I have lived in a 1 bed/1 bath unit at Midtown for two years now. My overall experience has been great. Maintenance and the office teams are very responsive (Joanna is particularly wonderful). The apartment itself is comfortable - high ceilings, in-unit laundry, granite countertops, large bathrooms and closet. Overall, no pest issues. Walls are thick enough that I rarely hear my neighbors. Location is awesome (Sullivan's beach is 15 mins down the road and you have easy access to hwy 17 and Coleman Blvd). Commute is easy to downtown (approx 20 mins for 6:30am travel). Plus, they periodically make improvements to the buildings (pressure washing, painting, floor replacement in the halls). The pools could do with a cleaning x2 a week though, since they're so busy. They're relatively small pools for the amount of people in this community. Not a dealbreaker though. The problems with the community are largely caused other tenants. They treat this place rough and many don't pick up after their dogs. The area is awesome if you are a dog owner and there are trash cans and bags everywhere provided by the complex - people are just lazy. Anyway, compared to older facilities, it's "luxury," but many of the paint finishes seem cheap/not durable and the cost is exorbitant. I started high at $1840 for rent. If I renew in September, my rent goes up to $2025. This is pretty high considering I don't even have a porch or balcony (expect to pay at least another $100/mos for those units). I'm trying to find cheaper places to live, but it's very difficult anywhere in Charleston right now. And most other places are just plain gross. Alas, these are the times in which we live. Of course, the price is pretty reasonable to split if you have a roommate. Two bed places are $2600 to over $3000, I think (as of summer 2024). Fast forward five years later and changes in maintenance and rental office personnel are bringing 1201 Midtown back to standards I experienced initially. Josh and his staff work hard to give residents a positive experience to bring my ratings up. (They were rated one/two stars by me for a few years!). An attitude of caring is now evident and all services have been stepped up in the past 6 months or more. Maintenance is very responsive and the grounds and buildings reflect that fact. The ceilings and walls are thin. They need to carpet the main living areas of the upper floor apartments. The loud stomping noise from above is like a herd of elephants. I hear someone moaning themselves to sleep. Rhythmic moaning. It's awful listening to that as I lay below in my bed trying to sleep. read more

I just moved out due to getting married, but loved almost everything about living here! The location is perfect and centrally located to both north and south Mt. P. I'll get into my pros and cons: PROS: -Joanna is fabulous to work with in the office. Helped me on numerous occasions when I was in a bind (such a printing a document). So friendly too! -cleanliness. I previously lived in a Greystar property and it constantly reeked of both pet and human urine and there was always trash in the halls. There is a crew constantly there cleaning. It always is fresh! -the coffee bar (prior to COVID) was amazing. Not your average Keurig that most properties supply. Want a latte? Check. An espresso? Check. A mocha? Check? Hot chocolate? Got it. They also do hit chocolate bars and provide mix ins occasionally during the winter. -the space in the unit. Whoever designed these gets a gold star. I was in a one bedroom and had tons of storage in the kitchen, bedroom, closets, etc. so much space, and I appreciated that! -the screened in balconies. If you have ever lived in South Carolina, you know about no see ems. Not a problem, with the screened in porches! CONS: -the occasional "palmetto bug" (aka roach) you will find meandering in your place. In 2 years I think I had to kill 5 but those things fly and are quick. I hear that happens anywhere down here, though! -there is a "college vibe" about many of the people that live here who are well into their 40s. Out drinking and partying in the middle of the week at the pools late. I sometimes wondered if anyone who lives there actually worked. -the walls are pretty thin. I normally would hear my next door neighbors alarm going off (which didn't bother me because I was already up) but he hit the snooze like 20 times a morning, so I would assume others might find that annoying. I also, on several occasions, got to listen to my upstairs neighbors romp sessions. 4am, 8am, 12:30pm, they sure had a lot of time on their hands. Overall, I had a great experience living there and liked the location, the cleanliness and friendliness of the staff! read more

