I recently purchased a 1.66M home in West Bellevue. Lauren was my buyer agent. She is professional and persuasive. But she lacks one important skill - taking buyer's interest more than hers.
I already moved in to the house for two weeks and I have been thinking about this for months and discussed with families and friends. It's definitely not buyer's remorse. Here are some of my unhappy experience.
My house locates in the worst location in our neighborhood. It's in the entrance and surrounded by Bellevue Way (backyard) and a major road in the neighborhood (front yard). You can hear noises in EVERY room 24/7 literally. It's especially clear at night. There are two bedrooms with big windows we can't even spend the night in it. There is a hidden but huge power station 0.2 miles away from the house, which gives the house huge EMF. Lauren told us that the power lines are underground in front of our house and apparently she was wrong.
And they will build a train on Bellevue way soon. That will be very close to our backyard. After placed the offer, I discover this on the Internet and asked her. She said" is it in your backyard? If it's not, you should be fine. I think you are having buyer's remorse."
Lauren knew all the facts in advance, but she decided to not to mention a single word. Before signing the contract, I have asked her, what disadvantage do you think the house has? She said, hmm I think the backyard fence can be better done. This is ridiculous. Recently I even saw other agent left review on a website about the road noise of our house and it's also shown in the bank appraisal. Why does my agent want to hide the facts from us? I am not blaming her that the house had these issues. But I think she should at least be honest with us.
After we made the offer, the seller sent back to us a counter offer. He wants $17,000 more and $25,500 earnest money being deposit to his bank account. If I failed to get the loan, he won't return me the money. At that point, I wanted to walk away because it was not reasonable. I should have to realize that seller was so afraid to lose me and won't be able to find another buyer. That's why he wants to get the deposit in his side.
Now here comes Lauren's great negotiation skill. What she did is first talk me to pay extra $17,000, after I agreed she said oh there is another condition I forget to mention...... I really felt I was pushed into signing the counter offer with the seller which I didn't really want to. read more
