Three of the offers were $30K over the asking price. I gasped when I saw the amazing house staging Leslie had deftly supervised. I hardly recognized my old home. Leslie kept the work on schedule and at a very reasonable cost, even as we were still moving out. Leslie even personally sewed and installed a lovely shear curtain to cover a closet missing a door. Every detail was perfect, thanks to Leslie. Leslie was wonderfully supportive of our family during the whole process. She sensed when our family was getting stressed, and gently eased us back to calm. Every question potential buyers asked had an answer, since Leslie did thorough background work. This solid preparation and personability put everyone at ease, and I believe maximized our family's profit, while minimizing stretched nerves. However, don't let Leslie wonderfully personable style fool you. Her timing of the sale was amazing, and went forward with military precision. Leslie had all the offers in a spread sheet and projected from a large wall screen within an hour of their coming in. This vastly simplified the comparisons and analysis. Our house sold for $1,000 a square foot, with half a million down in cash. This in January! By contrast, the lovely old house I'm now buying on the beach in San Francisco is going for $300 a square foot. As a single mom, it is a tremendous relief to have all three of my children's college tuition and support coming from the ample proceeds of Leslie's great work. And I am also now able to buy a home by the beach in San Francisco, even on a small government salary! I cannot recommend Leslie Zeisler highly enough. She changed our lives for the better.

I was referred to Amar by one of my friends, and that was the most important step I took in the home-buying journey. As a team, Amar and Sri transformed chaos into clarity, providing much-needed guidance that cut through the rest of the noise. To start, Amar is one of the most organized individuals I have encountered. From the outset, he provides a detailed, step-by-step overview of the process, ensuring all parties involved are clear about what is expected of them and what they can trust their realtors to handle. He also provides timely updates as you progress, which is vital in keeping track of the N number of things that need to happen. Then came the touring phase, where I visited open houses, shortlisted the places I liked, and reviewed them with Sri. Sri has an immense understanding of Bay Area neighborhoods -- school districts, walkability, future development plans, and the hidden pros and cons of each area. Insight that a non-specialist could probably never have, unless they invest the time and effort to know the area and keep tabs on what's happening at the local government and developmental level. Whenever I liked a property, Sri would patiently walk me through what she loved about it and what potential red flags she saw. What I liked the most was her brutal honesty. There might be places that we end up liking for whatever reason, but Sri would not mince words in letting you know that it is not worth pursuing and will back it up with solid reasoning. Many times, this helped me weigh properties against one another because I was constantly in a flux of liking multiple properties with close offer deadlines, and prioritizing was a task in and of itself. Once I zeroed in on a property that I really liked and wanted to proceed with (with the blessing of Sri, of course), Amar dove into the technical aspects, complementing her perfectly. He has a keen eye for identifying structural issues, the quality of construction, documentation cleanliness, and cross-verifying permits with the city, among other things. He reviews all of this thoroughly with the buyer, sometimes even late into the night, when a time-critical offer needs to be done. In one case, Amar literally worked with me until midnight, reviewing all this, and then went on to work on offer details through the night, which was a whole dynamic of its own. Having decided to put in an offer on a place and working with Amar and Sri on the price point, Amar managed to secure my second offer, even in a market as competitive as the Bay Area. After accepting the offer, the first 24-48 hours felt jittery, given the size of the bill and questions surrounding, "Did I pay a fair price?" / "Did I review everything that needed to be checked?" etc. Sri spent literally hours talking me through every single question/hesitation I might have had, making me feel a lot more secure about the purchase. She offered a sense of trust and warmth, navigating the unknown, and this reassurance was a blessing. Beyond this, Amar took things mostly on autopilot, making it seamless for the buyer. He coordinated everything behind the scenes, and what followed looked like a well-oiled machine: He connected me quickly to lenders, insurers, and inspectors, using his network, tracked each step -- from paperwork, to inspections, to escrow -- and proactively flagged anything that could be a snag, handling all the surprises, keeping us informed, and minimizing stress. In short, Sri and Amar are great realtors. Their unique combination of empathy, integrity, and dedication transformed what could have been a stressful and overwhelming experience into one that felt genuinely supportive. The neighborhood itself and apartment was…read moreBEAUTIFUL, close to great schools, cal train and parks etc. However, I was located on the top floor of the unit which was quite literally HELL in the summer and winter months. With no AC and high ceilings this apartment was like a greenhouse on steroids in the summer. To make matters worse they don't allow any portable AC units so when it's boiling hot in the apartment, it's literally unlivable. I had to stay with friends for days in the summer of 2022. Then in the winter - the high ceilings means it's impossible to heat up your apartment to a good temperature and I ended up spending $600 a month to keep warm with a coat on most days! I made a conscious effort to keep my apartment clean and tidy and made sure I did a adequate cleaning of rooms, walls etc when I moved out. When I finally got notice of returning my $1000 security deposit, I was told it was all eaten up by cleaning and repainting fees which is outrageous as anything that would of required painting would of been usual wear and tear. Vrent is not a company I would rent from, I've heard about Vrent keeping all of the security deposit for other past residents - so if you decide to rent from them... just know your not getting that money back! One positive, was the resident manager, Mary is a sweetheart and was the only good thing about living at this hell hole.

Even though a lot has changed since COVID, one thing haven't changed is how WEC works quickly and professionally. When my builder made some errors for the foundation setback, Ed not only provided really great suggestions and options, but also provided expedited service to get our project back on track. I highly recommend WEC, especially when building permitting and inspections are getting harder and stricter. It is great to have someone with such attention to details and flexibility on your side!

There is quite some work to look up the records and check the city ordinance. An added complexity is that my water main valve is not on my side of the fence, but in my neighbor's front yard. It can be a potential dispute on boundary with a neighbor. Ed was able to figure out the reason. The final document is very detailed and indisputable. Overall Ed has been very friendly and easy to work with. He is certainly very busy, which I'm not surprised at all given his solid experience and high quality of work.

Because I was selling off-market, I decided to sell my house as-is without any remodeling. Paymon was perfect for this. He had a lot of experience and knew the local market well. I've never sold a house before, so I didn't know what to expect. I was worried that I wouldn't have someone who would help me through the process or address my concerns. But Paymon was very responsive. Every time I called, he got back to me right away. He would keep me informed about what the next step was and assisted me with scheduling. He was there to guide me through the process and helped me find common ground with the seller to close the deal. My house sold in a month which is a good timeline since this was a loan buyer. When it came time to take care of the paperwork, Paymon guided me through anything I didn't understand. I didn't know how to fill out the disclosure, so I called him, and we went through each question over the phone. I would definitely recommend Paymon.
