Just wanted to come on her to see if I can get a response or help with someone helping me with my rental , I started my lease a month ago and everytime I contact the person I'm assigned to Marycarmen Ruiz , it's very hard for us to work together, this time around I haven't had hot water at my apartment for 4 days now , they are getting to fix it but it takes some time which still leaves me without hot water to shower , we have been having to go shower other places with hot water or drive extra to the gym to shower with hot water . I asked her if there's anything we can do to credit some of those water issues to my account for having cold water , since Saturday the 26th and we haven't got it fixed yet which I understand takes time but not even to reassure me something would be don't for our inconvenience I've also attached some texts as to how she responded to me after I told her I didn't have hot water . Everyone else is super sweet never had and issue I'm just posting this so someone can step up and help and maybe change the person I am working with in this company , this review not anything negative towards your company it's just the person you have taking care of me must have a workload or something cause there's just no sympathy no reassurance and she lacks so much customer service to provide at all this whole time I've been working with her . I can't say enough bad things about this company. And their realtor Christopher Hammond. They made my first home buying experience terrible, and something that I will carry with me forever. One of the happiest moments of my life was taken away from me and I was robbed of a smooth experience. My realtor did not go over paperwork with me. Didn't disclose full information. When I expressed concerns with him that I was not happy with my home buying experience he proceeded to yell at me send me a text message involving personal and medical information. Proceeded to yell at my loan officer and kept telling me to convey to everybody else in the homebuying process that I was a single mom, but he didn't care. When I reached out to the owner of his brokerage, they also did not care and once I close on my home, I have not heard one single thing from this company. I am continuing to file a complaint with the board can't stress enough to go over all your documents and go with someone that you trust. All I wanted was to schedule a tour for a place that checked off many of my boxes and have been trying for a week now to get into contact with Judy on Homes.com. None of my calls, texts, or emails have gotten a response. Even if it's unavailable for any reason, I wish there was some form of communication to let me know. I recently rented a home through life realty and Daneta was my property manager. Not only was my unit unclean upon move in (gum on blinds, disgusting toilet, detergent in between the w/d, an entire used old toilet in the garage that I had to remove, & the list goes on) but I was also out of a fridge for a month due to the compressor going out. I stayed for my lease of a year and moved out. A month after move out I got my security deposit back and they took $95, for 1 air filter and light bulb replacement. Now normally I'd be okay with that, however I sent an email to Daneta upon move in showing that the lightbulbs never worked. So I forwarded the message I sent her a year ago proving the lights never worked, and asked for clarification as to why I was charged for these lightbulbs and she never responded. I began working with Mr. Justin Frawley on July 15, 2024, after signing up for a property showing through a real estate website. Although I did not personally choose him as my realtor, he initially appeared engaged and attentive to my concerns. However, as the six-month building process progressed, his involvement noticeably declined. Toward the end, I received minimal communication and support. Key priorities I had shared were overlooked, no effort was made to negotiate offers on my behalf, and he failed to keep me updated on critical developments--such as an Airbnb opening next to my property. He even directed me to contact the HOA myself, despite the fact that I was not yet the official owner. Mr. Frawley was present at the Walk-Thur Only on February 11, 2025, but seemingly only to collect his commission. Since then, there has been no follow-up--no thank-you card, no check-in, and no assistance with post-closing paperwork. I was left to navigate the final stages of the home-buying process entirely on my own. Despite my efforts to reconnect--via text and even an in-person visit to his office--I received no response. This level of service felt more like a part-time hobby than a committed profession. It was deeply disappointing, and I cannot, in good conscience, recommend Mr. Frawley to anyone seeking a dependable and professional real estate experience. Being a New Resident in Las Vegas, NV. My wife and I purchased a house in Aug. 