I was one of the first residences to live here at 1201 Midtown - going on three years now. I loved moving into a brand new apartment with high end finishes and friendly management who knew you by name. This past year, a new leasing company has taken over and unfortunately, it hasn't been as enjoyable here. A few different reasons why: 1. You receive these ridiculous somewhat threatening emails as an entire complex. The first one went into detail about pool behavior. Look, I get it - you don't want a bunch of rowdy individuals playing their music into some ungodly hour. But it goes on to state that each resident is only allowed 2 guests and we must cooperate, otherwise Mount Pleasant Police Department would be notified. Really? The second email talks about parking procedure with threats to tow your car. 2. Deteriorating. I moved here due to the beautiful amenities and higher end finishes. I pay over $1400 a month for this. Yet, multiple flooding issues on the roof have resulted in buckets being placed in the hallway. When it stops raining, they're quick to spackle and paint - what about the potential mold issue here? 3. The grills are always out. Disappointing when its the summer and we look forward to enjoying this amenity. 4. The renewal process. It was a nightmare. I originally stated I wanted to move into a larger unit and was told, not a problem and that I could move in at the end of the month for no additional fees, other than the increase in rent. The day came to sign the paperwork and I was told it would cost me $500 to move, along with $100 to rerun my application fee, $100 to open my new water account, etc. All said and done, I moved because I was in a position that I had no other option, but it cost me upwards of $800 to do so. Not the happiest. 5. The move out process. We reached out to the management to let them know we purchased a home and were moving out. It was going to cost us 2 months of rent + a buy out fee which essentially came out to about five grand (which they wanted THAT DAY). Instead, we decided to move our belongings out but keep the space because it was the same amount and we could pay monthly instead of all upfront. We offered to allow them to put our apartment back up for rent so that they could get a new tenant and in the event someone did, we would cut our lease short and it was a win/win for everyone. No such luck. They're not very willing to work with their long term tenants and instead blame corporate for the policies. 6. The dog park is awful. It's gross. They also have some dogs that are currently living in the building who are aggressive and who have bit other dogs, but do nothing about it. They're more likely to charge you $100 for your well behaved dog being off a leash than actually deal with the 5 dogs who live there and have a bite history. Compared to the rest of Mount Pleasant, this is one of the best bangs for your buck - but there were enough issues that drove me nuts that we will now be moving out. read more

I had a huge problem with roaches. Complained for months about roaches in the area near the maintenance and electrical accesses. Camelita throws her fake smile and BS lines and does nothing. After 5 months, she finally had the entire building sprayed. This made some difference, but the bugs still exist. I finally moved out. On the surface, things look nice. But beyond the granite counter tops, everything else is the cheapest possible. Carpets are crappy with almost no padding. The walls are so thin, you can hear your neighbors talking in a normal voice. God forbid they start yelling at each other. Totally not worth the expense. Original owners just sold out in December. Half the place was empty. read more

Any issue I have, no matter what, always gets fixed in a timely manner. I definitely do not plan on leaving any time soon. It's a great apartment complex! Some of the other reviews mention super thin walls. Very rarely have I experienced that, and when I have, it was hardly anything. Never have I lived at a better apartment complex, and here is why: The location offers the perfect blend of convenience and privacy and no other community provides such great amenities at such an affordable price. I searched extensively for an apartment and the Haven easily offered the greatest value. They have an incredible pool, outdoor grilling area, and workout rooms including a simulated driving range. The community room is very relaxing and welcoming and the Haven staff really puts a lot of effort into regularly holding events here so that everyone has the convenient/comfortable opportunity to interact and get to know one another. This brings me to my next, and perhaps most important point; I've lived in many places in greater Charleston, but none has offered such a friendly environment. When you move in you will instantly find that all the residents are very welcoming and that it is easy to form relationships. The building is remarkably clean and the finishing throughout is top notch. Finally, not enough can be said about the staff. They truly care about their residents having a great experience. They will go out of their way to help you wherever they can and they are very timely in their follow up and communication. Working with a leasing staff has never been such a pleasure and I cannot recommend the Haven enough! read more

