Find a different Loan Officer…read more My file was given to Karen after I already begun the mortgage process with BofA and that's when the problems started. Here's there TL;DR version of the review. Pros: - Worked with me on a miscommunication on my rate after my file was transferred. - I got a great rate. - We closed. Cons: - Impossible to reach. I called and emailed her nearly 8 times a day a week and a half before closing and she didn't get back to me until 2 days before close. - Terrible Communication. During that period she didn't even respond with an acknowledgement or that she was looking into my file. - Poor attention to detail. Karen did not have some of my most basic information and documents just 3 days before my scheduled close. When she did get back to me she was asking for paystubs, bank statements, and other documents just 3 days before my close. Keep in mind these have been sent numerous times in the weeks and months before. - Poor time management. I did not receive my closing disclosure until the day before of my close. There were so many errors with the document like missing seller credit and missing lender credit. This would have costed me more than $7,000, had I not caught the issue. - Poor Service. While Karen has always been professional and courteous, her attitude at the end when I discovered the problem with the closing disclosures was either close on-time and pay $7K because of their mistake, or extend the closing date so they can fix it. - We closed with literally 15 mins left before the deadline of a Friday before a long weekend after scrambling endlessly to meet my close. Here's the more detailed recount of what transpired 2 weeks before my deadline. With just a week and a half before my close, I have received 0 communication from Karen regarding the status of my close. I called and emailed Karen multiple times (8x) a day with no reply or a simple email response. With only 3 days left, Karen finally emails me asking for my most basic information as if she's never looked at my file before. She asks for pay stubs, bank statements, address verification, and other information -- all of which has been provided months before! At this point, Karen explains how we're going to have to extend a couple more days so she can get the paperwork through. I made it very clear to Karen that my lease was up and my landlord was not giving me an option to extend. With the new closing date, I didn't receive my closing document until the night before close, at which, I discovered numerous errors and issues with the closing disclosure amounting to over $7,000 that I would have to pay. She missed lender credits and seller credits that I was entitled to. Her reaction was, take it or leave it. Meaning, if I wanted to close in time, I would be paying $7,000 more than I would otherwise to close on time or extend my closing date so she can fix her mistakes. The latter option would have left me homeless for 5 days while she figures things out. After getting her manager involved, I had to effectively manage their job myself - dictating what had to happen next, what the correct closing disclosure should add up, who they needed to talk to, and by when they needed to send in their documents to the title company. By a stroke of luck, I managed to close on the house with 15 minutes left before the banks and county closed for a long weekend. The only reason I stuck with her was because of a down payment grant and lender credit program that BofA was offering. Bottomline - Avoid at all cost. Or if you are working with BofA, see if you can find a different loan officer that will pick up their phone.

DONT EVER USE THIS BANK!!! They will just waste your time and money. Jessica Bowman, the branch…read moremanager, is a crook and completely inept. Herself and the bank representatives such as Dennis Zender have no idea how to communicate efficiently and effectively but they do know how to take money I can tell you that. We started our journey the beginning of June by making an appointment to meet in person. They set us up for an appointment with the branch manager Jessica for the following week. We met with her in person on June 13th and discussed the property in question We showed her MLS showed her the parcel number and information on the county site, informed her the property was 43 acres, zoned Forestry, no utilities but power at the street. We tell her the surrounding neighbors have been getting well quotes anywhere from $22-48k, we told her our overall plan for the property, everythinnnng. She told us everything should be fine as long as there is power at the street but that she was going to verify with another rep and get back to us tomorrow and that in the meantime we had to finish our application. We finish our application and still haven't hear from her days later, that Friday we get a "Hi I'm Jessica, what kind of house are you looking for what area..." email. I immediately call her, she completely forgets who we are and then says ohhhh yahhhh, what was that property address again I'll let you know by Monday. SHOCKER, Monday comes around and she doesn't call us. I give her time thinking, I'm busy at my job so I'm sure she is too, Friday comes around and I call, she is not in the office but they will send her a message to call me... nothing. The next week we out of the blue get an approval letter, we were so excited. The next week once our realtor was back from vacation I called to confirm it was true, again, she wasn't in the office and they will send her a message to call me. 10 minutes later Blair, banker, calls and says it is true we are approved. I asked to make sure we can proceed on the property in question, she says yes. I ask if 30 day contingency with 45 close was ok she says yes, as soon as we have mutual acceptance we just let them know. Days later we have mutual acceptance, mind you we are in July now. We set up earnest money and then start the leg work. Taking time off work, leaving work early, performing wetland survey, talking with the assessors and zoning dept, meeting with ecologists, talking with contractors. ALL things to get us to closing. Middle of July we get a random email from Jessica, who we have not heard from since mid June, telling us we need home owners insurance, kind of confused as it's raw land I respond asking who she suggests? No response. I email Blair, she tells us we don't need it because it's raw land and she doesn't know what Jessica's talking about, so we move on. My realtor had been in contact with Blair for the appraisal, she tells my realtor that she couldn't find it so instead of calling anyone she turned back to the office. Mind you, the property is very easy to find! Fast forward through this disaster, 7 weeks of work days away before contingency is over and weeks before closing, July 31st we get an email from Jessica right before the bank closed with a loan denial letter. IM SORRY WHAT??! Jessica has no idea her job correctly and has appalling communication skills. She falsified information, lied to our faces and then put us in financial harm but of course had no problem running our credit. She got a lovely email for this too and again... no response. My realtor called and she refused to talk to her and Blair refused to give the district reps information so we had to do our own digging, don't worry we got it. 2 days later I get a call from the souther regional manager Chris, who informs me they DON'T LOAN ON FORESTRY LAND NOR OVER 40 ACRES AND WELL NEEDS TO BE ON THE PROPERTY!!! I am floored, absolutely dragged through the mud. Jessica is a poor excuse for a loan officer, she is incompetent and doesn't deserve to be in this business. We will NEVER suggest anyone to EVER use this bank none the less this branch. You want property? Call AgWest they are fantastic