2023 and closed escrow shortly after. We did not receive obligatory disclosure (NRS NAC 645) of known defects from the selling agent, Vincent Garfield, Lic. S.0051757, Life Real Estate L.L.C. (aka Life Realty District, a rental management company whose lawfulness is questionable) 2225 Village Walk Dr. Ste. 200, Henderson, NV 89052, brokers Sean Evenden, Lic. B.0036480, Roger W. Ayala Lic. B.0143368, Brad Wolf Lic. B.0146682," and seller, Daniel Simmons. If Vincent Garfield, LIFE Realty District, Sean Evenden, Roger Ayala, and Brad Wolf had revealed their knowledge to us and our agent before the sale, it would have impacted the house value by tens of thousands of dollars. Based on the magnitude of the defects and the history of buyer-seller negotiations, it is doubtful we would have purchased the house. Selling agent Vincent Garfield, LIFE Realty, brokers, and the seller knew of the house's condition per the [attached] invoice dated July 17, 2023. The itemized invoice details instructions to Pink's Carpet & Tile Cleaning from Vincent Garfield instructing Pink's Carpet to remove the "urine" smell throughout the 2,872 sqft house, which Vincent Garfield advised is from "pets." Pink's relationship is with Life Real Estate (aka Life Realty District) and Vincent Garfield, not the seller. Pink's Carpet heavily depends on the property rental work given by LIFE Realty District. Pink's Carpet brought P.U.R.T. (illegal use of the name) to the house per line item one in the invoice, which they refer to as "Pet Urine Removal Treatment," gives rise to the trustworthiness and honesty of Pink's Carpet & Tile Cleaning. Other factors within the invoice suggest the invoice might not be authentic. Sean Evenden and Roger Ayala emailed the invoice "after" we accidentally found the concealment on or about October 19, 2023. Life Realty District, Vincent Garfield et al. try to justify their lack of non-disclosure with evidence that [actually] exhibits their complicity. Pictures of the inundation indicate that this was not a simple matter of a "few" urine and fecal spots but a property inundated with hundreds, maybe thousands of stains. We suggest that when Sean Evenden, Life Realty District, and Vincent Garfield reviewed and paid the attached July 17, 2023 invoice (one month before the sale), they "purposely" did not disclose the invoice, which makes explicit reference to pet odor in "carpet and baseboards" documented by Pink's Carpet technician. Furthermore, Vincent Garfield told my buying agent on November 6, 2023, that he "assumed" she and the buyers smelled the pet odor. More flagrant abuse of non-disclosure would be hard to find. Daniel Simmons lived at 4996 Del Pueblo Ave. and vacated the premises in late June or July 2023. The seller was aware of all issues during his residence. He advised Vincent Garfield and LIFE Realty District to clean the property thoroughly for urine and fecal matter. LIFE Realty District used Pink's Carpet & Tile Cleaners, their preferred cleaning company, and explicitly instructed Pink's to use P.U.R.T., which they don't have a legal right to use. The owners of Pink's (Mike and McKenzie) told me that their technician documented the baseboards were "swollen" with urine, but the word "swollen" never ended up in the invoice. The baseboards are attached to the carpeting, tile, grout, fireplace, hard flooring, and drywall, proving this was a housewide issue. Advising any buyer that a house is over-run with urine and fecal matter would make selling the property virtually impossible without expensive and protracted rehabilitation. Vincent Garfield, Life Realty District, and Sean Evenden hid the conditions created by five Bichon Frisé dogs that lived in the house and used it as their toilet for years. Pay attention to the line item that Pink's Carpet should clean a "bathroom," there are three bathrooms (which one), which signifies that the odors in the home may not have all derived from dogs since the dog owner was a nonambulatory elderly woman who passed away in the house shortly before the sale. Further evidence sheds suspicions on what was (and was not told) told to our buying agent and us, but space [here] limits those references. I would be remiss if I didn't indicate that the July 17, 2023 invoice (and others) is fraught with inconsistencies and highly suspected of being doctored by someone. When dealing with Vincent Garfiel, Life Real Estate L.L.C. (aka Life Realty District, 2225 Village Walk Dr. Ste. 200, Henderson, NV 89052), Sean Evenden, Roger W. Ayala, and Brad Wolf, I recommend you check for every "T" crossed and "I" dotted. Better yet, completely steer clear of all the following names: Life Real Estate L.L.C., Life Real Estate, LIFE Realty, Life Realty District, and others. read more

