The Good The Klinge Realty Group operates like a finely tuned machine, with a very personal touch. We contacted them on a Sunday and they were talking to us about our family and our needs on our living room couch the following day. They carefully listened to us and worked with us to identify the best and quickest path to listing within 2 weeks to take advantage of the low inventory conditions in our South Carlsbad neighborhood. They knew our tract specifically and had many previous sales there over the years - they came prepared with a thorough analysis of comparative sales and recommended a pricing strategy that they felt confident would yield offers the first weekend on the market. The Great Over the next two weeks Donna coordinated a range of vendors who she knew from experience could get the preparation to list work we needed done on time and with high quality. Our light tune-up involved excellent experiences with their stagers, landscapers, contractors, electricians, and plumbers. Throughout this period Donna's daily communication was clear, concise, and responsive. Any time we had questions Donna picked up the phone or texted immediately - but almost always, she answered our questions before we even knew we had them. The Outstanding We had a tricky situation with a shared fence that could have delayed our escrow. Donna used superb mediation skills to negotiate the terms of replacement and was personally on site with the fence contractor to make sure everything went smoothly. The fence looks great and escrow closed on time. The Truly Exceptional Our house came on the market on a Wednesday and between then and Monday morning Jim was personally at all three open houses. He was in constant communication explaining potential buyer reaction and strength. As he predicted offers began to come in on Saturday and each one was incrementally higher than the last. At the end we had 5 offers, 4 of which were over list, and the final accepted offer was $100,000 over list. In addition to being over list it included rent back terms that met our needs. The Recommendation For all of these reasons we would strongly recommend The Klinge Team to anyone wanting to sell in North County Coastal San Diego. I had been reading Jim's www.bubbleinfo.com blog for 15 years and knew when the time came to sell that he would be our first call. Jim Klinge is not your standard realtor. He is keenly aware of market conditions and sales strategies. And, works his tail off - though not as hard as Donna . At this point he's gone from realtor to friend and I plan to have him over to grill and chill at our new place to talk real estate, but also just about life and raising kids in San Diego. He's more interested in relationships than his sales numbers - and that's why his sales numbers are so high. We have already recommended the Klinge's to some close friends and another successful sale is on deck right around the corner... read more

I have followed Jim's BubbleInfo blog from the early days of the bubble when "real estate could only go up in value" and I knew him to be a straight shooter who would not sugar coat properties nor gloss over their faults. So when we decided to move back to California after 7 years in the wilderness we naturally turned to Klinge Realty to find our new home in North County. Finding a suitable home was not easy as the inventory had dwindled following the change of administration. Jim listened carefully to our list of requirements and we spent an enjoyable weekend with him and Kayla, touring various neighborhoods getting to know the area. Jim's assessment is shrewd - the second house he showed us turned out to be the one for us. Realty is as much about people as property and Jim has great skill in reading his clients' personalities and matching the property to their needs. I think he enjoys the "hunt". Because we were over 400 miles away, Jim made videos of likely properties for us which helped to narrow down our list of suitable houses. Jim is also extremely experienced working with other agents in the negotiating phase of the process and his honest advice was invaluable in securing our purchase. Once the offer was accepted, Donna took over and her knowledge of the inspection and escrow process is second to none. She is methodical and meticulous in interpreting the original inspection report with recommendations for further inspections and procuring estimates for repairs. We were working to a time limit and having frequent communication and feedback from Donna helped smooth out that nerve-wracking time. She works incredibly hard to make sure everything stays on track. Even after closing, we were new to the area and had no knowledge of the local contractors. Donna was there to help us with the transition and to make sure everything went smoothly. Trust is everything in realty and we have the utmost confidence in the professionalism of Klinge Realty. Jim, Donna and Kayla work as a team to do the right thing by their clients in an ethical, forthright yet friendly, enjoyable and even entertaining way. read more

