I haven't worked with a Management company worse than Landmark. I wasn't expecting the unprofessionalism I've received from them.
I would say go for it... If you're looking to pay for people who will push your, problem to the side, and their natural response is "this isn't my job, it's someone else's'" or "I'll call you back." They always send me back and forth, passing the responsibility to someone else, until you eventually don't get a response, and you never get your problem resolved.
I had a client wait over a month for approval (pretty sure that's not OK), this caused problems for the tenant but obviously they don't care about them at Landmark.
My award for biggest cause to high blood pressure and anxiety, the one who is the biggest pain in the pocket, specifically goes to the incompetent and unprofessional woman named Michele Kopp, working for Landmark at Live Oak. As she sits there prepping to powder her nose in front of her two computer monitors, to the sound of motorcycle engines roaring from her iPhone and apple watch all going off with personal calls. She makes owner and renters (the ones who pay her salary from our absurdly high HOA maintenance fees) wait outside locked out, before she decides if she's going to press her button to unlock the door, her stringy, knotty top bun as a crown, probably thinking "I am queen of the hut, I CHOOSE WHO SHALL ENTER!"
Unfortunately for me and the owners and people who pay her to be there, Michele doesn't have to change or act right or even at the very least decent, because she has the biggest supporter behind her, called Landmark Management. You call them to get answers, or to get jobs done, or to get necessary paperwork filled out, because according to Michele she "doesn't handle that." You're there in the first place because they tell you to call her, but then she says "not my problem"... Eventually you go back and fourth and then you get to Vilma (actually the only good person) and Vilma has to do Michele's job. You can even try to do what you can to get the job started, as much as you might want to even do their jobs, they're even too lazy or "busy" to me even help you, help them.
Anyway, my membership is about to expire for the clubhouse because Michelle doesn't go to work and has a lot of vacation and personal appointments, her office hours apparently are subject to change (aka she's late everyday and can suddenly contradict the sign that says her daily office hours and all of a sudden she doesn't work Tuesdays....).
I'm sick of having to call landmark and the woman with the accent telling me to call (because Michele doesn't answer the phone!!!!!) before I go to the hut, to see the "property manager" Michele is even there (WHERE MICHELE IS SUPPOSED TO BE 9:30-5:30 Monday Wednesday and Thursday, and 9:30 - 12:30 not including lunch on Tuesday and Friday).
I have no solution to my problem because she hasn't been there all week and today decided they agreed to her decision that she doesn't work Tuesdays!!!!
I also met a very nice elderly lady crying at the door while Michele sat inside and refused to even pretend to have the decency to open the door, it almost would have been way more respectful to open the door and tell her to scram. So I decided it's my time to write my review.
Every time I go to the hut I meet at least 3-4 people who are very angry, I'm at about 40 new acquaintances, which is a positive of all of this, but still not a solution to the horrible unprofessionalism represented by Landmark Management.
Moral of the story: NOT RECOMMENDED FOR A MANAGEMENT COMPANY.
100% recommended you pay a visit if you're a sadist. You're almost 100% guaranteed to be ignored, disrespected, yelled at, locked out in the rain or with the mosquitos (now sick from a bite or something), you will get everything falling just short of physical abuse. read more
