You can not have a better home buying experience than with Krisanne and Kerstin. My husband and I made a slow transition up to Seattle (amidst one of the biggest real estate bubbles known to man) from San Francisco, so we had the pleasure of working with both Krisanne and Kerstin, who helped guide us through the crazy market. The searching. I have recommended these ladies to everyone I know because they truly listen to the needs of their clients and don't pressure you to commit to anything that isn't an actual good fit for your family. They genuinely love properties and get excited by any direction you want to go. My husband and I really didn't know what kind of property would best fit our lifestyle, and K&K were both willing to investigate and dream with us, but also give really concrete wisdom. By the end, I felt like they knew my taste better than I did and could help me envision a home that has turned out just perfectly for us. The offer. Being first time homebuyers, we needed a tremendous amount of hand-holding while we made our initial offer and pulled together the details of our first mortgage. Krisanne and Kerstin acted as if they had all the time in the world to walk us through questions we had, help put us in touch with reliable local contacts, and sanity-check us on when to jump in versus when prices or terms were unnaturally driven by trends in the market. The purchase. Krisanne and Kerstin felt like family by the time we closed on our house. They were as excited as we were and worked side-by-side with us to finalize all the details and make sure that everything was fair and that we felt 100% confident with our purchase. I was initially hesitant to "pull the trigger" on a house, but thanks to their attentiveness, their actual love of what they do and desire to learn the people that they work with, we ended up making the best decision possible. Spend time searching for your perfect house-- you've already found your perfect real estate agents. read more

Krisanne is absolutely as good as it gets!! I bought a house in Seattle (well Lynnwood) in 2009, thinking I was there for a long haul. By the end of 2010, I had to relocate out of state for work and the house was worth much less than what I owed. I turned it into a rental and had great tenants but the rent didn't cover the mortgage so I decided to go down the path of a short-sale. Krisanne spearheaded the entire effort for me, working with the bank, my property manager, my tenants and potential buyers. She made the entire convoluted process of the short-sale more manageable and stuck with it throughout the process. She stayed on top of the paperwork for me and just really took charge of the situation, which was a boon for me being out of state and not able to dedicate a lot of phone time to the efforts. She was also the person that helped me buy my house and as a buyer's agent, she is an excellent resource and full of knowledge of the Seattle market and the neighborhoods. She's realistic and down to earth on her approach, not trying to be pushy or rush you into a purchase that doesn't meet your needs, just to make a sale. I recommend her if you're buying, selling or just looking at rentals on the way to buying. If I ever end up moving out the way again, I would not hesitate to contact her. Although with all the work she had to do for me, she may not want me as a client again... Thanks Krisanne for sticking with me through all of this! read more

I have worked with this team on 3 occasions and am always very happy with my interactions with them. I hear stories about different realtors who do basically nothing and still get their percentage. Krisanne and Kerstin are always there to answer any questions I have. They help throughout the whole process and are honest and trustworthy. They even helped me to do the last day of cleaning in my recently sold townhouse so that I could get it on the market the next week and not spend another whole weekend there taking care of it. They really work hard to get you the best house that fits your needs for the best price or sell your house for fair market value. I have known them for 10 years and have referred them to friends looking for a house on numerous occasions. They really are a great team and will use them again! read more

We were so lucky having Krisanne Heinze as our realtor. We met her when she was showing an open house at the end of last year. We have just moved to Seattle for two months. As first-time homebuyers, we have very little idea of how to buy a house. We also were not familiar with Seattle neighborhoods at all. So we had tons of questions. She is patient and sincere, down-to-earth and knowledgeable, kind and understanding. Krisanne explains things extremely well. That is great for us to learn a lot through the process. She also kept our interest in mind, not pushy at all. By the end, Krisanne helped us making sure every step is on time for closing. After we close, she was still so helpful to answer questions about the house. We strongly recommend Krisanne to anyone who needs help to find a house. read more