We had a horrible experience with your realty company and I honestly see Vincent as a liability in getting any house rented and taken care of. He has proven to be a person I would not trust, is not professional, was unable to provide appropriate information and showed a weird temper when asked simple questions. Vincent was not willing to share a copy of a rental contract with me until after signing initial paperwork. This in and of itself is questionable behavior. I let him know that I would not be comfortable signing a contract before having time to read and review it. He immediately acted offended and made a point that he was going out of his way to allow me to read the contract before signing. Then, he sent documents with a closing amount and failed to disclose a $125 management fee. When I reached out to ask him why this had not been disclosed until the time of signing, he got extremely defensive, started talking over me, raising his voice and said that I as wrong and that it was listed on the MLS. I let him know that I had taken screenshots and that it was not included. At this, he immediately responded, "if you're going to be like this then I'll just give you your money back." That interaction alone is plenty for me to avoid doing any business with him and I'm thankful to have found out about his character before committing do do any business with him. That behavior was inappropriate and I would never expect a professional to yell, cut me off or immediately decide he wasn't willing to move forward with the contract because I told him he was incorrect. Especially over a $125 fee, compared to the $5,000 I was already paying in deposits. I was absolutely willing to pay this additional fee if he had been a professional and explained the information and his lack of disclosure. As the homeowner I would be very concerned relying on him to maintain a relationship with any tenant. Additionally, I received feedback from multiple people that the questions he asked and the way he performed a background check where not standard industry practice. He asked overly intrusive questions and admitted that he went on to the listing of my current home and looked through the pictures to see how I lived. I have received calls from 3 people who believe he went well beyond the scope of a background check and made them uncomfortable with his questions. I do not suggest leaving this type of important financial decisions with a man who has has proven to have questionable ethics and a temper completely out of line for the role he was hired to complete. I would highly encourage cutting all ties with his business as soon as possible! read more

We realized fast that when you are paying money for a rental you are their best friend but when you move out and it isn't up to Sean's standards you are treated like dirt. Current tenant with this company, only about 2 weeks now and it makes me miss my other property management company whom wasn't the best but makes them seem like a 5 star company. Absolutely filthy floors and "cleaned" crusty feeling carpets but left a huge stain for us to clean out of pocket. They respond very slowly and through various means and different people (Text, email, app, calls) and there's constantly miscommunication or none at all. Dead grass and 4 water irrigation leaks underground on move in with already a more than a month old HOA violation, plenty of little fix it jobs I've already done myself because they're too incompetent to send vendors out and rather have the home warranty deal with almost EVERYTHING, which is supposedly $45 service call and $100 co-pay. Low water pressure? Home warranty. Faulty light switch? Home warranty. Whistling pipe? Home warranty. I've had to argue with them constantly already that these things are home warranty issues and clearly just want to pass the buck to me. Now they're even not taking my phone calls. I didn't even scratch the surface of all the issues with this company, but it's clear this property wasn't taken care of by the previous tenant but there's clearly a good reason for that as they probably got tired of paying $145 for every little thing. I highly advise against renting any of their properties unless you want CONSTANT headaches and given the runaround. Will likely not be staying here beyond our lease unless they start acting like property managers. read more

Well. Where do I start. All seemed to be going well until I signed the lease. I have been working with Sean Evenden from LIFE Realty for my move from Nashville, TN to Las Vegas and everything was great until I signed the lease. Prior to signing he was always responsive and really seemed to be a great communicator. Which at the time made sense to me considering this is a quote from his website " Communication I believe staying in contact with you, will provide a good understanding of what is happing with the sale of your home. We will be communicating weekly which will provide us an opportunity to make any adjustment to our sale's goal." I thought I was dealing with a true professional. After attempting to reach him for a few days straight, I decided I should