew. After moving out, I received a letter from Mallory management stating that I owed them $500 toward the carpet that the former roommate had caused. I immediately wrote back explaining the circumstances on my end. I heard nothing from them - neither agreement or otherwise. I assumed we were all good. In fact, the carpet looked like it needed replacement anyway as it was at least 4 years old. Now a year later, I am being harassed out of nowhere by a collection agency telling me that I owe this money, and if I do not pay TODAY I will immediately be reported to the credit agencies and charged outrageous interest. I explained that I was unemployed, and owed about $70K in student loans. They don't care. My advice to you: if you move here or are already a resident, keep a file. If there are any agreements, get them to sign a paper and do not rely on anything verbal. Get a move in inspection and a move out inspection. You must protect yourself from the management of this complex. I had read prior reviews before I moved in here about this same sort of thing, but I didn't learn from those reviews. So please, learn from my experience. read more

Mallory Square is a nice place to live. Valet trash, gated community, beautiful swimming pool... The reason I give Mallory 2 stars is due to the parking. We have notified the office and they tell you the same thing each time. They are working on the parking problem. Never enough parking. You end up parking your vehicle in the street or 4 blocks down from your apt. When you pay over $1250 a month this should come with a designated parking spot every time you return home. Parking is first come first serve and each person on the lease must have a sticker for their vehicle. Still no place to park. Vehicles that do not have a sticker are to be towed. We have yet to see any cars being towed. This past weekend, we counted 8-9 cars that do not belong in resident parking at our building. They should be parking in the visitor parking. Mallory is not enforcing the parking problem at all! read more

Where should I start? Well when we first moved in it was under the old management which we got $300 taken as a "deposit" then a few days later where then called and told that since management was changing that it was actually a holding fee and would end up not being refundable! Sooooo we needed a place to live so we said ok then the asked for another $300 deposit again saying that one would be refunded so we paid that as well. So after a couple months my brother needed to move in so he paid an app fee that was charged I think $100 then when he followed up with the to see the status of his app fee they told him they couldn't find his application!!????? And so the $100 was no where to be found!!!!! Sooooo thennnn a few months after that our mail box lock was "accidentally" changed in error, then our garage was accidentally rented out to someone else but then they fixed that problem!!!!! And now we are getting ready to move out in a couple weeks and the only thing we have called about is a leak in the roof that we called 2 weeks ago which was NEVER fixed or even looked and and now it's raining again and water is pouring in my living room on my couch and they just told me nothing can be done until tomorrow!!!!! Andddd now my couch is ruined!!!!! I asked them what can be done about my couch and she said take it up with renters insurance! They never even once said why they never showed up to fix the leak weeks ago!!! IM SO HAPPY WE ARE MOVING OUT!!!! read more

First let me start off by thanking the staff, including Jason whom when we came from NYC gave my husband and Myself a warm welcome, We been here one year and we just decided to renew our lease because our apartment is just perfect, the amenities is resort like living' My kids don't ever want to leave here, they love the pool which is always clean, the community park etc, and trust me we had other options but what made us renew our lease was safety and consistency with a clean environment "When Hurricane Irma hit us "Mallory square staff was so on point that it made my family feel safe due to their fast respond. Coming from NY and being a special patrolman officer "safety anywhere is first and that I feel here at mallory square. Last and most important, maintenance takes care of business , mallory square even has someone on the weekend, my husband said to me one Saturday morning when our door knob twisted, "Do not call anyone on the weekend because just like in NY maintenance does not work on weekend "I called and right after my door knob was fixed "my husband was amazed. I truly love this place . Do not let the bad or negative reviews let you have the experience of moving into a safe and clean environment 'Ive read most of the negatives comments and it comes from people who lived here for years" That my friend should tell you they are lying. If they were that uncofortable why stay many years. read more

I lived in this apt complex for several years. Overall experience was ok, however the front office staff is not customer friendly, the turnover rate in that office is extremely high. There is new staff at least every two months or even less, no one knows what is going on. The only person who has been there the longest is the manager and an Asian guy who always looks mad. The gym needs major upgrade that equipment is old, for what they charge they can afford to get new equipment and a better TV. You have to pay $25 monthly for the staff to pick up your trash and throw it in the dumper, I can do that myself and save $25. The maintenance staff are very nice and most of them are helpful; but don't ask for Jim he doesn't really fix the issue and if you try telling him, it has not been fixed he starts arguing. Corporate should come to visit and see how they can improve the front office customer service and how they can improve the complex. I'm glad I don't live there anymore read more
