Scammers beware!…read more They have a listing for rent on Gilbert street in garden grove and when you call or go to office they say the house is occupied. After driving to the house and pulling in the driveway you can see the front door has large chains on it. It is clearly NOT occupied. Vacant! The landscaping is all overgrown and dead. Something VERY fishy is going on with this property and the agents are trying to hide it. In May they said the house would be ready for June 1st. Now they are saying July 1st that it "still has tenets" I would recommend staying away from this agency. You can see the large chains from the photo posted.

During our in person viewing of many properties, she makes sure we check for the type of floor plan, structure/arrangements, potential improvement, and repairs. Our agent is so unique that she is very honest as if she and family would live in a house and make sure it is suitable with our needs. In contrast of other agents who would pressure buyer in making an offer or buy a house hastily. Haley would provide us reports of comparable houses recently sold so we can make a best offer of the house. I highly, highly CAUTION you regarding this firm. They appraised my Commercial property about…read more$1,100,000 LOWER than what the current buyer was willing to buy and eventually sold for. I eventually had to hire ANOTHER appraiser who appraised our Commercial property $600,000 HIGHER than what they had evaluated. The appraised value came in significantly below market expectations, which has not only disrupted the progress of my transaction but also raised serious concerns regarding the accuracy and methodology of the valuation. The appraisal failed to adequately consider key features of the property, and relevant comparable sales in the neighborhood. Several of the comparable properties used were outdated, poorly matched, or located in less desirable areas, which directly impacted the credibility of the appraisal report. To give an example of how their appraisal is very off and does not make any sense, the Commercial property is valued LESS than my personal home which is outrageous because of the size and since this Commercial property is located across the street from a 600,00 SF of Retail complex which housed several big box retailers and high-end restaurants, which makes this property very valuable and desirable. In addition, I have been getting appraisals over the period of 20 years, and never did I get such low appraisal. A professional appraisal should reflect a thorough, objective analysis of a property's fair market value. Unfortunately, this appraisal did not meet those standards and has caused unnecessary delays and complications in what should have been a straightforward transaction. I urge you NOT to take a risk to get INACCURATE appraisal by hiring this firm. AVOID this firm at all costs because you might need to hire another appraiser or be stuck with a low appraisal of your properties. If you have any questions, feel free to comment and I'll do my best to answer your questions.

The appraisal is way lower than what it should have been. Less than 5% more than I paid two years ago and the market is up at least 25%. I explained I have a penthouse unit. They sell for at least 10% more than the other units due to 14 foot high ceilings and sky lights and great views. She gave me $5,000 for a higher floor. She is stupid and should NOT be in this business. STAY AWAY. I could have helped her with other units and what they sold for as she missed some important info. Again she is RUDE and CRUDE. Maybe because english is her second language??