just shoot his secretary an email. I do so, just for her to tell me I will need to coordinate directly with Sean. (Who has not been answering calls and hasn't replied to a single text for a few weeks at this point) Now, fast forward to about 3 days prior to my move in day; I decide to call Sean again, nothing. No answer no call back no text reply. At this point I notice that he hasn't spoken a single word to me since I've signed the lease and paid my deposit!! Trusting that he and Life Realty are true professionals I continue with the plans we'd arranged to move in on Sept 7th. Prior to signing the lease, in mid August, our first ever conversation we discussed what move in date would work best for both of us. I was very clear that I had pretty good flexibility on when I could move in. He was adamant that he get me moved in during the first week of September. He specifically said we can definitely get you moved in the first week of Sept. as early as the 1st. He was very adamant about getting me moved in the first week of sept. Alright, getting back on track, it's the 7th of September, the move in date we agreed on, and STILL, not a word from Sean. I am very concerned now. I text and call him multiple times on the 7th & nothing. This sucks because now I am getting off the plane, with a ride arranged to my new home, haven't spoke to the realtor in WEEKS, & thinking I'll just be sitting outside this locked house with luggage, will probably have the police called on me for just sitting outside the house.. I arrive at the home and I immediately see things are off. The garage door is open with stuff in the garage, the front door is wide open and there's a car in the driveway. I'm honestly terrified to walk in the home, times are too sketchy right now to just walk in a house without being sure I'm expected. I decide to walk in and oh my goodness. An Immediate permeated cigarette stench ran rampant through the home (I have not even taken 2 steps inside) The house is in no condition to be lived in. Not even close. I've been part of house flipping operations in Tennessee, I know what months of work looks like, and this home is definitely the case. the transition pieces between carpet and hardwood were dug up with inches of garbage and crumbs and dead bugs filling them. All the door handles were removed and the backdoor handle falls off with and touch. The walls are in terrible cond chipping paint, hand prints of all sizes, marker, crayon, food & drink stains, stains I couldn't identify. The ceiling fans and light fixtures were absolutely disgusting & in terrible condition with one hosting spray graffiti. A sink was clogged and another leaking. You could smell that the water had been still for an extended period of time. The kitchen sink was leaking creating mold underneath plus its completely unclean under the sink (I'm sure the food and crust just accelerated the mold growth) there was enough water pooling under the sink that it had drowned all the beetles and spiders living under there and they were floating.. After seeing this I knew I was in an unsafe, unready living situation and grabbed a pair of gloves and my mask in real fear of what I am breathing in. (Just what I need after traveling across the country) The oven is broken, very very old & broken (Ron, the guy in the house painting [I will get to that also] was the one who pointed this out to me, I was still shocked at everything else. He informed me that it was from the early 90s and despite not working and missing a knob it was actually in pretty good condition considering how old it was.. Huh?!? 100% not what you want to see & hear in addition to everything else happening) The microwave was broken. like handle hanging off, doesn't close all the way, doesn't respond when buttons are pressed. To back track a bit, when I walked in, Ron (who said he was hired to paint and return the doorknobs to the door) & I scared each other to death. He had no clue why the tenant was here to move in when the house is months away from ready and I didn't know why the house looked like it was broken into and trashed & obviously months away from ready.. On TOP of things, I felt like he was always working on our behalf, the gears were always going, we were of his utmost concern. We've purchased a lot of homes, and I have to say that Oscar went above and beyond my expectations - by far. He helped us evaluate our options on the market. Raquel Velazquez of Life Realty in Henderson helped us to find a new build in Henderson, NV. We moved from Southern California and she was extremely knowlegeable about the area and she took us around for 2.5 days until we found exactly what we were looking for! She has been absolutely fantastic throughout and answered all the questions we had along the way with the utmost proficiency! Our build was delayed for 3 months (fault of Builder) but Raquel made a point of keeping in contact with us and updated us regularly.
