We requested a single HELOC for a 2-unit property, but the SW loan officer said they would require two separate loans. He brought an underwriter onto the call, and both said they would check if a single loan was possible. The loan officer also convinced us that SW could close the loan within 2 weeks. Once the application was submitted, both the loan officer, and the underwriter from the sales call, refused to respond to any call, secure message, or email throughout the rest of the process. The file proceeded as two separate loans, which conveniently required double the processing fees, but SW wouldn't work on both simultaneously. During the loan process, SW also sent a random additional desk fee request, with no explanation or justification, and refused to respond when questioned about the fee that never appeared on the required lending disclosures. It took three months for both loans to close (Sept-Dec 2025), and on the second loan over 2 weeks passed between receiving the initial closing docs and funding. There were multiple iterations of closing packages that were full of errors such as incorrect loan amounts, incorrect rate, incorrect draw amount, name errors, etc. Each time errors were found, SW took 2 business days to send new documents. SunWest presented draw restrictions at closing, to be signed under duress in order to fund, but were undisclosed previously on either file. Eventually their funding delays extended into the next month, and SW triggered additional underwriting conditions as new conditions to fund the loan. We thought the pain was behind us once both loans were closed, funded, online access was established, and we were actively making payments. But approximately 6 months later, only one loan was accessible online. Customer service couldn't locate the loan under our personal information. The name on the account had been changed, and SW can't explain who authorized changes to our account without notification or our approval. We are now awaiting an internal fraud investigation, unable to access the HELOC or view the account, while making payments over the phone to ensure we remain in good standing. With 24+ years in the industry, I have never witnessed a lender so dysfunctional. Our title company echoed this sentiment. I would never recommend SunWest Mortgage.
