    They only care about getting your money....I have lived here for close to 4 years. The first year and a half was nice the previous management actually cared which was the rea a on for initially moving here..I ended up moving into another unit. On the very 1st night at 3 am there were roaches everywhere in the kitchen. I spent the first night moving my things back into storage! New management is awful!!! as with most places. They try to normalize moving in and having roaches in an apartment is ok. this place is disgusting.

    This property was previously owned and managed by Preferred Apartment Communities (PAC) Atlanta, GA. What a reputable and professional team to work with. I moved to this community in October, 2016 only touring the property via online. I was moving from another state and needed something fast. I secured a one bedroom unit adjacent to the model unit used to show potential new residents. I was also conveniently located to the pool, outdoor mailbox station, garbage dump, & leasing office. The management & staff of PAC were fabulous to work with during my transition & move in. They were always professionally dressed in company logo attire and represented the PAC standards of excellence with everything they did for myself and the property. However, about mid-Spring of 2017 residents were notified that Lake Cameron had sold and another management company would be taking over. The new company, Fogelman Properties took over somewhere between April-June, 2017. The switchover was quick and the changes were evident immediately. Notices were paper folds stuck in resident doors, or scotch taped to frequent areas such as the outdoor mailbox station, door leading to the small work out room, or the door into the community laundry mat. Along with the changes came a completely new staff both in the office & maintenance team. The difference was obvious among all the residents. No longer a leasing team professionally & uniform dress, neat appearance, smiling face & warm friendly greetings when entering the leasing office. No more warm offers to fresh coffee or doughnuts & no longer that open door opportunity to speak with the property manager. My experience each time I visited the leasing office was a closed door & closed blinds to the managers office. Fogelman later sent an assistant manager person who shared an office with the maintenance supervisor in a back office. There was no assistant in person from the assistant manager in any of my requests made during my time at Lake Cameron. My face to face interactions were always handled by the office secretary or the maintenance supervisor. Understanding, that the previous staff have all now been replaced by new staff, most are Spanish speaking employees so at times there were language barriers that sometimes took the help of other Spanish speaking staff to better explain. About the property as a whole: the property immediately went from a great score of 10 to low score of 3. The community trash dump for the 300 plus units on property are consistently over filled and garbage, furniture, appliances, boxes, etc. are piled on the ground in plain sight as residents, family members, friends, & guests enter the property. Adjacent from the garbage is the mailboxes. At times this area is strewn with papers & trash on the ground as well. Be sure to notice that the pool is not very deep and during my time at Lake Cameron I never used the pool because there were no visible posted recordings pool water checks. Also, research what type of community best suits you and your family. The communities that are accepting residents based on low income or communities that accept housing assistance from outside agencies to help those who need the help unfortunately are unable to keep up a higher level of amenities & special perks to their residents. I moved out from Lake Cameron in August of 2017. This was not the atmosphere for me and my family. I reached out to Fogelman on several occasions about the excessive garbage, the constant odor of illegal drugs I smelled on a daily basis, other unprofessional property management concerns. I do not recommend this property for young families, professional families, retirees, elderly, or anyone seeking a quiet & warm place to call home. I would encourage you to read reviews on yelp, google, & apartment comparison sites. Also look into legal advice for the landlord/tenant laws. Gaining a proper understanding of your rights is important when it comes to protecting your rights as a tenant. Also more helpful advice is to research the reviews for other properties managed/owned by the same management group of the property you may be interested in. Gathering all such information will help you and your family make the best decision. If the opportunity arises to interview residents at these properties it never hurts to hear what they have to say either. Finally, check with other property management groups about the reputation of who is managing where your interested in moving. Since moving from Lake Cameron Apartments I have been sharing my horrible move out experience with other property & realty groups in the Raleigh/Wake County area and the response has been overwhelming that I made the right decision moving. I will continue to write more reviews on every review outlet to help others.

Under the management of Shaun Lambert, the property was clean, communication with the community was transparent and timely and there were few surprises. The property was built in 1984 and had mature landscaping, ornamental trees and was aesthetically pleasing. That was one reason why we chose to relocate to our townhouse. However, the rules of the complex are not consistently enforced, the complex appearance has suffered since Shaun's departure two years ago. Tenants are supposed to keep patios, decks and fire egresses clear. The magnolia at our corner was cut down. The tree in front of our apartment which was welcomed green and shade was trimmed and unbalanced. It fell after heavy rains on my Jeep, no less. Lastly, the landscape crew cut back two tall, lovely cedars that provided a bit of privacy between apartments so severely that they have not grown new vegetation. So, I was quite surprised to see the remains of an HVAC unit outside my front door. I have additional photos here that show curtains around porches, outdoor mounted TV and mounted fan at another apartment. I am thankful that the complex is non-smoking. But, there are many other issues that have contributed to this becoming a very transient community with a very shifted sense of amenity. There are car break ins and residents who have ring cameras who post intruders of the complex on the community chat asking if anyone recognizes them. For having to pay a rent so exorbitant, we have requested/suggested security cameras be installed to attempt improving safety. I dont see responses on the community chat, and it is so difficult to actually get through to the office. They may respond to a text message three to fours hours after your contact with the office.