Our process started last year when we were thinking about moving to Seattle from San Francisco. We had little idea as to where we wanted to live and only knew a little about the area. The only thing that we knew for sure was that we wanted to live on the East side. With little knowledge of us other than what we told her over the phone Krisanne was able to put together a fantastic list of potential houses for us to view all over the east side. While we were not ready to pull the trigger at the time Krisanne still took the time to do the research for what we wanted and take us around and show us the area even before she knew we were definitely going to move. Fast forward to May of this year and our move was on and so was our house hunt. We came up several times over a few months to look at houses dragging along our one year old who Krisanne was always happy to help out with. Every trip Krisanne put a lot of time and effort into making sure that it was as efficient as possible. She spent the week before our trips previewing houses and making sure that we weren't wasting our time. After that first weekend with us back in October she was able to really narrow down what we wanted as a couple and even serve as a sounding board between us when we were debating over a house, features etc. After our first real house hunting trip we found a house that we loved but it was a short sale and slightly higher than we wanted to pay. Krisanne encouraged us to put an offer in at what we wanted to pay within reason for the house and see what happens and in the mean time while waiting for bank approval we would keep looking. The market was moving very fast this summer and we were having a hard time finding the right home but Krisanne kept looking and kept previewing and taking us out even when we'd call her last minute with a trip from SF. In between trips she was constantly looking for other houses for us and keep up with our current offer. We also put in two other offers that didn't end up working out so we decided to wait for the short sale. The short sale was a long process with a lot of ups and downs but Krisanne stuck with us and did an amazing job. She stayed diligent and persistent with the sellers and their realtor because our time table was shrinking and we needed to move. She did everything she could to speed the process along including encouraging us to find a lender and get the approval process going. This was a LIFE SAVER when it came to crunch time. She also has excellent recommendations of all of your needs in the home buying process (inspectors etc). She is smart, efficient and does an amazing job. She will be an advocate for you in the home buying process and will do everything in her power to help you out no matter what. She always goes above and beyond and would couldn't thank her enough for all the help she gave us in buying our first home. We recommend her to everyone and will for years to come!! Thank you Krisanne! read more

After working with several realtors, we came across Krisanne Heinze through a friend's recommendation. She was very sincere, hard-working, and had our best interest in mind. As first time home buyers, we had a lot of questions, and she made extra efforts to explain things to us. She was very patient, not pushy at all. She was extremely open-minded and tried several different avenues to work with us on finding the right house for the right price. She was patient with us even when we were double minded about the location - she searched and showed us houses in several areas of King County. Krisanne is truly an amazing realtor and I highly recommend her. read more

Krisanne was my buyer's agent 3 years ago and my listing agent this year, and she is the BEST!!! When I listed my condo, I didn't know anything about the process of selling a home, and Krisanne explained each step to me and helped me all the way. Listing documents, pricing, staging, cleaning, moving, escrow, dealing with HOA, EVERYTHING!!! She was even my "therapist" and "cheer leader" often times when I got so stressed out and discouraged... Especially, there were so many back and forth with HOA and the buyer's bank in the loan approval process (the buyer almost backed out of the deal!), and had it not been for Krisanne who worked tirelessly and patiently communicating and negotiating with all the parties non-stop, I couldn't have closed the sale!!! And during the tough time (that lasted almost 2 months), she continued encouraging me and assured me that everything would work out fine at the end... (She kept saying that she had a good feeling about the sale.) She is very knowledgeable about the process and explains everything clearly in simple English so that we can understand where exactly we are in the process. Her work ethic is outstanding, and she works by the Golden Rules. She really cares about her clients. She is not a "typical" real estate agent type. If you meet her and talk to her, you will know what I mean! read more

Kerstin Brooks assisted us in selling a very old-fashioned, small town-home in Seattle and was simply excellent to deal with every step of the way. Despite its being a just a $360k value home (In a high price market like Seattle), Kerstin delivered a Cadillac service. She helped us deal with our tenants and coordinated repairs, and after a number of open houses, found us a reliable buyer. Along the way we had to deal with a number of failed offers, people backing out, etc which required Kerstin to create large amounts of formal documentation for our signature. The speed with which she turned these documents round was really impressive. We were also very happy with how she consistently explained what stage we at in each transaction and what would happen next. Kerstin is an excellent communicator and is always quick to respond to questions. She is also an exceptionally nice and patient woman for whom it seems nothing is too much trouble. I would recommend her without hesitation to anyone considering the purchase or sale of real estate. read more

Krisanne assisted my husband and I in selling our Edmonds home in April of 2013. Her professionalism was top notch beginning from the very first meeting at our home, to walk throughs, pictures, listing, open houses, and finalizing the actual sale. We have no complaints whatsoever and would wholeheartedly recommend her for anyone, including buyers or seller with complicated transactions and transactions requiring good judgment and advanced negoatiating skills!! We worked with Krisanne recently because she assisted us several years ago in our home purchase in Edmonds!! We were living out of state and she juggled her schedule for us and assisted us in making a wise purchase. She's a very pleasant and nice person too!! read more

I feel tremendously fortunate to have connected with Krisanne during the process of searching for my first home. From the start, Krisanne really listened to and understood what I was looking for in a home and what was important to me in every aspect including price, location, and the type of house and neighborhood I wanted. She was great at finding time around my crazy, fluctuating schedule to look at homes and meet with me. She would often go check out homes that fit my criteria even if I was unavailable and was honest and specific with me when she did not feel they were a good buy. During the process of making an offer, Krisanne was really helpful in explaining what everything meant and what it was for. She even took care of scheduling my inspection and sewer scope, always making sure that I approved of the prices and scheduled times. Krisanne was incredibly proactive in helping me get the best deals and service every step of the way and I am so appreciative of the time and energy she spent helping me find and close the deal on my home. If I ever sell or buy again, I will 100% be contacting Krisanne and I will continue to tell anyone who is looking buy or sell how awesome she was for me. read more