Such a great apartment to live in, however, they have this new rule that a dog caught off leash will cost you $100. Oh, and no picture or anything to prove it is necessary. It's just hearsay from their staff. We were charged $100 because our well behaved dog was on a shock collar and right beside me. No one said anything to us at the time they saw it, the front desk staff just emailed me 3 days later saying we owed $100 because I was "seen by members of our team." If the dog park wasn't so gross and small, I may feel comfortable taking our dogs out on a leash as I know they'd be getting great exercise in a nice dog park. Paper thin walls and infrastructure. You will hear neighbors from all 4 sides including loud frat like parties till 3am; constant stomping, slamming, screaming, loud music, etc. Leasing agents don't care at all, they know how loud their community is and even during a global pandemic they're leading people off a cliff by renting to them. I shared my concern with some reviews regarding it being a party community before signing the lease and now I've never regretted something more in my life. I'll be working to break my lease and hiring legal representation if need be. My advice, find ANYWHERE else to live. read more

DO NOT RENT FROM THEM. It saddens me to report that this complex is plagued with unhappy management (MAA). I have lived in apartments across the country from Boston to Dallas to Florida for over 29 years - managed by some of the best management companies - Greystar, Lincoln Properties, and Post. While, of course there has been an issue here and there, but nothing like the last year of my life at 1201 Midtown. Totally disappointed by MAA Management who took over when the complex sold a few weeks after I moved in. Specifically, the front of the house is anti-social, unhappy, and normally rude. It is definitely an atmosphere of 'them against us.' At the beginning of my lease I was having so much trouble with noise that I asked to speak to the most senior person at MAA and NEVER heard a peep from anyone at corporate - ever. The walls are paper thin and you literally can hear the tenets snore in the next apartment. 100% truth. I have audio if you want to hear it. Unbelievable and unacceptable. To make matters worse, Allison and Patty are rude and not helpful in the slightest with any issues. I have never seen folks who work for the complex walk the other way when they encounter someone or walk in a room and not speak to anyone. What is up with that? I think MAA needs to tighten the reigns on who is doing the hiring. Granted, since we never had one party that was hosted by MAA AND PAID FOR BY MAA, I am guessing they have little concern if who they hire. As long as they are cheap. Regarding the property - During the year I lived there I did not see anyone walk the property and ensure it was well kept. The housekeeping they employee are the kindest folks and seem to work hard. However, cleaning one building a day once a week is unacceptable. MAA STOP BEING CHEAP. Hire more help. Your company is on the NY StockExchange. Stop being cheap or get out of the business of property management. Additionally, they charge fees for everything - garage for trash but they make you dispose of it. To top it off they took out the recycling container and put in one that might be used for a 10 apartment complex. There are numerous apartments here. The recycling is constantly overflowing. Besides the kind folks who clean the only other helpful personnel there is the maintenance crew. Most are friendly and willing to help with anything. Quinn was a great source of help while I was living there. I implore him to go work somewhere else for a company who cares! I would not recommend this place to anyone as long as MAA is managing. And, better yet, every single friend, colleague, and/or stranger I meet I will tell them DO NOT RENT FROM THEM. The leasing office has raised the rates over 20% for lease renewals and has no concern about keeping tenants. There is also a steep 2 month buyout fee for breaking a lease. The facilities and staff are nice enough, but be prepared for steep rent hikes that will force you out in a year. You have been warned. read more

Worst "luxury" apartment complex, ever! Look further than the surface. They've cut corners everywhere, and you'll be the one paying for it! Not to mention NOTHING WORKS as it should. Elevators are always broken. "Secure" doors are either not secure...or don't let the RESIDENTS in. Air and water quality are terrible. Wouldn't recommend this place to my worst enemy. Terrible management and semi-helpful office staff. Read and re-read your lease! I need to move out due to a change in financial status. Staff is condescending and unwilling to work with me, smart-assly saying, well you signed the lease. They want 60 days notice and a total sum of $6,060 for me to move out. I called and spoke with two leading agents and was told the leasing manager, Camalita would call me back to discuss my options but that she is hard so not to plan on her cutting me any breaks. And 2 days later, no call. DO NOT MOVE HERE. These units are poorly built ( the building is built over an area where a large body of water was just a few years ago) and OVERPRICED. read more

Haven is great, really. There is a vibe here that isn't easy to find......a good mix of people who come out to the Wed weekly resident night, sales staff is engaged and from a service perspective there have been concerns but on each occasion they were handled quickly and well. Also a great mix of age groups, young and not so young. All having conversations and helping out. Its truly a different kind of place. read more
