First of all, I'd like to start this by saying that I am really upset to be writing this review in the first place. Throughout our entire tenancy we were flawless occupants of the property. Not a single negative inspection.
We left the house in better condition than we received it in, with photo evidence of mouldy carpets (which we replaced) dust/hair everywhere and a filthy/broken toilet.
I was the head tenant and responsible for paying rent and signing all documents, unfortunately, my housemate was told to sign paperwork saying that the house was "professionally cleaned" which I had evidence that it wasn't the very next day.
Again, I'd like to say that we always kept the house in flawless condition. As for moving out, Let Me Properties throw so many legal documents and warnings towards you to only use their "specified cleaning companies" which they clearly have an agreement to earn money on.. (they also charge extortionate rates) this means if we were to get the house professionally cleaned by another company, and they deem it as bad (by finding dust on top of lampshades which they found our house) they demand that you pay £350 to get the entire house cleaned again which is absolutely ridiculous considering it was cleaned to a professional standard. (I have been a professional house cleaner myself for years.. I know how to clean..) As for "professional carpet cleaning" which Greg claimed was done prior to us moving in, I doubt having mouldy edges to the carpet and extreme amounts of dust and hair along the skirting boards is very good professional cleaning. Also, I must say it is extremely odd that they demand that you tell them which cleaning company you will use prior to you even moving out? This means if they find a tiny bit of dust anywhere and you haven't used their "approved cleaning company" they can charge you £350 regardless.
Long story short, and as other reviewers state, Gregory throws a lot of legal terms constantly throughout the entire tenancy. I was actually bullied into having a £450 reduction of a deposit with threats that suggesting anything less than that he would not deem it fair and take whatever he wanted.. bearing in mind our landlord would visit the property to fix things himself to save money, Greg demanded that we pay an extra £100 for a literal light bulb. Again, I would get it if they were sending someone else out to fix these things, but the landlord literally does it himself as he always did. I even had another employee on the phone who suggested that I select £0 deductions from our deposit as she visited us monthly and saw the condition that we left the house in and it was "totally fine" to do so. When I then called her back after Greg demanded £450 deductions, she then refused to make any further comment, causing me a lot of anxiety in regards to our money.
To be honest, I could write an entire dissertation on how distressing using Let Me Properties was. But it caused so much grief when I was on holiday that I just accepted the £450 loss to get it done. These kind of bullying tactics, not giving the landlords details when I requested them 3 separate times, not telling us the timeframe in which to settle the deposit as a means of intimidation (it's 1 month by the way) and literally telling me that "if I refuse the £450 deduction, further deductions will be made from the deposit" was just not worth it. I'm so disappointed with how Greg runs his "family business which pride themselves on delivering the best quality service possible and always treating everyone with respect"
I will attach more pictures on Google review, so feel free as a tenant to make your own decision but I strongly suggest that it's not even worth it. Sure enough Greg will reply to this with his own legal stuff about how they hire independent inspectors and whatever else he wants to say to defend himself ect. Strategically leaving out the part where he is earning money from others and wrapping tenants up in so many legal documents that he can dictate whatever he wants to look good to the landlord. read more
