We hired Open Range first to create a custom design for our backyard, then to build the majority of that design. They assured us their in-house team could execute the plans on time and on budget. We moved forward with them based on that promise but what followed was a series of costly mistakes, poor communication, and ultimately a complete breakdown in trust. Despite us raising concerns early about slipping timelines and unclear budgeting, no one ever told us the design we paid for was unbuildable. That only came to light after the crew walked off the job without notice, and we had to escalate to the CEO. Only then did someone from their team finally admit that the design was "impossible to build as drawn." At that point, demolition was complete, several mistakes had already been made, and we were left with a partially destroyed yard and no plan to fix it. Some of the major issues included: improper patio grading confirmed by a third party, making the surrounding retention work unusable; trees cut from two neighbors' properties despite clearly marked lines and explicit warnings; steps installed into the hillside instead of from the patio as designed; a path laid in the wrong direction, now leading awkwardly into a planter; rock installed despite clear written communication; fence post holes immediately driven over by machinery and needing to be redone by us; and billing for utilities that were never run and had been removed from scope. We'd like to proactively address the pushback we expect to hear from the owner/CEO in response to this review based on our conversations once things devolved. She expressed that we were making too many changes and that the team did not walk off the job. For clarity, we only made two real changes prior to her involvement and the abandonment of the job: removing the majority of the front yard work from the scope and asking that utilities, excluding a gas line, not be run to the patio as originally planned. We did solidify hot tub vault dimensions, request a drain and electrical conduit to that hot tub vault, and discuss who would lay the pavers--all of which were included in the original bid process and confirmed multiple times throughout the process. Our changes and clarifications were made early, communicated clearly, and should not have impacted the work already underway. The only other scope change came from the Open Range team regarding additional retention needed along the hillside which we promptly approved and paid for. Once they pulled out, we started going back and forth about what we could or were going to do to keep the job progressing until they got back to us with a budget and timeline to continue, but that never came. As for the claim they did not abandon the job, while we (as mentioned previously) were asking questions about timing and budget, we paid all of our invoices and never once indicated that we didn't want work to continue. When the trailer and heavy equipment were removed, we asked about it and were told it was being serviced. The next day, the portapotty was also taken with no communication, and at that point, we felt we had no choice but to conclude the team had effectively walked off the job, which is when we reached out to the CEO. It's also worth noting that we received a lien notice from Sunbelt Rentals, dated prior to our termination of the agreement, indicating Open Range had failed to pay their vendor. We've since terminated our agreement and are pursuing a refund for the unusable design, unused deposit, and work that was either not completed or done incorrectly which amounts to roughly 50% of what we've paid. While we've been told the team is "working on it," we've yet to receive a response or resolution, and the detailed concerns we outlined alongside our refund request have not been meaningfully addressed. We strongly recommend avoiding this company. They do not stand behind their work, do not own their mistakes, and do not communicate when things go wrong. read more

I hope someone has complained to the better business bureau about these guys because they are the classic example of a shady general contractor just out to get your money. Luckily I only went in on a crappy fence with my neighbors and learned from that experience that I never want them setting foot on my property again. The workmanship was extremely poor and we had to have them redo the gate several times so it wouldn't drag on the ground while opening and closing it. That being said, I got off easy. My poor neighbors ended up paying thousands more than the original bid for unexpected labor costs that seemed to be tacked on just to make more money. My neighbor actually got into a shouting match with Jeff Armstrong who then threatened to send them to collections. Do yourself a favor and get anyone else in the business to avoid being swindled by these unscrupulous crooks. read more

We hired Jeff Armstrong and Land Design a while back for some landscaping. This contractor really should not be trusted. To start out with the contract with them sets a budget based on a 10% down payment. However, when the work was "done" we got hit with an invoice for double the budget, with zero change orders. As for the quality of work that was performed. Do not let them do any concrete work. They do not properly prepare the sub-base (sinking of the concrete with big cracks). The grade was sloped toward a shed, which now floods all the time. I was there when Jeff told his crew how to grade the slope, they just didn't do it. The crew was told by Jeff to put a filter fabric behind the retaining wall, but they didn't. When I asked them about it, Jeff assured me it would be ok. The reality is that dirt and rocks are washing out of the wall. Land Design built a 20 foot fence that was supposed to match the other wooden fences around the yard, but against my wishes chose to build a completely different style. Absolutely don't let them anywhere near your irrigation system. After multiple mistakes I had to teach them about water pressures and volume and show them exactly which and how many sprinklers could be put on a single station. Land Design also offers a 1 year guarantee, but after my repeated complaints about the concrete and failed half remedies I demanded that they stand by their guarantee and do the concrete correctly. When we put out a call for a landscaping job and Land Design answered promptly, the negative reviews had me three-quarters convinced to avoid them at all costs. Owner Jeff Armstrong and his assistant Levi changed my mind very quickly, and I'm glad they did. Why? 1. and 2. Jeff and Levi promptly (that's 1.) came (that's 2.) to have a look in person. So many landscapers we talked to said, "Eh, take some measurements and e-mail what you want done. We'll get to you sometime." 3. Jeff showed a solid understanding of what looks good where. He was able to make some recommendations that made a lot of sense. 4. While he was willing to do our initial idea, he suggested a cheaper option that actually looks much better. 5. Both the estimate and the required advance payment were reasonable (5%; I've had contractors ask 50%). 6. The team came when they said they would. 7. All hitches -- and there are always hitches in a big outdoor job that involves suppliers -- were resolved quickly and professionally. 8. The final bill stuck close to the estimate. With other landscapers telling us in May "Oh, we might get you in August," the time between our first contact with Land Design by Armstrong and the finished, cleaned-up, gorgeous-looking job was less than 3 weeks. read more

Land Design by Armstrong just built a retaining wall, created a garden path with steps and repaired another wall in our back garden. The work was done in a timely way. Jeff, the owner was flexible and easy to work with. The work was also done with a lot of quality. it looks beautiful and it turned out even better than I thought it would and I know that added to the value of our home. It cost a bit more than I had originally budgeted, but I am glad we went with these guys as the work was so well done, and we plan to live here for a long time. We had a horrible experience with Land Design. The owner Jeff Armstrong told us how he our project manager would be there to run our job to its completion. Upon his advice we used their in house designer. We would be kept aware of everything and he would take care of us start to finish. WRONG!!! Jeff left with our check and has never come back. The next morning the workers said the plans weren't right. There was a big problem but no one was coming out to take charge. The plans from their designer had messed up our job from the start. The plant schedule was so wrong that we were unable to use many of the plants. Then Jeff hit us with a $4700 additional cost. We had 5 truckloads which we were charged $540 a load. Had I known that they're bid of nearly $20,000 was going to end being nearly $25,000 and we were going to experience constant anxiety and frustration, we would have NEVER chosen LAND DESIGN BY ARMSTRONG! read more
