    The building is made of black mold. You can't just feel it. You can see it everywhere just days…read moreafter you move in. They paint over it for the viewing though. Nothing gets fixed even though you keep asking. The crappy garbage disposal comes up your bath tub. Then you get told you NEVER said anything. You have to give 45days notice to leave. The only reason any one should live here is because winter's cold and heat is included. I've been backpacking across a few states and I'd rather live outside than in this mold hole. DON'T live here if you can help it.

The downside can be tenants, but you'll find that issue in any apartment you live in. I've been blessed with good neighbors thus far. I've never had any mold issues, bug issues (that were not inadvertently caused by other tenants, but we're quickly taken care of) and every time I have head a serious issue in the building, it has been addressed. My children attend an upscale school (Fayetteville Manlius) and we are right on the bus line. The owner has answered any time I've had a request and I've seen the Property Manager run to help Police and Fire personnel enter the buildings without fail. The apartments are safe, healthy, and large enough for long term living. My children have been very happy here and so am I.

    Find another place to rent from…read more We are in the unfortunate situation needing to end our lease ahead of the agreed upon term. Of course that is going to cost us some money. But with the draconian terms renting from Morgan properties, they are charging us the equivalent of 6 months rent to get out.. What bothers me is that they are completely unsympathetic & unwilling to work with us in any way to reduce the amount. They have a waiting list to fill their spaces, & we have been model tenants, but they stonewall you when you ask for some flexibility. Their ridiculous fees are in the lease, but they don't give you a copy until it's too late to back out. On the topic of fees, rent ends up being about $100 more then they quote due to all of the monthly fees they add. This is all on top of nonrefundable fees you pay to sign the lease. So you pay, and pay, then you pay, and if you need to leave early like us, you pay a bunch more. The halls are run down and dark. The florescent lights buzz & flicker. The locks stick except for the basement entrance which doesn't lock at all. This seems pretty upscale at first, but the reality is pretty far from. You can do better.

She and her husband are a little older and I think a lot of the people living out here are. It wouldn't be a good place for young people because it's so far away from all of the cool parts of Syracuse. But if you want to be in touch with the countryside and have a nice secluded safe and semi-rural place to live right next to a quaint lovely little village, then this would be your place. It might be a little bit out of your price range but it's worth it if you can afford it and this is your scene.

At least they left us mostly alone and didn't charge absurd rent. they sold the complex to a corporate landlord who immediately removed the pool, and began removing fireplaces. our first renewal, they almost doubled our rent. most neighbors left over the new prices. the following year, they were so set on removing fireplaces they "made a business decision" (all they would tell anyone, but other workers let it slip) to not renew any leases so they could gut the fireplaces in every unit that still had one. we asked for 1-2 additional months to save for the cost of movers because I am disabled and were completely denied. I now need two additional surgeries due to injuries acquired while moving out. we also got out a month sooner than they wanted us to by random chance. in return for letting them do the repairs faster and flip the apartment for more money sooner, they kept our security deposit as a penalty despite leaving the unit in better shape than we started. we used to recommend this place to friends as a quiet neighborhood that was affordable. now we tell them to avoid at all costs.

After reading the one Yelp review from 2012, I was a little skeptical... but we visited three times -- once on a Friday evening (it was quiet) once during a weekend (the pool had a few children there and a professional life guard), and then once mid-week (it turns out everyone is a working professional, so the place was practically empty during 9-5, other than the management and maintenance on site). So we put down a deposit and moved her in. She's got a gorgeous little 2 bedroom, with a fireplace, and she could even have her dog! Most of her neighbors are young working professionals, a mix of some with children, some without. there are a few retired folks there, too. The complex is friendly, quiet, and in a GREAT neighborhood. The management has been very responsive, and does upgrades on a constant basis. It's landscaped, has good plowing in the winter, and is right around the corner from practically everything -- Target, Tops, restaurants, the Y, and coffee shops. Whatever happened in the past - I have no idea. I only know what it's like now, and for the past year or so... and the missus and I are there every weekend, visiting our daughter. I did find out that the owners bought the place about 5 or so years ago, and started anew. New owners, new management, new remodeling. It's a safe neighborhood (that was a main concern I'd had when we found out she was moving back to the Syracuse area), and a quick commute to downtown. This is a great place for our daughter, and I'm so glad we chose this place.