Due to unforeseen circumstances my father was forced to make the hard decision to sell his condominium in Oceanside, California and move back to Northern California where I reside. The search began for a Realtor to sell the property. In my search, it was my belief that one benefits most when selling a property from engaging a realtor who has professional experience and geographic knowledge in the seller's market. Jim and Donna Klinge and their team at The Klinge Realty Group did not disappoint. Upon signing the listing contract for what was supposed to be a turn key sale with minimal work (as recommended by the Klinge Realty Group team) immediately became a larger project due to no fault of our own. A back-up of the sewer drain line into our condominium that was the HOA's responsibility caused significant damage that necessitated clean-up, remediation, and restoration. The team was with me to navigate the process from start to finish while miles away. Countless hours were spent corralling the homeowners association (HOA) staff to follow through with approvals from the HOA Board and with coordinating contractors to complete the work that was the HOA's responsibility, which until complete, prevented us from moving forward with cosmetic updates and the listing. Five months in the making, the property was ready for listing. Incorporating the cosmetic recommendations and staging made the property practically unrecognizable. Less than one month after the property was listed for sale escrow closed. Of all the decisions that I made during this process, the most important and best decision I made was putting my faith in engaging Jim and Donna Klinge and their team at The Klinge Realty Group. I am forever grateful for all that the team did to get the sale to the finish line! I recommend Jim and Donna Klinge and their team at The Klinge Realty Group to anyone searching for a passionate highly professional real estate team in or near the Oceanside California area. read more

We are incredibly grateful to Jim and Donna Klinge of Klinge Realty Group. Selling a family home through probate is not just a real estate transaction -- it can be an emotional and complicated process, and we were fortunate to have Jim and Donna by our side every step of the way. From the very beginning, they brought an incredible amount of experience, knowledge, and professionalism, but what meant the most to us was how personally they took our situation. They were always available, always willing to listen, and consistently offered thoughtful suggestions that helped us make the right decisions. Jim and Donna were much more than our realtors. They became true advocates for us. They were fierce supporters who fought for our best interests and made sure we never felt like we were navigating the process alone. They also went far beyond what we ever expected from a real estate team. They were at the property almost every weekend, helping make sure everything was moving in the right direction. Jim even took a hands-on approach to helping with construction projects and improvements to get the house ready for the market. That kind of dedication and personal involvement speaks volumes about the kind of people they are. There were certainly challenges along the way, but having Jim and Donna in our corner made all the difference. They didn't simply show up, put a house on the market, and wait for a sale. They rolled up their sleeves and worked alongside us. We will always appreciate the time, effort, guidance, and genuine care they showed our family throughout this process. We feel very fortunate to have had Jim and Donna representing us, and we would wholeheartedly recommend Klinge Realty Group to anyone looking for realtors who truly care about their clients and are willing to go the extra mile. Thank you, Jim and Donna, for everything you did for us. We couldn't have asked for a better team -- or better people -- to have by our side. read more

I wanted to give a huge shout out to a great couple realtor team who I have both sold and bought a house with in 2 different markets - Jim & Donna Klinge. Recently we moved from San Clement/Orange County and bought our forever home in Oceanside. Jim and Donna Klinge, of Klinge Realty Group, are the most excellent realtor team and here's why; 1, they are ethical, 2. they treat you like family, and 3. they work hard but also smart! After about 5 offers on other houses in the recent June competitive market - often other agents used us as leverage to get the price up for their 2 sided deal plotting to represent both buyer and seller. Jim helped us strategize ways to come in with the winning offer. If was fiercely competitive and the market seems to be constantly changing but they have their pulse on the market and have over 20 years of experience which you cannot replace with a cocky less experienced team. They go above and beyond to help you visualize and plan your sell and stay with the ups and downs of the buy. Donna is a mastermind of administering all the million nuances such as inspections, closing, vendors, etc. Any possible questions we had she was super efficient, knowledgable and quickly responded after doing her research. We relied on them heavily emotionally and logistically, and they delivered. "They are complete ballers!", as my husband says. My mother used them to sell her house during Covid and my brother has followed Jim's articles/podcast etc for years. Can't wait for them to swing by to see our renovations and pop open that bottle of champagne they gifted us on our closing day! Honestly if you want a classy, grade A team, it's Jim & Donna. ~ Adrienne & Bobby Kelly read more

I have followed Jim's real estate blog for years and by the time I got ready to sell my townhouse I felt I knew him both personally and professionally. At our first meeting he was prepared with recent comps and listings for the area. After examining the property and hearing my history in it he recommended an asking price that was higher than what I had anticipated. After reviewing and signing our agreement he arranged to have it professionally photographed and listed in the MLS, Zillow and given other exposure. There was an open house on the first available weekend and within a couple of days we had a couple of interested parties. We accepted a full price cash offer with a one week closing. Inspections showed the need to fix many things and Jim knew the right people who got the jobs done. The seemingly endless paperwork was handled quickly and professionally. Start to finish from meeting with Jim to money in my bank - 22 days - at a price higher than expected (which more than covered commissions). What else can I say? read more

