While the neighbors are wonderful, the HOA here is absolutely the WORST we have had the displeasure…read moreof dealing with. Advance HOA are crooks who change their guidelines frequently regarding landscaping, even after they've approved your plans and you complete them. They will come back and tell you they can change any guidelines at anytime they choose. They just changed our community fence requirements, AFTER approving us all on plans from their guidelines!!!! Most new homes have their fences up already and spent thousands on the ridiculous style of fence required, now to be told we all need to change them. Nope, sorry. Not going to happen. Also, HOA fees are 95 dollars a month. For what??? We have ONE small playground. No pool, nothing else for all of the young families living here to do during summer. A volleyball pit was proposed by the HOA board...that would be a huge waste of our money, and turn into an animal waste box. We would have no problems continuing to pay almost $100 a month of we had a pool. We have only been in our home for 6 months and want to sell already, simply because of the horrid HOA and lack of amenities. This was supposed to be our home we would be in until both kids graduated. We can't deal with the ridiculous rules that long. We aren't the only unhappy ones. Most of our neighbors are unhappy as well. A civil suit has already been discussed, it's that bad. The homes are nice, but Richmond is awful about fixing anything under warranty. The grading of the land is so bad that our neighbor two houses away, waters his lawn, and the water runs along the fence line all the way down to the street, causing our fence and the neighbors to sink. Eventually it will rot out our investment. It also floods the lowest corner of our yard as well as our neighbors. Richmond basically said tough. There are so many other issues here, I wish someone would have taken the time to post am honest review before we purchased here. Richmond even lied and said there were plans for a pool eventually...which we stupidly believed. Oh, and our HOA commitee thought it was a good appropriation of money to spend $30,000 of our community money on MULCH. Mulch!!! Seriously!!! Look elsewhere unless you want to deal with all this mess...

We moved into our new home, here in Casa Grande, a year ago. There is so much to love about the…read morehome -- the floorplan, the big back yard, the beautiful kitchen, the neighbors, the quality of the materials, and so on. So, why 3 stars? Because it took 18 months to build the home, and there were a LOT of problems with the home. Most of which have been resolved after requests to have them fixed. Sometimes simple requests, and sometimes requests that only resulted in action after multiple emails and phone calls and escalations and photo collages. The people we worked with at Richmond American have all been pretty cool -- Jared, Bianca, and so on. I know they've got a lot on their plates, but they've been helpful and kind. If you are going to have Richmond American build your house, or if they have built your home and you're within 1 year of having moved in, I strongly recommend that you do what we did: We hired a home inspector to evaluate the home during every phase of construction, from foundation to studs to flooring to plumbing. He visited the home many times during construction, and we passed his findings along to the builder. We also hired a roof inspector, who also found things that needed to be fixed. We're glad that we hired experts to help us throughout the homebuilding process. And we kept all correspondence with the builder very cordial, but firm and direct. We expressed gratitude when they were helpful, and photos and follow-ups when they were slow to be helpful. I hope this review is helpful for those who are considering going with Richmond American, and also to those who own homes built by Richmond American.