Letitia was the absolute best in getting us situated and has been a joy since then. We moved from out of state and it was a big process but Letitia made it seamless, we are so grateful to her. Freddy and now Jose and the maintenance staff are attentive to their jobs. Anything that needs repair you can count on this maintenance team to fix it within the week, barring unforeseen circumstances. We love the way this complex is managed and maintained from the landscaping to the monthly community events it's amazing. The gym and pool are the best of the amenities too. We have great neighbors and I love the sense of community here. I also love that we can have our dogs and I thank the management company for that .so Thank You! Not every complex takes all breeds. I've grown to absolutely hate working with apartment staff - understandably, it's the bigger corporation's fault, not the people they hired. I mention it again because I run a large business and it's based heavily on customer service. I had already made a review 1 month after moving in because of how easy they made it and how communicative they were. The place has been fantastic for the first 8 months and any time I have a normal problem it's resolved literally within 24 hours. The screened-in porches are also as good as advertised, better even. Love the gym and the community which seems like it's full of nice people on walks every day. Would sign up for another lease because of these points alone. There's plenty of places with great homes etc. (like Avalon), but a severe lack of quality service in this industry, not at Avalon.

But as far as to rent here let's start with the staff of employees that work and represent this place,all who work here are awesome employees starting with Sheena the Manager then Leslie, Ewona and Ana all lovely ladies for sure but would wish that bell partners recognize each of these employees as well as there Maintenance crew starting with David, and George in regards to their work ethics which are up to par in my book and their professionalism and courtesy towards all who live here and to those inquiring on renting here . If any of these employees are up for a review or promotion and or a raise in pay all I can say is very well deserved and should be recognized by their higher ups in letting them all know they are doing a hell of a good job for sure. The manager is basically non existent corporate shill who gives apologies written by ChatGPT, the front desk and maintenance is all around useless. Even going to them with simple problems gets nothing done and gaslight you into thinking you're the problem. I'm currently in a wall of sound with noise machines running 24/7 due to an annoying neighbor that is either fighting all the time or running their bathroom fan non stop to no end. Ear Plugs and Noise Machine for the amount of money they want you to pay for a building almost thirty years old is beyond ridiculous. I would like else where or maybe your have better luck then me I really wish you will just think about it before you sign.

Over the past few months and my final weeks, there has been a persistent problem with noise coming from the neighboring apartment. Despite my attempts to address this directly with the neighbors and the management, the situation did not improved. The noise, particularly during late hours, was disruptive and affects my ability to sleep and maintain and enjoy whatever peace there was in my home. What was the point in signing a lease that told you of "quiet hours" that remind all tenants of the importance of adhering to quiet hours and maintaining a respectful living environment, when no one followed it then when you complain your the problem and the staff and management do little to nothing to address the situation and make you feel as though they couldn't care less as long as you pay your rent and keep your mouth shut. Once you become a "problem" Maintenance fixes nothing! They never answer the phones or in the office, they ignore your calls if you have to leave a message during business hours this has happened multiple times to me and several people i know that live there still and had once lived there. My experience started off good i will say, living there was very nice at first the buildings was clean and most of the other residents very nice and friendly. However a noticeable decline in the quality of service provided by the building's staff also this issue is not only distressing. The mounting garbage in the breezeway due to a new trash picking service drew a number of roach infestation which poses health risks. I had taken measures to manage the situation at least in my apartment, including maintaining cleanliness and using over-the-counter remedies, but these efforts did not resolved the problem. there was never a professional pest control service to address the infestation and ensure that such issues are thoroughly managed in the future. Requests for maintenance and repair work are often met with delays or incomplete resolutions or they don't show at all. Additionally, the staff's communication and responsiveness to tenant concerns most of whom had been lacking even before i moved in. This has led to an increasing level of frustration and inconvenience. The building's owner has been inattentive to critical issues affecting the tenants. There have been multiple instances where important matters, such as repairs and general upkeep, have been either delayed or ignored. The lack of proactive management and oversight has significantly impacted the quality of living within the building. Even if you urge them to address this negligence by ensuring that the owner takes a more active role in overseeing property management and addressing tenant concerns promptly i doubt anything will happen. All in All I would not recommend living there. Very few amenities. Completely overpriced. Everything is 20 plus years old, despite "newer models" available or not. There are brand new apartments everywhere for way less then these outdated apartments.
