I brought Anthony Freda in to help me find a renter for my property. He acted very personable, attempted to build rapport by making small talk, and seemed to help me achieve my goal. However, this all was psychological, and not a course of action. As things progressed I realized he was not leading me through this process, but I was leading him. At our initial meeting I asked him if he used a telephoto lens to take pictures of the house. He smiled and said "no but I've been doing this a long time." All of the photos were taken with his camera phone. Competent realtors use a professional photographer who has a telephoto lens. The reason every client should want this is because telephoto lenses show the true width of the room. Without this rooms will look narrow, small, and cause potential renters to quickly click on another listing. The photos looked horrible. Within the first month I tried to take some photos with my own camera, which looked marginally better. I then sent them to Anthony so he could add them to the listing. Over a week went by and I called him to check why he had not uploaded the photos. He explained he had been on the coast on vacation. I am not sure how he could have earned a vacation given how little work he does. When he finally uploaded the photos they were randomly combined with the photos he had taken, so none of the photos were in order. One photo would be of the living room, the next of the upstairs bedroom, the next of the dining room, and so on. He never did a comparative analysis, which I eventually realized he should have done. I did not know at which price to begin marketing my home, so I gave him a number. He very enthusiastically thought that was reasonable. As this experience and showing progressed it became clear it was too high. However, it was not Anthony who ever showed any sign of realizing this - it was me. Eventually, I told Anthony to lower the price, so he did. Later on I realized the price was still too high for the market, so I sent him an email asking him to lower the price again. Several days went by without any action and I eventually learned he was on his second vacation on the coast in as many months. How could another vacation have been possible. Shortly after this I called him to inform that I was hiring Rhodes, Van Note & Company instead, who also performed poorly, although better than Anthony Freda. I wrote about Rhodes in another review. Anthony was clearly surprised by my action and it was obvious he never thought I would hold him accountable for his performance. He had went through this process as if I would handle the property, he would participate very little, and then collect his commission. Since I had moved on that left a couple of things for Anthony to do. He needed to stop by my home to collect the key box from the door and his "for rent" sign. I waited patiently two or three weeks and he never stopped by. I then threw away the sign and I had to remove the key box from the door knob by cutting it off with a reciprocating saw for thirty minutes (not kidding). Eventually, my new realtor informed me that he was having some difficulty listing my property on the MLS (Multiple Listing Service) because there was still an in-force agreement between myself and Anthony Freda. During my last contact with Anthony he stated there was no agreement between us, nor paperwork for us to do. The new realtor had to call Anthony to get him to remove this agreement so I could move on. It was as if Anthony left this agreement in force so he would not have to admit defeat. Again, Anthony Freda is completely incompetent. The house sat on the market much longer than it needed to and the rental price ended up being $500 less than what Anthony was advising. Looking back at his performance I have wondered if he was ever trained and licensed. He came across as someone who knew absolutely nothing about real estate.

Instead of honoring the legal contract, Maria's client cancelled the contract with us to take a cash buyer who offered full price but had previously made a much lower offer before us (basically used us to get a higher price) Both our realtor and attorney could not believe that this happened and confronted Maria about this unfair action but nothing came of it. Our attorney advised us to move on instead of pursuing legal action. Just putting this out there.. we had a signed contract on our home the following week. Things happen for a reason... will never recommend Maria Rampinelli to anyone.

We started looking for a house in Montclair, Glen Ridge, Maplewood, and South Orange areas around Jan 2021. We initially worked with another agent who was local to Montclair, reputable and experienced in that market, however, after 4 months we did not get anywhere. Spring 2021 was a tough competitive market that was getting worse every week. We decided to look for another agent as we felt we needed an extra edge. We feel so lucky to have found Karin in our search. From the first telephone chat, it was obvious she is a top-notch agent, intelligent with great intuition.
