    Dry Basement Foundation Repair

    Dry Basement Foundation Repair

I highly recommend Dry Basements here in Wichita. I am a licensed real estate professional, but as…read morea new agent needed to help a couple of clients with basement issues. Dry Basements sent an experienced employee in both cases. First client had cracks in brick mortar, in garage floor, and interior crack in drywall. Dry Basement sent a very knowledgable employee who spent 2 hours inspecting everything, taking measurements and using a laser level. In the end, he told us that these were common settling cracks, that the foundation was fine and no work needed other than cosmetic repairs. I helped my client get repairs done for $400--she was thrilled that the basement and foundation were fine! Honest employee won my deep appreciation. So I called Dry Basements again for a second case, a client with a new construction home that had nasty cracks widening in the brand-new basement walls. Dry Basements technically did not have to come inspect since the builder was responsible, but an employee came anyway and again took time to take measurements, inspect the foundation walls with a laser level, and was so concerned at the 1/4" cracks in those basement walls he sent pictures to the company president of Dry Basements to get his advice, as well! I was very thankful for their professionalism, care, and great attention to this serious issue. As a result of his analysis, my client was able to demand that the builder fix the foundation walls before closing. And I included a repair addendum that protected her right to the builder's warranty for another year. So far, I am beyond impressed with Dry Basement's commitment to accurate analysis, the employees' knowledge and expertise, and the company's clear commitment to serving Wichita. Thank you, Dry Basements, for going above and beyond the call of duty and for putting people ahead of profit.

Jeb the owner sold me a wonderful story, however his employees did not deliever and still to this…read moreday the projects are not completed. Yet paid for right away. Mark, the lead worker who manages everybody is a slob. He amoung others left all their tools around my yard, did not pick up their trash or nails despite me having little kids running around. This company raised dirt, made the ground where water pooled away from the house & put in a privacy fence for me. I had half of the wood for fence and one of neighbors already had a fence. I paid almost $10,000 for 1/4 of a yard. They used interior nails for my fence. Also, the privacy fence was leaning into my property. AAA said it was okay if it was straight. It was very noticeable. Mark who did it, never used a level. Constrution workers in my neighborhood noticed all they were doing wrong; offered their services, as well as pointing everything out. AAA foundation acted like they put cement in the ground when they put the fence in, yet the wood wiggled and was not study. After confronting this company about it and needing the fence to have cement to be secure they redid it. Again, that was after I had to tell them about the construction workers pointing out what they did and did not do. Jeb, the owner and his workers were supposed to level my yard. They end up digging a trench all the way across my backyard resulting in breaking my sprinkler system that they wont pay for. (Jeb promised me that when they do the work in the backyard to help my foundation in the house, he would watch out for my sprinklers in the ground. That was a lie.) Mark was the one who did the trench. Then after they did the deep trench they filled it back up with dirt. Mark did apologize that it was not supposed to be a trench. My backyard is a muddy ocean. Right now I do not have water under my windows, but it wont leave past the cement patio they layed. Jeb told me he would come out many times to fix a project like this. He sent Mark again, who did not do it right the first time to do a grade in the dirt. It is still so messed up. You would think if they know how to do this work, they would do it right. I feel that if you don't watch this company, they just want to quickly get it done. This is what happened in my case. AAAthoughtIwasnothome When they took the siding to do the concrete work to help keep the water away from the house, Mark, again, the lead person, as well as all the other workers, put my siding across the back of my house back on and used roofing nails to nail them in place. This company said "roofing nails are even better than siding nails for siding." I had like 3 empty holes from them putting nails in and taking them out a couple feet apart all the way across the back of my house. They did not even caulk around the windows or the holes. Finally, Mark came back and put some caulking in but still it is not cualked around the windows. Mark also left his dirty rag outside and all his crap. He is not good about picking up. This company had to raise the dirt in the front yard. I had to have them put more because they missed a bunch of places and its so not even. They tore up my flowers and threw heavy stones all over my flowers and then when they put the barrier back in my landscaping, they put it in backwards. I had huge plants under the barrier and only a little bit of the plant could come through the hole. Therefore, the barrier that had room for the large plants to come through, covered a small plant. This left me with a bunch of freaking dirty where grass and weeds will grow. Not only that, the barrier didn't even go to my sidewalk and they put these huge stones on top of the barrier, so I could not even fix it. I told them it was so bad, I will have to mow my garden. Needless to say, they killed every plant. They redid it twice. I did not even ask them to redo it again as, maybe the workers are stupid but its common sense. I think Jeb had good intentions. He never worked at the house. I would hope he would not have done such a horrible job had he been there. I guess they are just so low staff and he can't keep help. I am disapointed though in Jeb because he is not following through with his word on making sure the water will have a place to go. The project was paid for. They would not work with me unless I paid in full. So I did. This has been going on since August 2022. I wish Jeb would give me some of my money back because now i have to pay another company for the fence. My problem was, I thought he was doing good with the foundation. I had a contract for that. However, the fence was verbal contract and that wont hold up in court. So take it from me, pay half now and when the job is done, pay the rest. Also get everything in contract. The whole point of having a fence was for privacy and to keep my trash hidden from the street. I can't even open the fence because the kind of "not even a handle" they put on it, prevents me from doing so.

I do not recommend this company for any type of foundation repair. We had them come out to install…read moredrains all around the perimeter of our basement they have had to come out a total of four times to "fix it" and the crew repeatedly mentioned how the previous one didn't "do it right" I have had to take time off of work twice...would have been nice to get some of my 8k back for the trouble.
