UPDATED MAY 2026 REVIEW: My sink is still broken. My neighbors never got evicted even though they were playing music at max volume from sunrise to sunset every single day from September 2025 til February 2026. I got new neighbors on the other side of me that scream and argue all night. I'm tired of calling the police so I just don't stay in my apartment anymore if I don't have to. My dishwasher is also coming out of the wall. There's bugs everywhere and they lie and say someone is entering the apartment to spray for bugs but they must've forgot they installed motion detectors in our house so we know who's really been in and out. I finally told them I wasn't renewing my lease. The very next day I received an email saying "sorry for missing the pre move out walk through!" Something I knew NOTHING about. Then I received a Xfinity WiFi box with someone else's name and an email from Xfinity that they got a request to cancel my services. Right after that, I log into my JEA account and it shows there's no service linked to my apartment. Mind you... I didn't tell JEA or Xfinity I was moving yet. My Xfinity and JEA isn't even linked to the apartment so the fact this ALL happened as soon as I tell them I wasn't renewing is a little suspicious. I emailed them but I don't expect a reply... as usual. I'm just soooooo fed up with this apartment, I only got about a month before I'm out of here. I'm tired of calling for help when nothing is going to be done. I'm done dealing with it and I wish I could just break my lease and be done with them forever. read more

Better security for tenants. It's NOT ok for someone to steal belongings off of your porch. Especially if they are neighbors. Nothing gets resolved. And you'll never get your belongings back. Steer clear of this complex. Oh and might I add that there is a homeless camp nestled in between complex's. read more

I would like to rate it higher, but the apartment itself is just not worth it. Everything in the apartment is outdated. I didn't got a chance to see the unit I would move into before the entry date, I saw another one. I so regret it... My oven was DISGUSTING, FILTHY. The toilets too. I seemed to have new carpet, but that was about it. Everything else was either dirty or old (or both). I reported everything and no one ever contacted me afterwards. I even went to the office asking them if they received the email with my report. They almost laughed at my face...they confirmed to get it, but didn't reply until today (it's been months). I asked if they ever cleaned the buildings outside (I live in the second floor and my windows are FILTHY on the outside)...they said "yes, I don't know when". Well, apparently not this year.... On a positive note, the community is peaceful, never had any troubles with neighbors, it's pretty quiet, lots of families. I love the location, it's the best thing about it, lots of shops, near the beach, near schools. I don't use the laundry room, but the pool and gym are fine. Other than what I said before, not major issues. Never had trouble with AC or bugs or plumbing. The halls leading up to the apartments could be better, the maintenance there is non existing. The rent in probably one the lowest in the area, that's true. But for a little more, you could probably get better. read more

I would not recommend living here. Cockroaches are everywhere, all the appliances and hardware in the house is old and falls apart. They come in and half-fix anything that you request maintaiance on. I've had 15 maintenance request this year and I'm sick of spending my time to have them not do the job properly. This year alone there have been two bodies that were sitting in the apartment for 1-2 months and the neighbors complained bc of the smell multiple times and they waited until the smell was so bad that they had to do something. One of the deaths in apartment 509 I heard was a suicide. Overall, a dirty place that that is way overpriced. The staff lies to you in front of your face. I suggest not living here, as there are many other places that are way better and in the same neighborhood. read more

Do NOT move here unless you enjoy living with the roaches!!! I went to view the apartment and saw a couple of live roaches. I told the office and she assured me that they would spray the apartment every week until I moved in, then every week after I moved in until I told them to stop. After that it would be monthly because we pay monthly maintenance fees for things like pest control. I moved in mid April 2023 and NOT one time did they spray the apartment. I moved in September 2023 and had to pay ($2600) to get out of my lease. Not one time did they spray for bugs in that time frame. I also put in tickets for the door lock not working and they never fixed that. Runnnnn as far away as you can from this place!! The roach infestation is so BAD you can't ever get rid of them. read more

There are roaches that's not the worst our neighbor had been dead in the apartment next door for over 2 months the apt is sweeping it under the rug did not address it nor did they try to get proper cleaning for surrounding units this happened in building 7. I went there to see if they had any available apartments to show and as soon as I walked in to ask information the lady at the front desk was acting very weird. When you walk in they have a tape running across the room to separate you more than 6 feet from the office staff. With that being said as we were talking to the lady at the front she was literal backing up from us like we did something to make her uncomfortable. I found it strange and we didn't even get to tour anything because she said there was nothing to show but I had received an email from them saying they had something to show. It was also upsetting to see that she had no interests in taking down our names or anything to contact us if something else became available or if we had any questions or needed to modify our preferences. read more

