Kristina Kaminski, the owner of Glendale rentals, is not a trustworthy person to do business with. She will lie to get what she wants and does not keep her promises. BUYER BEWARE.
1. SHE PROMISED A REPAIR TO ENTICE ME TO MOVE IN, AND THEN NEVER FOLLOWED THROUGH:
I was considering renting a house from Ms. Kaminski at Glendale rentals, but the plantation shutter in the front window was severely damaged. I asked if she would she fix it. Her response was: "I WILL REPLACE THE PANEL."
Based on that promise as a condition of my renting the house, I gave her my security deposit and rent. I was not moving in for 3 weeks but she required that I pay rent immediately to secure it. I visited a few times in the intervening weeks and the shutter panel was still not replaced and the place was not yet clean or move-in ready. I left messages asking when the shutter would be done. On my move-in day, the shutter panel was still not replaced. I called and asked about it and she said: "I think we're going to take the shutters down." I said, "You PROMISED me you would replace the panel." She responded, "We're doing research." Nine months later, I moved out, and SHE HAD NEVER REPLACED THE PLANTATION SHUTTER PANEL AS PROMISED. She lied to me to get me to move in, and once she got my money, she did not keep her part of the bargain.
2. OVER FIVE WEEKS, SHE NEVER FIXED MY BROKEN LAUNDRY DRYER:
The house advertised that it had a washer and dryer. My dryer stopped working and I put in a work order via the online tenant portal. Nothing happened. Five weeks later when I was moving out, there had so far been ZERO EFFORT made to fix the dryer. I paid rent in a house that promised a washer/dryer, but for 5 weeks lived without a dryer, nor any attempt to repair it. I was drying my clothes in the sun for FIVE WEEKS.
3. SHE BOUNCED A CHECK RETURNING MY SECURITY DEPOSIT, AND TOOK A MONTH TO REPAY IT:
-I moved out on November 30th, the security deposit was therefore due by December 21st. It was postmarked December 19th, and it took a week to receive it and then I deposited it on December 30th. However, her check bounced on January 5. I called her office every day to explain that the money bounced out of my account, that I was charged a $12 insufficient funds (NSF) fee, and that I had auto debits coming due and this was a huge financial burden. Her staff said they would send a new check via wire, Venmo, or Paypal, and that she would add the $12 NSF fee. I gave her staff my wiring instructions. Nothing happened for a week.
-On January 11, she finally answered my calls, and promised I would be paid the next day. She lied. Nothing happened. So, on January 13, I called the real estate company where she works, and asked them if they could get in touch with her since she was ignoring my calls to her office. The very helpful managing director of that office said he would personally contact her. And, suddenly she called. At this point it had been 23 days after the legally required 21-day repayment date and 8 days after the check bounced. Kristina finally sent someone to the bank to wire the money on January 14th and--my fault--the wire instructions I provided were wrong. (She will claim she sent the wire before this date, but I know that to be false.) At that point she called me to say the wire didn't work so she would FedEx a cashier's check, and it seemed she was finally serious about making good on the payment. We expected the check overnight. IT DID NOT COME.
4. SHE LIED ABOUT SENDING THE CHECK VIA FEDEX:
In fact, she had sent the check via USPS PRIORITY MAIL, which was in transit for FIVE MORE DAYS over a weekend and a Monday MLK holiday (January 18). The check arrived on January 20, a full month after it was due. Her failure to send via FEDEX cost me more days of waiting for the overdue bounced funds. Her lease agreement charges $25 for a NSF fee on a returned check and a $100 late fee for costs incurred by a returned check for processing, enforcement, and accounting purposes. Based on her expectations of tenants I should be getting an additional $125 for the inconvenience of her bounced check but she did not even reimburse me for my bank's NSF fee.
5. SHE LIED ABOUT PAYING THE NSF BOUNCED CHECK FEE:
When I finally received the cashier's check, the NSF bounced check fee was NOT INCLUDED as promised. I sent an email and a text giving her an opportunity to remedy the situation, which she has, so far, IGNORED. This means she not only was late in paying back the security deposit in the legal timeframe and she has cost me the NSF fee with no recompense. read more
