This is not my first rodeo and we knew exactly what we wanted. I interviewed 7 agents who were specialists in our area. They ranged from aggressive, "get traffic in the door" to selective, "we only take the best buyers". Liz and her team landed in the middle, which is exactly where we wanted, bring a good balance of targeted marketing to generate interest and weed out not serious buyers. The team was very responsive, patient and thought of everything, even as I was in process of relocating out of the country. The experts Liz brought in, from the Staging Company, to the Handyman who did some minor prep, were professionals and very reasonable. Liz advised us on the selling strategy, patiently explained each step. We are so happy the house sold quickly and at significantly over our asking price. When Liz said she knows the area, she was not kidding. As closing date neared, we needed some information about a repair I made that I could not recall the name of the contractor. I was overseas and did not have access to my box of receipts to search. With very limited information, Liz was able to find that contractor and confirm the details we needed. I think most agents would have just said 'sorry' and left the buyer to figure it out. This is the team you want to sell your property. read more

Liz and her associates were beyond exceptional. Liz worked diligently on getting the ultimate price for my home. She was very comfortable to work with and explained the total process she would take for selling my home. Liz was always available for any questions I had, and always responded quickly and succinctly. Her team were phenomenal to work with also, and all provided a service beyond my expectations. Selling your home can and usually is stressful but having someone like Liz on your team makes it a lot easier. I cannot recommend Liz highly enough; she was a delight to do business with. Liz is the consummate professional. read more

Liz is a consummate professional and a pleasure to work with. We got to know her as the "adversary party" (the seller's agent) when we bought a house recently in Foothill Ranch, and were immediately impressed by her professional skills, and of course her big friendly smile. She does know how to put up a grand show, taking care to exhibit the properties she sells in the best possible light. That means impeccable staging and presentation, as well as an attention to details I have seen rarely in other open houses. I recommend Liz very highly, you will not be disappointed. read more

Working with Liz was great. She quickly assessed our needs and market situation and put a action plan in place to get our home sold quickly. We followed her recommendations and we sold our home in 4 days after putting it on the market. Working with Liz proved to be the perfect solution in getting our home sold quickly during a sluggish real estate market. She knew exactly what to do and how to do it every step of the way. We were really looking for results and she delivered. We were very impressed with her professionalism and know-how. read more

I sent a request to 3 agents my wife and I had picked for the job. Liz was the first to reply, and we met the next day. During the meeting, Liz has impressed us with her professional appearance, presenter, and clarity of the process of marketing, sales, and deal closure. We felt very comfortable what has to be done on our side (2 kids and our dog Toto), and we signed the contract. She estimated the sales price and the closure date, which all happened three months later with almost no delay. We were especially impressed when during the first two weeks our house was painted and fixed like new, so we almost decided not to sell, by falling in love with it again. She was excellent support for us to overcome our emotions and keep the course of work. Liz was very responsive to our messages. Her knowledge of the work made the whole process very transparent, which created comfort in working with her. My wife and I wanted to thank Liz, and her fantastic team for very well planned professional work where we felt very comfortable in a win-win feeling with the buyer and agent. Liz was recommended to me through a patient of mine, and I'm so glad we found her! As first time home buyers we had a lot of questions, the thought of buying a home seemed impossible given the orange county market we are in. Liz was there every step of the way guiding us. After about a month we found our first home! So fast! Liz is very knowledgeable and professional, she knows the market and what's a good price and what is not. She has your best interests at heart, and we trust her completely. If you are looking for a realtor who is honest professional and knowledgeable, Liz is the realtor for you. She even gave us recommendations for house renovations, contractors, paintors ect. We will definitely work with Liz when we go to sell/ buy again! read more

