I can hear my upstairs neighbors a lot, but this is an apartment so that comes with the territory. I sometimes see roaches inside our apartment, and recently other bugs have been showing up even though we spray. The inside looks nice. Nice mantle around the fireplace. Cabinets in kitchen are relatively new. They also have a pool and dog park. Down side to having a dog is the charge you $400 one time for having a pet and then $25 a month. The biggest problem is that the "new crowd" that has started to move in. Move and more incidents are happening where the Police have been called. Just the other week a man was sleeping on the stairs when his neighbors were trying to go to work at 8 in the morning. It seems like they are desperate to have tenants instead of taking care the of the ones that are already here. There have also been a problem of car break ins in the past.

As for Hibben Ferry apartments, I will not recommend to any people. IN FACT, YOU SHOULD AVOID IF YOU'RE NEW. Here are the pros and cons out of my sincerity: Pros: 1. Apartment manager Kathy is the most professional manager I've ever seen. You always see her smiling no matter what. You can always feel her friendliness. 2. Safe neighborhood 3. Nice fishing piers on Sham Creek. Cons: 1. fees, fees, and fees on top of your rent. 2. water bill: no individual water meter for each unit. You pay what other people used. Even if you don't use water the entire month, you still need to pay the average. This encourages residents to waste water (because other people are paying for me, so why not use more?) And guess what, draining and pumping the pool?- you're also paying for it. Water bill for a single bedroom apartment unit is above $80 per month. WATCH OUT! Hibben Ferry had a waterbill scandal in 2016. Some of us were charged for what they messed up previously (or could simply be an excuse for them to balance their management budget). If you have a choice, do not choose the ground level units. The building structure is old. YOU WILL HEAR EVERY SINGLE FOOTSTEP your upstairs neighbor make. If they don't go to bed before you, guess what, INSOMNIA IS YOUR WORSE NIGHTMARE. You can live with a day, 2 days, but what about a year? (ding ding ding! the lease locks you for at least a year. Would you like a year of insomnia even with earplugs?) As an experienced Yelper, I have the duty to report with frankness to all of you.

Maintenance and the office teams are very responsive (Joanna is particularly wonderful). The apartment itself is comfortable - high ceilings, in-unit laundry, granite countertops, large bathrooms and closet. Overall, no pest issues. Walls are thick enough that I rarely hear my neighbors. Location is awesome (Sullivan's beach is 15 mins down the road and you have easy access to hwy 17 and Coleman Blvd). Commute is easy to downtown (approx 20 mins for 6:30am travel). Plus, they periodically make improvements to the buildings (pressure washing, painting, floor replacement in the halls). The pools could do with a cleaning x2 a week though, since they're so busy. They're relatively small pools for the amount of people in this community. Not a dealbreaker though. The problems with the community are largely caused other tenants. They treat this place rough and many don't pick up after their dogs. The area is awesome if you are a dog owner and there are trash cans and bags everywhere provided by the complex - people are just lazy. Anyway, compared to older facilities, it's "luxury," but many of the paint finishes seem cheap/not durable and the cost is exorbitant. I started high at $1840 for rent. If I renew in September, my rent goes up to $2025. This is pretty high considering I don't even have a porch or balcony (expect to pay at least another $100/mos for those units). I'm trying to find cheaper places to live, but it's very difficult anywhere in Charleston right now. And most other places are just plain gross. Alas, these are the times in which we live. Of course, the price is pretty reasonable to split if you have a roommate. Two bed places are $2600 to over $3000, I think (as of summer 2024). I recommend living here, if you can afford it.

Josh and his staff work hard to give residents a positive experience to bring my ratings up. (They were rated one/two stars by me for a few years!). An attitude of caring is now evident and all services have been stepped up in the past 6 months or more. Maintenance is very responsive and the grounds and buildings reflect that fact. Life is much nicer at 1201 Midtown with Josh and his staff!

    Robin, the property manager, Ashley, the AM, and Rich, the maintenance manager, are what truly set…read morethis community apart from all the rest. Their care is genuine, down to earth, and friendly -- they make it feel like home, not just a collection of buildings and walls. Robin's arrival as the new manager a year ago was the best thing that could have happened to this community. She and Rich both take genuine pride in creating a welcoming, responsive, and well-cared-for environment. While the property may not be considered "luxury living," it feels like home -- and that's largely because of the staff's commitment to treating residents with respect and warmth. Additionally, I strongly encourage corporate to allocate funding for long-overdue repairs, especially the tennis court and the fitness center. Robin and her team do an incredible job with what they're given, but they deserve the resources to keep the community functional, and enjoyable for everyone. My thoughts along with other residents are to give the tennis court a face lift (fix cracked unleveled ground, replace broken net, repair fence), add pickle ball features or just create a fenced in playground. The kids LOVE playing there and are very creative with that space considering there is no playground on site...this would definitely attract the many families that move here for the schools and for the ever growing number of young families moving to the area. Lastly, for anyone considering moving here: if you're sensitive or allergic to smoke, be mindful that smoke from neighboring units will drift into your apartment as there are no balconies, not a smoke community and some people like my neighbors habitually smoke with the windows closed. For this reason, it would be imperative for corporate to consider making this a smoke free community. Overall, this community has heart -- and that's thanks to Robin and Rich. With reallocations of the budget, and an improvement of corporate support for improvements, this place could continue being not just a place to live, but a place to belong for all people.

When I first started looking for an apt, I went online, checked out reviews and prices and rented my apt sight unseen.... it was great!! These apartments are a good size for the price. They have crown molding, washer dryer connections in most, new carpet.... There is a tennis court, pool, playground, hammock park and laundry facility. The staff onsite are amazing!! Always pleasant and courteous and if you have any maintenance issues they are on it quickly! Just yesterday I asked for my AC unit to be checked before the "hot" season starts and that afternoon they were there checking it and installing a brand new thermostat.... I have a teenage son and there are several kids in the neighborhood his age. I tried leaving Parish Place for a year to live in a house with a yard etc... it didn't take long for me to come back "home". I would rate this as one of the best apartment complexes in Mt Pleasant!!

    Love the Jasper. I lived here for 3 years and was always grateful. It's "living lavish," no doubt…read more The grounds are meticulously manicured, and the star deck and amenities are spotless. You will not find a single leaf on the ground. Here's the most important benefit, to me: you cannot hear your neighbors. I'd say that once a month, I'd hear my neighbors drop something, but that's about it. It's VERY quiet. No footsteps, snoring, conversation eavesdropping, or music can be heard (unless your neighbor is having a party of course, but this doesn't happen at the Jasper.) The building is hurricane proof and from what I'm guessing, would be the last thing standing in the event of a nuclear blast - it's top notch. Tenants are comprised of the mid to older age range, with some graduate students sprinkled in. No ragers, no pre games, no screaming. Everyone is nice, and every pet is nice. There are shops/restaurants underneath that are 10/10 and convenient. There are monthly resident events that are well worth the time to attend (sunset paddle boarding, sunset ferry rides, weekly Wednesday happy hours, wreath making, candle making, food trucks, all FREE). The internet is lightning fast. The location can't be beat - with Colonial lake across the street, and the historic district a 1 minute walk away... makes me want to move back! Rent for my 1 bedroom was $3600 monthly. It's steep, but if you spend 95% of your time somewhere, it's worth the money. There is no better apartment in all of Charleston, and I've seen them all! 5/5 10/10 - no complaints.
