Insight that a non-specialist could probably never have, unless they invest the time and effort to know the area and keep tabs on what's happening at the local government and developmental level. Whenever I liked a property, Sri would patiently walk me through what she loved about it and what potential red flags she saw. What I liked the most was her brutal honesty. There might be places that we end up liking for whatever reason, but Sri would not mince words in letting you know that it is not worth pursuing and will back it up with solid reasoning. Many times, this helped me weigh properties against one another because I was constantly in a flux of liking multiple properties with close offer deadlines, and prioritizing was a task in and of itself.
