    Be very careful about working with this brokerage in a "limited dual agency" situation. Make sure…read morebefore you sign ANYTHING that you have asked for and seen a copy of the document outlining what a limited dual agency is, what it means, and how it will impact you. Limited dual agency is in itself an issue, but in our experience this brokerage pushes the limits as far as disclosure. A limited dual agent who is at first working for a seller has an inherent conflict of interest that can't easily be ignored. Especially when the seller is a high volume client, like a new home builder. Before you make an offer, before you agree to in any way have an agent from this brokerage act as a limited dual agent for you, insist on seeing documents about what this actually means. In our case, we were given these documents AFTER a deal had been negotiated and signed, which is technically against the rules but apparently not something the real estate council enforces, and we had no idea we were working with somebody who was not fully able to represent us and our interests until it was much too late. Buying our brand new home has turned into a nightmare, and our lack of representation from an agent with this brokerage played a huge role in how badly things have turned out for us. Be careful and to be safe, avoid limited dual agents in general. Get your own agent from a different brokerage to make sure you will get fair and adequate representation. Also, no matter what an agent tells you, ALWAYS get a home inspection, even on a brand new home. We were talked out of getting one by the agent we worked with from this brokerage, an agent who also has a long standing relationship with the builder of our house, and as a result have now had to contend with the new home warranty program, the City building inspection division, and the BC Safety Authority over issues the builder was most definitely aware of, and for things a home inspector would have found. Be very careful, and get everything in writing no matter how small or inconsequential it may seem at the time, when dealing with this brokerage.