    I attended two venetian plaster classes prior to attending the classes at Buon Fresco. One was a 5…read moreday class and another a 3 day class. Having taken the three that I did, if I had to only take one, I would 100% choose Buon Fresco. Communication was very excellent and documents were organized in a timely manner. All my questions were answered in a clear and concise manner while organizing our class dates. There was nothing I was uncertain of when I showed up for the first day of class. As for the classes themselves, there are nuances and insights to Victoria's instruction that distinguish her from the rest and let you know you're in the presence of someone who has mastered this craft. Beyond the application of plaster there are courses offered which the other classes ( I attended ) didn't address at all. Most notably among them is the color theory class. The ability to color match and create custom color for clients will infinitely distinguish you from everyone else. Marbling courses are a must for anyone looking to further distinguish themselves and watching Victoria take a blank white board and transform it into a piece of marble is worth the cost of admission alone. Additionally there is a business course offered which contained valuable insights into industry specific best practices. There are also a few additional, more advanced courses, which I didn't have the time to take unfortunately. All that being said, I can't recommend Buon Fresco enough. Highest marks for sure. If you're interested in learning venetian plaster, based on my experiences, this is the school to go to, period.

The courses are structured beautifully and Victoria manages to cover a vast amount knowledge in just a couple of days. You are close to downtown Syracuse, Wegmans, Target, Green Lakes, and many more local hot spots. Commuting to work is easier because you don't have to fight Manlius traffic. The apartments are huge - the living room alone is practically two rooms itself. All apartments have 1 1/2 baths which is very nice. Staff is super friendly. The pool is accompanied by a tennis court which is great. Cons: maintenance isn't always great and updates/replacements seem to be slow and/or non existent. Our carpets could probably stand to be replaced but I don't think thats happening. Rent is on the higher end for what you'll pay around here - but it comes with living in this area. Overall I would recommend these but you should check out Carriage House East and Suburban Park as well before making your choice.

The management especially (Kay) knows that people will stay there for their kids because of the school district, they don't cooperate with any one. You need something, even it's a small thing, the answer is always a big "NO". You finally move out and think that ecerthing is behind. Nope. They never return your deposit. Now it's time for you to fight with them. There are other good apartments in FMschool district. Please don't go in that swamp cause it's not easy to get out of there.

