After driving to the house and pulling in the driveway you can see the front door has large chains on it. It is clearly NOT occupied. Vacant! The landscaping is all overgrown and dead. Something VERY fishy is going on with this property and the agents are trying to hide it. In May they said the house would be ready for June 1st. This real estate company/seller claimed that this is a brand new home but i believe this home was rented out prior to me purchasing it. I can see touch up paint, touch up grout and mouldings throughout the entire home . I believe this touch up was done prior to placing it on the market and when the renter's lease contracts were up. The agents told me it's a brand new home but failed to disclose that it was rented out prior. I believe I felt was misrepresented. In the real estate law , misrepresentation is an illegal practice. Anyways, I didn't know the electrical wiring was an issue until later when I read some articles that it might cause a fire in the home if there's any loose electrical wiring etc. I know it's been years since then but I had to leave this review in detail to let all readers /potential buyers know that safety is priority. That all buyers should be more aware of this issue before making a brand new purchase. I believe the seller/sellers agent did a poor job for not disclosing information about the electrical issue. In addition, they failed to have a licensed electrician reinspect the property for safety precautions before selling it to the buyer especially after the renters moved out of this property. They also faileed to disclose that this property is not brand new and that there were renters living at this residence. This company and builder should be investigated immediately by the authorities such as DRE/BRE for failing to disclose and misrepresentation.

I highly, highly CAUTION you regarding this firm. They appraised my Commercial property about…read more$1,100,000 LOWER than what the current buyer was willing to buy and eventually sold for. I eventually had to hire ANOTHER appraiser who appraised our Commercial property $600,000 HIGHER than what they had evaluated. The appraised value came in significantly below market expectations, which has not only disrupted the progress of my transaction but also raised serious concerns regarding the accuracy and methodology of the valuation. The appraisal failed to adequately consider key features of the property, and relevant comparable sales in the neighborhood. Several of the comparable properties used were outdated, poorly matched, or located in less desirable areas, which directly impacted the credibility of the appraisal report. To give an example of how their appraisal is very off and does not make any sense, the Commercial property is valued LESS than my personal home which is outrageous because of the size and since this Commercial property is located across the street from a 600,00 SF of Retail complex which housed several big box retailers and high-end restaurants, which makes this property very valuable and desirable. In addition, I have been getting appraisals over the period of 20 years, and never did I get such low appraisal. A professional appraisal should reflect a thorough, objective analysis of a property's fair market value. Unfortunately, this appraisal did not meet those standards and has caused unnecessary delays and complications in what should have been a straightforward transaction. I urge you NOT to take a risk to get INACCURATE appraisal by hiring this firm. AVOID this firm at all costs because you might need to hire another appraiser or be stuck with a low appraisal of your properties. She is stupid and should NOT be in this business. STAY AWAY. I could have helped her with other units and what they sold for as she missed some important info. Again she is RUDE and CRUDE. Maybe because english is her second language??