I used to handle advertising for hundreds of Orange County, CA real estate agents, and have several friends in the business; when it came time to hire a Realtor to sell my home in Irvine, Liz was the first person to come to mind as I knew she was a top producer and she was also extremely professional and kind when I helped her with her advertising. Liz proved to be all those things and more when we listed our home with her. She is extremely knowledgeable of the Irvine market, so she knew immediately what price point at which we could sell our home quickly. She also recommended that we do a few touch ups in our home before placing it on the market. She recommended a flooring co. and a painter who were ethical and quick and reasonably priced and we were thrilled with the work. She also paid for a photographer and stager who decorated our home to look like a model home. Our home went on the market on a Wednesday, and Liz held an open house that weekend and our home had three offers in the first four days. During the inspection, appraisal and escrow process, there were things we did not understand and she took the time to help us through the process seamlessly so that we never had to worry. As an extra added bonus, she helped us find a Realtor in Atlanta, where we were moving, who was also spectacular. Liz went above and beyond our expectations and we are so grateful for her!! Sincerely, Jennifer Dougherty read more

My husband received an incredible job offer and we had 2 months to move out of state. I spent the first month interviewing agents, packing and searching Yelp for painters and a handy man. I felt completely overwhelmed before I found Liz and her incredible network of painters, stagers, handyman and gardener. She was able to coordinate her team to miraculously get everything done in one month. Liz is just incredible and her network of contacts is also amazing. I honestly don't believe any other agent could have accomplished what she did. Our home went from being full of boxes to totally repainted and fully staged and ready for an open house in about 3 weeks. Liz also did a great job of promoting our house; which included a video and all before the open house, and in that 3 week time frame. She went above and beyond what any other agent did for us on previous home sales. Our open house was a smashing success and we had multiple offers along with a short 20 day closing date. If you're selling a home you need Liz, because very few agents will work as hard or have the contacts she does to work miracles. read more

After my dad passed away, my siblings and I were faced with the task of selling his condo, and we had no idea who to turn to for help and what it would entail. I am so glad I found Liz on Yelp. From the moment we first met her she's been honest, very professional, and straightforward, yet sensitive & caring to what we were going thru. She said she could sell the condo in a week or two and she sold it in one week and at the price we asked for. Amazing! She answered all our questions and was there every step of the way. I highly recommend her to anyone thinking of selling their home, or buying one. read more

Given the extremely unpredictable forces buffeting the real estate market at this time, we were supremely fortunate to meet realtor Liz Ryan and her associate, Joyce Cathcart, when we did. Integrity was my primary consideration when I listed our property, and Liz' team provided it at all times. We were kept informed of all developments as she handled every aspect of a sophisticated and ethical marketing strategy. This included wonderful staging, expert photography (brochure), and Open House (we needed just one) and connectivity to other realtors. She found us the right buyers, people who were seeking a great house at a fair price. I have nothing but the highest praise for Liz Ryan. You will find her to be highly responsive (immediately so) and always courteous. read more

I found out about Liz through my brother and he spoke very highly of her. After my experience, I can see why she is so highly regarded by so many of her clients. There are so many agents to choose from but what sets Liz apart from all of them is her attention to detail, her expert advise and her genuine care for her clients. I have bought and sold many houses over the past 20 years and most agents will disappear once the transaction is complete. Liz was the only agent I have ever had who actually helped me with the transition and finding a tenant once the transaction was complete. She was tremendously helpful in every aspect and made this process extremely easy. I would highly recommend Liz to anyone. read more

I would highly recommend Liz Ryan to anyone looking for a realtor. I had researched the market and found Liz was producing amazing results in both getting a top sales price for the homes she had on the market, and also selling the homes quicker than many realtors were able to achieve. There are many realtors out there, but for me there was only one choice. She brings along a team that is top notch and very passionate about what they do. I was so impressed by the care in staging the home, the photography and the beautiful full color brochure was so spectacular. Once we signed with Liz, she would follow up with updates and feedback every day, so we always felt she was working hard for us. Her efforts produced quick interest in the sale of our home at a price we wanted, and we could not have been happier. From the time we put the home on the market, to the time we had moved out was less than a month, incredible!
