    Known behaviors by Jim Dattoli of Remax: He will get angry with your realtor. Jim will threaten to…read morerelist the home if you ask for repairs or don't meet his demands. Even when he has zero authority. He will not remove the lockbox after the home is sold even after asking. He will not update the listing to sold and keep it as pending. Which brings people to your house thinking the house is still available. He will not look up open permits. When informed of open permits he ignores that too. You risk buying a house from Jim that has open permits because he can't be bothered. Jim does not pay a professional photographer and his listings don't market well which includes inaccurate details like advertising hardwood floors when a box of pergo snap lock was visible in the closet. I cannot recommend Jim Dattoli of Remax to anyone looking for a competent and ethical real estate agent. His listing contained inaccurate details, advertising the home as having hardwood floors when it was actually Pergo snap-lock. He also failed to follow up on open permits until repeatedly reminded--only closing one on the day of closing. If my proactive realtor hadn't stayed on top of this, I would have been left with an unresolved permit issue on my new home. Jim's communication style is unprofessional. Rather than advocating for his client, he makes unauthorized comments and demands, creating unnecessary tension between buyers and sellers. Instead of facilitating a smooth transaction, he adds unnecessary obstacles. His approach to repairs is another red flag. He does not provide receipts for repair work, raising concerns about whether he is using professionals or just hiring friends. Any post-inspection repair requests are met with hostility, and he refuses to accommodate follow-up appointments, making it difficult for contractors to access the home. More concerning, he engages in unethical and potentially illegal tactics. He threatened to remove a home from the market and relist it--despite it already being under contract--simply because of a repair request. This behavior violates real estate ethics and could cause legal complications for both parties. Additionally, his marketing is subpar. He takes his own photos instead of hiring a professional photographer, does not provide a floor plan, and writes inaccurate and vague descriptions. The result is a low-effort listing that does a disservice to the seller. Even after closing, his lack of professionalism continued. He refused to update the home's status as sold, failed to remove the lockbox, and ignored multiple communications about keys, fobs, and the garage door opener. These basic responsibilities were met with complete disregard, forcing multiple follow-ups to get them resolved. In short: expect a cheap listing, resistance to any inquiry, and no receipts for repairs. If there's an open permit, he won't take the initiative to close it. Sellers beware. Thankfully, my realtor was proactive--otherwise, this experience would have been even worse.

His lack of attention to detail, poor communication, and corner-cutting approach can cost you both time and money. Hidden Costs & Delays Jim does not proactively handle open permits, which can lead to costly delays at closing. He only addresses them if repeatedly reminded--one permit wasn't resolved until the actual day of closing. If you don't stay on top of him, you could be left dealing with unresolved legal issues that should have been handled upfront. Cheap Marketing That Hurts Your Sale Jim's approach to selling your home is as cheap as possible--for him. He takes his own photos instead of hiring a professional, skips including a floor plan, and writes vague, inaccurate descriptions. Poor marketing means fewer interested buyers and potentially lower offers. A well-marketed home sells faster and for a better price, but Jim does the bare minimum. Relisting Games & Unethical Tactics One of the most frustrating aspects of working with Jim is how he handles deals that are already under contract. Instead of helping move the transaction forward, he threatens to relist the home while under contract--a serious ethical issue that could create legal problems. Even if you have a committed buyer, Jim may try to strong-arm the process, which could risk losing the sale altogether. Failure to Represent Your Interests As a seller's agent, Jim should be advocating for you--but instead, he makes unauthorized comments and demands without your knowledge. This can create unnecessary conflicts with buyers and derail negotiations. He also resists handling legitimate repair requests, refuses to provide receipts, and avoids follow-up appointments, making it difficult to complete required work. A Nightmare Even After Closing Even when the sale is done, Jim drags his feet on basic responsibilities. He refuses to update the home's status as sold, won't remove the lockbox, and ignores requests to handle key and fob transfers. Sellers should not have to chase their own agent to complete simple post-closing tasks. Bottom Line Hiring Jim Dattoli could cost you in multiple ways: Lost time due to unresolved permit issues and delays Lower offers due to poor marketing and inaccurate listings Legal risks if he threatens to relist your home under contract Unnecessary stress from his unprofessional communication and lack of follow-through If you want a smooth, profitable, and ethical sale, look elsewhere. Jim's cut-rate approach might save him money, but it will cost you in the long run.
