We had a deeply disappointing experience with Crowley and Cummings during our recent home purchase…read more While they were supposed to represent our interests, we ended up doing much of the work ourselves -- and paying thousands for the seller's breach of contract. Several terms of the purchase and sale agreement were not met by the seller, and instead of holding the seller or their attorney accountable, Crowley and Cummings left us to manage the situation ourselves. We -- not our legal team -- had to chase down the seller's contractors, contact the town to confirm permits, and follow up to ensure things were completed before closing. There were also mistakes in the financial transfers. Despite giving clear instructions on how our sale proceeds were to be wired (and even connecting their accountant with our lender), those instructions were ignored. The money was disbursed incorrectly and we were hit with bank fees. The most egregious issue involved a backyard filled with debris, including a toilet and rotting doghouse, which the seller was contractually obligated to remove. Not only was it not removed by closing, but we were told she had 30 days post-closing. She still didn't follow through. We were advised to hire junk removal and told it would be paid from escrow. But the attorney hadn't held back enough, so we were stuck paying the remainder -- for something the seller was supposed to do. In every one of these situations -- from contractor follow-ups to junk removal -- my husband and I did all the legwork, while the firm's response was essentially, "Yes, that's frustrating." In the end, we've spent nearly $5,000 cleaning up after the seller's failure to uphold the agreement -- and Crowley and Cummings failed to back us up. If you want a real estate law firm that will truly advocate for you and enforce the contract, I'd strongly suggest looking elsewhere.

Could not recommend them highly enough for all your Real Estate law needs

Professionally and personally in my 63 years I have dealt with various lawyers for various things…read more Working with Chelsea Doogan when selling our home was hands down the most painful and anxiety provoking experience of them all. 1) Rude. (eg. Ask her a question and her answer many times is prefaced by "As I told you...."-whether she did or not). 2) Overly sensitive/defensive. (eg. Salient times during the negotiation she would take push back hard at any suggestion she was off base-not even hearing us out). 3)Not detail orientated; pretty big you think! (eg. Twice we caught non-disputed clerical errors; one by her and one by her 'raved about' assistant who was going to take great care of us. I could go on an on. It got so bad , directly and indirectly, by her participation in the process that at one point I called my realtor almost in tears ready to blow up the very great deal we had going because of her impact on the process. Thank God for my great realtor who kept things from ending. Chelsea knew fairly early on, through Alyssa, of my big discontent with her. Rather than try to repair things she wrote a defensive email making things worst. I kept wondering where Hornung and Scimone were in the process....whether they oversee the folks that work for them---hear how things are going..... The whole process felt like she was working more for the folks buying the house than for my wife and I. In our first meeting she raved about the other lawyer....how he had just made partner or was about to.... . She said she was telling me to reassure me we were dealing with a stand-up person, but for weeks after it felt , subjectively and the deal she ironed out, much more like she was hoping to impress him/not be in any conflict with him. Good luck with your endeavor. We were selling a home and renting from the buyers for a bit after they bought it while trying to buy a new home in Florida....and still working and packing up and saying good-bye to Franklin MA. The kind of once in a life-time stressful position you want a good team around you. Through the help of many, including things she did do right, we got it down-why I give 2 stars and not one. Best.

When I called with a title issue concern, Hillary took detailed notes to fully understand the situation. Within minutes, Nick had called me back, thanks to Hillary's thorough notes getting him up to speed quickly on the specifics of my issue. Nick took the time to answer all of my questions and address my concerns regarding the title. He didn't rush through the call and even offered helpful advice beyond just addressing the technical legal aspects. It's so rare for a law firm to provide this level of personalized, prompt attention. Most attorneys keep clients waiting for callbacks or rushing through discussions. I can see now why The Law Office of David Rocheford has such glowing reviews. The attention to detail that Hillary showed in properly noting my issue paid off in Nick's ability to represent me quickly and effectively right off the bat. They obviously work as a seamless team dedicated to customer service, not just pushing cases through. I would highly recommend this law firm to anyone needing title or real estate legal help. The level of care they showed me is exceptional in this field.

I always pride myself in responding quickly to emails and calls but I was in awe of how fast paralegal Robert Heckman would respond to us. In short, if you need a law office that is responsive and attentive to detail, definitely consider them!