Skinner neglected the problem & her shops merchandise was destroyed & building molded up. Tenant demanded her rent money back for loss of several weeks. They decided to evict her. Lawsuit is now active against Skinner Realty. Shady business practices will sink your business. Unfortunately she's not the only tenant with complaints. I wouldn't rent a tent from these people! I had moved back to the house I…read moregrew up in after my accident, and for many years my mom and I listened to the Glenn Beck radio show. We had often heard advertisements for a Real estate agent by the name of Chip Hodgkins. Glenn always said that Chip could sell a house for what we were asking in a timely manner or else he would buy the house himself. We just figured that there was some sort of "catch", and didn't really give it a second thought. Whenever we tried to sell a car or do business with anybody, it seemed like there was always a "catch", so it kind of went in one ear and out the other. Regardless, Glenn Beck planted the seed which remained in both of our heads. In late 2024 we started seriously considering selling our house and moving. We looked into a real estate agent that was related to a friend & she came over to assess the house. Our house was almost 60 years old in disrepair and falling apart, but the only thing the agent seemed to focus on was the smell of cigarette smoke. She was pretty rude about it, and kept telling us that the smell alone was going to devalue the house by over $20,000. Things felt hopeless for us as we thanked her for her time and decided not to go with her services. We were both in complete despair. Sometime in late February of 2025, we decided to call Chip Hodgkins. A few days later, on February 26th, we met with Chip. He came over to try and help us out. He was well prepared with papers showing homes similar to ours in location and size, including the values and what they sold for. With a positive attitude and total confidence he pointed out all of the good aspects of our home and for the first time in years we had been given something that you can't put a price on. He gave us hope and piece of mind. We were very surprised to find that our house was valued much higher than we had been told by the previous real estate agent. Yet there were still lingering questions. "Were do we start?" I asked. "We would need a dumpster to get rid of over 50 years of accumulated junk." "I know a guy", he responded. And right there, only 20 minutes into the meeting, he made a call to somebody who owned a dumpster business. Chip asked the gentleman if he could stop over to assess the situation and give us an estimate of how much it would cost for a dumpster. The man arrived, then took a walk though the house and around the property. Once back inside, he took a moment and told us that his guys could not only handle the removal of junk, but also help with packing up a shipping container for the move if we needed it. Then he paused for a moment, and asked how much we were looking to get for the house. Chip told him our asking price and said, "What are you thinking?" to which he replied, "Let me take another look at a few things." He checked out the crawlspace and a few other things, pointed out some things that were wrong with the house that we didn't even realize, but reassured us that they could be easily remedied, and that his guys could even fix them. He stood there in thought again for a couple of minutes, then told us that he had bought a few properties so far, renovated and resold them. He had the resources to do it. Chip asked if he was interested and without hesitation the man nodded his head and said yes. My mom and I just sort of looked at each other in wonder. "What just happened?" I asked. With a smile on his face, Chip extended his hand and said to us, "Congratulations. Your house is sold." One thing I almost forgot to mention. The gentleman who bought our house told us we didn't have to worry about paying to have our junk taken away. All we had to do is pack up what we wanted to keep and he would take care of the rest. With a handshake and a smile it was done. All of this happened within an hour and a half. The next day Chip had all of the paperwork, and even found us an attorney to help with the sale. Chip Hodgkins has made multi-million dollar deals, but he didn't even make more than a few thousand dollars on the closing costs of our home. He didn't sell our home to money. He was there to help us, and did so with honor and integrity. Honorable reputation and Christian values is what Chip is all about. By March 31st our moving truck was packed up and we said goodbye to our old home. A check was delivered to us by April 4th and it was for far much more than we had ever expected. I don't know how to properly thank Chip for helping us sell our house, but I will be forever grateful, and I'll never in my life forget the four words he said. "I know a guy"

The staff is friendly, easy to work with and available to talk with during business hours. As my mother says, "I love staying in this hotel!" There are plenty of activities and opportunities for outings as well. Plus, you'd never know that busy Route 5 is just up the road. It is whisper quiet on the beautifully landscapped grounds.

However, the facility itself is functionally and aesthetically poor quality considering the price they are charging to live there. We stayed overnight and the "guest suite" had no stove and no kitchenware other than two glasses! No ironing board, coffee maker of any kind. You would think if a company were trying to "sell" their facility to a potential resident, they would make an effort to make the accommodation as functional and comfortable as possible. We could never get a comfortable temperature in the room, and the evening shift concierge could not figure out how to properly set the thermostat either. The air quality itself was just weird, to be honest, a little sickening and both my husband and I just didn't feel right the next day when we left. The bedding included an uncomfortably thick spread--no blanket or other cover, which added to the discomfort of the experience. The food? Another bizarre experience. The chef supposedly was a former exec chef at a 4-star restaurant, even owned his own restaurant. To that end we expected decent quality food choices. What we had for dinner was some kind of pulled chicken "mush" on white bread along with a wilted garden salad. But the part of the experience that stands out the most for me was one resident, whom I passed in the hall several times during the evening. The gentleman just sat there holding his head in hands. When I asked if he was okay, he just shook his head and waved me away. He had an expression of resignation, almost as if he had "given up".