We recently had the pleasure of working with Jim and Donna from Klinge Realty Group to sell our house, and we couldn't be more satisfied with the experience. From the initial meeting, they listened attentively to our needs and provided invaluable guidance on specific improvements to get our home market ready. Their responsiveness throughout the entire process was truly impressive. Anytime we had questions or concerns, they were quick to address them, ensuring we felt comfortable and informed every step of the way. What stood out the most was their team and extensive network of tradespeople, which made addressing any necessary repairs or updates seamless and stress-free. Thanks to their expertise and dedication, our house sold quickly and at a great price. We highly recommend Jim and Donna to anyone looking to buy or sell a home. We sold a home with Jim and Donna and from beginning to end they were consummate professionals. Their initial walk through the property resulted in a list of items to be repaired or updated. They supplied a list of vendors and job quotes to do the repairs and updates. We originally wanted to sell 'as is' and just get it over with. They gave us a selling price for 'as is' and options for doing a few updates/repairs to doing it all with the selling price for each option. We agreed to do all they suggested and we sold for the exact price they predicted. For every dollar spent we got back more than $2 back in the selling price. And they got that price in a rising interest rate environment! Donna and Jim are extremely detailed and guide you through ever aspect of the sale. There were no surprises thanks to their guidance. We couldn't be more pleased with their representation. Thanks Donna and Jim, Jerry and Mary read more

Jim and Donna assisted us with a recent house purchase, and we were extremely satisfied with how the interaction went. They listened to our specific requirements and made sure they understood them. They are professional and never pressured us to make a decision. For every house we saw, Jim explained the pros and cons and helped us determine the best offer to make. Unlike some other agents, he was also honest about whether a house was worth the listing price. After our offer was accepted, Donna did an excellent job of managing the process before the close of escrow. They have years of experience and were able to quickly arrange vendors for the projects we had in mind. Their timely and practical advice was very helpful. In summary, if you want experienced real estate professionals who will look out for your interests, Jim and Donna are the team to choose. We are grateful for their assistance. read more

We had a wonderful experience buying our home with Donna and Jim! In particular I was very impressed with their efficiency and support through the purchase process. As we were doing the walk through, Donna started contacting roofers, plumbers, aircon, electricians, etc for all the areas we needed potential repairs - by the time we were done with the walk through appointments were already set up to get estimates for all the major services. When we had to change an appointment, or couldn't make one, Donna was there to arrange things to fit our schedule. Even after we closed on our home, Donna helped set up the repairs we needed before move in day. They truly went above and beyond to deliver exceptional service. I'll be calling them for our next home! read more

I discovered bubbleinfo.com at the beginning of 2008 market crash as we were planning our move from NYC to SD and found the information there extremely valuable. I contacted Jim and asked his help finding our new home. The times were challenging, but also presented some buyer opportunities. Jim was impressive with knowledge, creativity and integrity finding a house and working with the owners that unfortunately had to go through foreclosure/short sale. It was a rather complex process, but due to Jim's skills, we all felt like a team and everyone benefited in one way or another. The owners left the house for us in almost perfect condition. I later recommended Klinge Realty to some of my friends and they all were very happy working with Jim and Donna. read more

Jim and Donna Klinge of Klinge Realty Group have helped my extended family with several very challenging real estate transactions over the last ten years. They are consummate professionals that get things done. The most challenging transaction was closed this year. My father passed, leaving a Fallbrook property littered with 30+ cars in various states of disrepair. Jim, Donna, and the team got the home remodeled and the property cleared. They got top dollar for the home, but more importantly they took a huge burden off our family by getting things done. Nothing falls through the cracks with this team. I can't imagine trusting them any more than I do. read more

Donna and Jim Klinge of Klinge Realty Group have our highest possible recommendation. From Donna and Jim's first visit to our house through closing their advice and counsel was candid and honest in all dealings. They kept us fully informed throughout the process. The house sold less than three days after listing with a two-week closing. My wife and I have sold several houses during our lives. This was by far the best experience.
