Seriously. She came outside screaming at my hired workers that were moving me into the third floor.... at 2PM on a Sunday.... because they were making noise. The buildings don't have elevators. And that was DAY ONE. She filed complaints about me walking from my office to the bathroom in the middle of the day. She sent the "security" guard to my apartment when I vacuumed. She sent the actual police to my apartment in the middle of the night (I was sleeping) and then I got a call from management the next day saying the police came about a noise complaint and I didn't answer. Uh... ok? I was sleeping? I didn't hear them? LMAO. She called the police on me while I was sleeping and the management just went with it!! The ONLY thing that got it to stop was me filing a police report against the downstairs neighbor for harassment. Absolute insanity that the management here entertained these "noise" complaints and I had to file a police report. I don't have kids or a dog, the beast of a woman was simply unhinged. Car break ins were very regular. The gates didn't work over half the time. Several times, they left them wide open for 2 weeks at a time. They let anyone come and go. They allowed vehicles to drive 30-40-50mph in the parking lot. So dangerous... especially when there are children in the community who ride bikes etc. Half the gym equipment was broken and they had no intentions of fixing it. My apartment had an insane amount of gnats that were coming from the drain. Yep, the bathroom sink drain. So many freaking gnats. They closed the pool on long holiday weeekends without explanation. I have no idea how nearly half of the unemployed residents paid their rent. The place was insanely mismanaged. They called me like a week before move in and told me they needed me to take a different apartment as the person leaving my signed apartment changed their mind and wanted to stay. I should have backed out of the lease right then, but hindsight is 20/20. Don't move here. Live in your car if you must.

The leasing office and management are by far the biggest issues -- the level of incompetence, disrespect, and defensiveness when confronted about their mistakes is truly unbelievable. Do not be misled by the overly positive reviews, especially those with photos. Many of these appear to be written by friends of management or individuals who don't even live here. I lived in this complex for three years and never once saw some of the people featured in those reviews. Safety is another major concern. Your car *will* get broken into, and management's response is to blame residents for leaving items in their cars -- completely ignoring the fact that this is supposed to be a gated community, which many of us chose for added security. The turnover rate is absurdly high, which should tell you something. The air constantly smells of marijuana, sidewalks are littered with dog feces, and the resident mix changes drastically -- one day you have quiet college couples, and the next it's a family of four with teenage boys or seven adults sharing a two-bedroom unit. As for complaints, don't expect much. You'll be lucky if anyone at the office even answers your call.

    Honestly, this the best apartment complex we have ever lived in. Let's start off with the staff…read more Both RaeLyn and Holly are welcoming, attentive, empathetic, and kind. They pay attention to the details, which is important to us and something you don't see much of anymore. These girls are on top of it. You need something? They've probably already thought about it and have it handled. Prior to moving here, we had an awful awful awful moving experience. RaeLyn and Holly went out of their way to ensure we had a smooth move in- no hassle! They even stayed late to help us! That is not something my husband and I take lightly. They've been such a massive help. Now for the maintenance staff. Sam is the head guy, and boy does he deserve that title. He is so respectful, thoughtful, and very knowledgeable regarding his work. If there are any issues, Sam is prompt and will handle it. In terms of the property and it's surrounding area, it's absolutely gorgeous. Again, the attention to detail is stunning. The river and marina are right across the street. We can see the river from my patio, and boy is it peaceful. It's such a nice place to take a stroll, and my dog is all about it. Also from my patio, we can see the junction bridge and part of the skyline. Wow. That's basically all we can say. Truly speechless. Oh, and let's not forget about the sunsets! The sunset is completely unobstructed and never fails to impress us from our living room and patio every evening. Downtown is literally down the street, so lots to do! We enjoy the Heifer International garden and "petting zoo" on our walks, since it's literally down the street. The apartment itself is built well. They didn't skimp at all. Vinyl wood flooring, stainless steel appliances, fingerprint access to the front door, alarm system, large and relaxing tubs, granite countertops, special/additional lighting in the bathroom- need I say more? Oh, and everything is energy efficient down to the windows. Heck yeah! When this place is completely done with construction, it will basically be a mini community. A lifestyle one might say. Dog park, pool, river beach, etc. We can't wait! If you're wanting to move in but concerned about it still being under construction, don't be. They will never move you into an apartment unless it's truly ready. It's very quiet, and we have not heard the construction crew once. There are buildings that are finished, and the ones that aren't finished are blocked off. Did I mention valet trash? It's so nice not having to take my trash to the dumpster. It's the little things, people. This place is dog friendly which is a big thing for my family. Even the maintenance guys are good with my pup! I truly think my dog loves living here as much as we do. The only con regarding this complex would be the parking. It's disappointing to have to pay for parking when I'm already paying significant rent. I understand paying for the covered parking, but the uncovered...Really? At the very least, there is free parking at the marina and it's not far. If this is the one and only con, then I'd say it's still pretty darn good. Let's talk pricing. Yes, it's a bit steep... However, everything is included except electric. Yes, you heard me! Even the fiber optic high speed internet. Whoo hoo! Honestly, you get what you pay for and my husband and I don't regret moving here one bit. We'd recommend this complex to anyone.     Not worth it!!! Let…read moreme just start out by saying when we first moved in here we really loved it. I mean sure it's overpriced but we were willing to overlook it for what we thought we were getting which was a pretty peaceful and quiet apartment right in the middle of town. And then the neighbors from hell moved in above us. That in and of itself is not the fault of management. What is the fault of management, is that we complained about this for months on end only for them to tell us time and time again that they were giving them "warnings "and "final warnings" and then to come into our apartment and talk a big game of how they were going to make them be at least somewhat courteous and contentions or THEY would have to move to a different unit. How they were going to get us recording equipment with the capabilities of picking up the noise (since it's above us and regular phones don't catch it accurately since they are so far away from the ceiling) to record the issues overnight. And lo and behold after what was months and months of bluster they came back and told us that actually, We would have to move apartment units. So they are telling us that we pay $1300 a month to live somewhere that we can't even get a night's sleep because often we will fall asleep and then what sounds like someone dropping bowling balls on the ceiling starts (or in many cases continues) to happen. It is truly mind-boggling how they could make so much noise, it's like they're moving furniture every night that they are home. We have had to call the Little Rock police for noise complaints numerous times on top of having to call the on-site security numerous times. Now management won't even answer us even when we send them emails about how someone is apparently trying to break into our car and we have proof. And when she sees us she just turns her head and walks away. So very professional. I do need to point out that the maintenance staff is awesome and they have always done a great job and been very friendly and very nice but the management here is an absolute joke. For what you pay it is absolutely not worth what you get. Do yourself a favor and go across the street to the nicer apartments where I can only assume (and hope) management actually gives a crap about its tenets. Otherwise, you better get really familiar with having to call in noise complaints in the middle of the night and being lied too and flat out ignored by management!

I've been here 6 months and couldn't be happier (and I'm very hard to please). It is quiet and any maintenance issues I've had have been dealt with promptly and pleasantly. The office staff goes above and beyond and is always friendly and helpful. I love the location and these are the best neighbors I've ever had! But what seals the deal for me is how peaceful and quiet it is.