STAFF The staff in the front office, for the most part, are helpful and friendly. Unless you have a laundry card or get a lot of packages delivered you don't really have much interaction with them, which is great. It's nice to be able to do almost everything through the portal. APARTMENTS They have a lot of different floor plans to choose from (studio, 1,2,3 bedrooms). Some come with upgraded appliances, some come with washers and dryers (or just connections) and some even have fireplaces! I currently live in a basic studio. My apartment sucks. Everything in the apartment is old and outdated. A lot of it falls apart regularly (will discuss maintenance later). There is no central air or heat, we have a wall unit in the living room. There's also a ceiling fan in the living room, but not in the bedroom, which means the front part of the apartment has great air flow and the back part is super stuffy all of the time. PRICING They charge you a base rent for the apartment and then add on pest control, trash and water fees. In my opinion, the apartments are overpriced unless you are getting a fully upgraded apartment with stainless steel appliances. Everything else isn't worth it. The pest control and trash fees are a flat rate ($4 and $9), and they say that the water is just for your apartment. I'm not sure how accurate that part is. you can also only pay your bill online (which I love) unless you have insufficient funds. Then you can pay at the front. MAINTENANCE The maintenance staff is so helpful and timely with their responses. You put the maintenance requests in online and they are typically there within a day or two, depending on the issue. I will say though, sometimes they wish they could do more but the higher-ups just have them patch over some stuff. I feel bad about it, but that means we constantly have to call them back for the same issues. Pest control is on the property once a week, and you do have to put in a maintenance request. We live on the first floor and it is Florida so we try to get pest control out once a month, maybe twice if it has been rainy. PETS They are a pet-friendly community and there are a ton of pets here! You can have two pets per apartment. For the most part, most people are good about cleaning up after their pet and keeping them in control when they are walking around. There is a pet deposit ($300 for one pet and $500 for two I believe), but no pet rent! The only complaint I have regarding pets is I wish they monitored them a little better. For example, one of our neighbors has two giant great shepherds that she keeps in her tiny, 650 sq. ft. apartment. She may be keeping them without the front knowing, but it makes me mad they let her have them in a such a tiny place. COMMUNITY There is a community laundry room on property, but you have to buy a laundry card from the front to use it ($10 I believe). The laundry room is open 8 a.m. to 10 p.m. and quite frankly, sucks. It is constantly dirty and people are constantly leaving their clothes there for days at a time. The pricing is better than most laundromats, which is why we use it ($2.50 to wash and dry one load). The gym on property is small, but I don't think it is that bad. They have a couple of cardio machines, but no free weights. The gym is also only open from 8 a.m. to 10 p.m. The pool is fine, and there are constantly a ton of kids there. There is trash/recycling in two parts of the complex. Definitely not enough and the residents are filthy. SURROUNDING AREA The community is located in a great spot! There are a lot of shopping areas, food venues and the beach nearby. There's also a good amount of good schools in the surrounding area if you have kiddos. read more

The management here is absolutely terrible, they lie directly to your face, refuse to fix anything properly, and have horrific communication skills. Now lets talk about the quality of living here; the police get called out at least once a week. Just in the 6 months I have been stuck here there have been homicides, multiple shootings, and a hostage situation to which the swat team had to respond. The constantly shut off the water with no for warning, dont even mow the grass on their own property and a majority of the residents here are very unpleasant people which is understandable living in such squalor conditions. I would not recommend this property to my worst enemy and would stay far far away from any property that is managed by maa property management. The level of unprofessionalism, incompetence, and ignorance is unbelievable stay far away from these over priced shit hole apartments. read more

First, I do love my apartment, its homey, and the second floor provides actual vaulted ceilings. The 2x2 is perfect for roommates, quiet, and the balcony on my unit is much larger than many in the complex. The front office is very nice, and maintenance is very good. My biggest complaint is with the company that runs it. If you get "upgraded appliances" expect them to just be stainless steel. Also, there will be many things in the apartment that have been fixed, but not at a professional degree (i.e. patch jobs on the walls visible, painted cabinets on inside, etc.). I love this as a first apartment, and have lived here over two years, but don't expect luxury. To reiterate, the staff here is wonderful, but limited to their supplies. If you're going to sign a lease, sign in winter or early spring to save yourself around $100 on rent! read more

I wish I could give this place no stars. I ended up not renting with this group because of how rude their staff was and finding something better. When finally viewing the apartment, The girl literally was tapping her foot and rolling her eyes and we hadn't even been in her prescience for more than 5-7minutes. It seemed like if I asked too many questions or if I asked a question she didn't like and debated with her a fight would break out. They were all pretty rude. At the end when I chose not to rent and tried to get my refund and asked for a receipt one of the guys said that they doesn't want to take my $200 (like it was $20 )and that its not even given to them. That made me really upset. He's basically telling me to trust them and yet they lied to me the whole time I was looking at the apartments. Oh and another big thing I was instantly approved without exceptions at one complex but at this complex I had exception and had to pay 1,700 to actually move in. The apartment that I was going to rent the fridge had three dents in it very visible. The area looks very nice and the people seemed nice. I do believe that people get a lot of break ins and after having to deal with the front office crew.... yeah I believe they are of very little help. I have never made a bad review but if they're rude to me they are rude to others and I gotta speak up about it. read more

This place is rancid of Drugs and Prostitution. I find used needles all the time and police action on a regular. My neighbors are smokers Which confuses me as we were told that there was no smoking. Well sure enough down stairs smokes and leaves all of our clothing and towels rank. The wood is all rotting and only seeming to be held up by pure luck. The whole place smells of trash or dog poop depending on your location and time of day. To get any maintenance done is a task yet they seem to be everywhere doing WHAT.... then to find out this place is the same as in west Arlington called central square so that alone is upsetting to be paying twice the cost and receiving just the same if not less then that community is trying. I will be moving back to Wolf Creek for the same price and better facilities, maintenance, and security. This place is a joke. read more

I'm not sure whether to give a 2 or a 3 because of maintenance issues. The location is good, the apartments are fine; smaller than the floor plans online so try to see in person. The area seems safe, neighbors are for the most part considerate. There has been an ongoing maintenance issue for several months now. The staff here has tried to solve it but hasn't. I've called and also submitted requests online numerous times. Everyone is friendly, they were quick to respond at first and they seem to want to help. Other maintenance issues were handled quickly and resolved. I suggested this last time that perhaps if they couldn't resolve the issue to contact a outside company who could. We'll see. read more

Maa C. Woodhollow responses to my issue do not appear to be legitimate. I have been trying since March 15, 2018 for MAA Corporate to address the retaliatory actions taken against me by the Property Manager for which I have filed a complaint with MAA Residential Services. MAA Corporate's inaction to my issue is causing me undue stress and unexpected financial costs to protect my future housing needs. I have down graded my review of Woodhollow Apts. due to the lack of concern about its community residents. read more
