I'm not sure about keystone management in Greenville but I can tell you that keystone management in Dunn North Carolina isn't nice after over 20 years of living in this property I have been told to leave after allegations of suspicions of certain things that have no facts to support their opinion. Despicable Property manager at the Avalon Townhomes in Goldsboro, NC . You will want to stay as far away from here as possible. The manager Carli is a rude, disrespectful troublemaker with absolutely no people skills! Foul mouth, and has no respect for tenants. She spends her day smoking like a chimney stinking up the place. Every time I have to go to the front office I want to throw up from the stench! When you arrive at the front office 9 out of 10 times they are outside smoking. The entire front of the office is littered with cigarettes plus a big bucket of butts. Its beyond disgusting. How is this even allowed in 2025? Most people do not smoke. The parking lots are dangerous, all busted up, giant potholes everywhere. They claim these units are remodeled, that is a joke. Appliances are all old and decrepit. Floors are all soft and uneven, the weather stripping on doors and windows are all rotted. Neighbors slamming doors all day and throw their garbage everywhere, illegal activity daily. Does Carli do anything about that? Of course not! She's too busy smoking and making trouble for good on time paying tenants. Overall, the complex is a run down piece of crap! I am in a community that uses keystone property management. After being prompted by them to give them a review I did so and gave him a good review and since that review, nothing has been done. I am referring to our covenants for this HOA stating that there is no commercial vehicles allowed. This property complex is a piece of shit. First off how do you get mad because a maintenance person and a tenant get married while living at separate properties. Then you fire the maintenance person at this property because the property manager working here wanted him lmao. So y'all chose to take low blows and illegally fire my now husband. Then let's not forget about the other maintenance people who did the same thing and they had no repercussions. Unless you are a snitch or sleeping with the regional manager or any property manager at that they attack your job and family. You have a lazy property manager who just sits on her ass but is in everyone's personal business. I've watched employees who live at the complex go on their breaks and come back to their shifts high after having their smoke sessions. They have dog shit in the breezeways as well as garbage in the stairway ways. N then when you move out they falsify damages because in none of the units are the mirrors behind the bathroom doors like make it make sense y'all forgot my husband worked for this exact property as an employee. I wouldn't recommend living here as this property has went down from upper management to property and maintenance. I've seen the old maintenance guy with the black truck take several piss in the bushes beside the shop because he was too lazy to go use the bathroom in the clubhouse which they have keys too or better yet it is always unlocked or even at a store prior to him coming to work. This entire company has gone down hill and I'm just glad I don't have to deal with them anymore. Most unprofessional company I have ever dealt with. Been a loyal renter for years, had a maintenance issue. All I asked was for the company to call me and schedule a time so I can be home. Multiple times they show up unannounced, unlock your door and come in. When I called to complain I was told, that I am only a renter and Keystone can come unlock my door and come in whenever they wanted. The manager scoffed at me, asked 'what is so important that I need to be home when they come in' and told me if I dont like it, to hire a lawyer and he hung up on me. I thought this was just basic human courtesy to respect someone's home but not with these guys. I understand that legally they are allowed to come in their rental properties, I was mistaken in expecting the company to have the common courtesy and professionalism to call and schedule an appointment rather than show up unannounced, unlock my door and barge in someone's home. Stay away at all costs, there is a reason this company is so poorly rated. Take a look at the reviews and take your business elsewhere. read more

This company does its own repairs and charges the homeowner double. Keystone charges for the work, then gives the homeowner another invoice from its "in house" maintenance staff for the exact same amount on the same day. Dishonest. Also Keystone takes out newer upgraded faucets/hardware and replaces with cheap models. Also, took out the working microwave and left the renter with none. Do not recommend! read more

I live next door to a property managed by Keystone Property Management. Our neighborhood is wonderful. Blacks, Whites, Latino, Asian, College students, Blue collar, White collar, Gay, Straight, Young, Old, Married, Single, Dog lovers and Cat lovers all living in harmony. Yes, this kind of neighborhood does exist. What we don't have is trouble makers. The tenant the KPM put in the property is trouble. Loud fights, property damage, destructive children, police intervention, strange people coming and going all hours of the days and night and by the tenants own admission one of the other tenants has' a lot of drugs '..what ever that means. One of the female tenants came to our house at 7:50am asking us to call 911 because of yet another fight at the house. The police came and took care of whatever was going on. I mind my own business and try to ignore what goes on over there but when it comes knocking on my door well, enough is enough. I called KPM and left a message for the property manager, explaining what had gone on, and asked her to call me back. That was 6 days ago and still no word from KPM. I caution anyone who might want to use KPM to manage their properties. It would appear on the surface that KPM does not really care enough about someone else's personal property to follow up on complaints to see if there really has been damage. It also seems that they don't care what kind of unscrupulous people they put in your home. If you dont care what happens to your property or how much it will cost you in repairs, then use KPM. If you care about your property, then try some other property management company. I will post again if there is a positive outcome to this. If there is no contact from KPM, then this post stands as is. read more

It is unfortunate that a business which deals with people about the very essence of housing would be so careless and unconcerned. There is no integrity. They are more concerned with HOA rules than the homeowner receiving the proper benefits of the association and the fees paid. There are times you call and can get no one. The message you hear indicates they are out of the office handling inspections and various other things that are supposed to benefit the homeowner. Unless the board in my townhouse complex would consider changing the management of our HOA, I may very well sell. read more

After being highly recommended by a relative who uses Keystone Property Management to mange rental properties, I gave them a call concerning assuming the property management for a rental near Greenville, NC. The lady responsible for handling home rentals returned my calls promptly and we established a meeting time during my next trip to Greenville for her to review the property and to discuss whether this property would be something they could manage. On the day of the appointment, she arrived promptly and spent about 45 minutes touring the property, discussing the rental options, the property's condition, the expected rental ranges and the cost of their services. All of this was in line with what my relative had conveyed earlier so I discussed this further with my brother and we decided to give Keystone a shot since the property was vacant currently. After I completed the initial paperwork, not too long passed before the rental contract for managing the property arrived in the mail. After reviewing the materials, I noticed Keystone had requested "personal guarantees" be included as part of contract to manage the rental property. This immediately raised red flags because the rental property is owned by Limited Liability Companies (LLCs) . After emailing KPM about their "additions", I also spoke with my lawyer. He advised against entering into agreements containing personal guarantees which may circumvent the legal purposes of the LLC. What's more, after researching Keystone itself, I learned that it is a LLC as well - no doubt established for the same purposes. After considering our options, I spoke with the rental property manager again concerning the matter and they would not rescind their overreaching requirement for a personal guarantee on the contract. I explained that by doing this, it would be no different than me demanding Keystone's officers include their own personal guarantees on this contract as well. We were at an impasse, where I guess they decided they did not need to "earn my business." Overall, Keystone seems to be a well run business - prompt on returning calls, courteous and responsive to emails. My relative has been using their services for a long time and spoke highly of their dedicated staff and repair people. However, if you have gone the extra mile and established rental properties held by LLCs correctly in the State of NC, you should consult your attorney before signing any contracts requiring personal guarantees. read more

Keystone took over for our last HOA company for our town home in Greenville, NC. We moved across the country and kept the property as a rental. I would do almost anything to sell this property now and not have to deal with this HOA company anymore. Our development signed the contract and it has been a nightmare from the beginning. The company will send annual budget reviews which lists items/things that Keystone supposedly covers...several are not even in our town home development (i.e mailbox lighthouse maintenance). Even worse, I made a payment arrangement with the board at Keystone who chose NOT to honor the arrangement after 1 year of on-time payments. This company should not be trusted...ever! read more
