Move on!!!! Run!! Apparently Jeff works out of both Worcester/Westborough. Jeff and a female agent out of the Westborough office are cheating us for an additional $6K+ in commissions. Our buyer found us/our house on his own, from all the hard work WE did to find buyers. Earlier, when another broker suggested to the buyer's agent she show them our house, she replied "It isn't the house for them." And she'd been working with him for 2 years! Luckily the buyer found our house and he and his wife (and kids) loved it! Back story: By mistake, he came to our house on the wrong open-house week, then asked if us he could see the house a couple days later, before the open house, which we agreed to. We didn't know he had an agent, and, unfortunately he brought one. She came over for the showing and never even walked through the house. She mostly stayed outside! (After mentioning it to people in Southborough, we've heard very interesting nicknames and comments about her. Lots of "eye rolling" too.) Seriously, who needs an agent to steer you in a different direction or not show you all the possibilities, who does not do their homework (she didn't know anything about the house), and, who does not even show you a house that you are interested in and to asked to see? And then not follow-up. Why do you need an agent like that? He didn't trust her because he kept calling a different agent for information and she had to keep steering him back to her. After the initial walk-through, when we checked in with their agent for feedback, from that conversation it was VERY clear to us that she hadn't even reached back to them to find out what they thought. What she DID tell us was "It wasn't for them", but, it actually was! They put in an offer. She literally did nothing for the buyer with respect to helping him find and view our house. He did EVERYTHING on his own. He contacted us directly, several times. (Why bother having her, and just forcing us to pay her a very hefty commission for nothing more than filling out forms? Any admin could do that. He was stuck in a contract with her and WE are paying the price for that.) The whole idea is that buyer's brokers are supposed to bring buyers to homes, and the homeowner pays a fee for that. Not that you should be forced to find it yourself and then, in turn, force the homeowners to pay the fee anyhow, especially when they were making the decision that the was house was not for you! (Interestingly, when he listed his own house, he went with someone else.) When the offer he put in was lower than asking, we specifically we told that agent that if the price were to be lower, we would have to lower the commission from 3 percent to 2.5 percent to make up for some of it. She now conveniently "doesn't remember" the conversation. What?? EXTREMELY UNETHICAL!! When we reminded her she "checked with her broker" (Jeff) and he's forcing us to pay the extra $6K+, which is pure bologna (restraining myself here). They are totally taking advantage of us. Our only recourse is to take her to small claims court. Terrible, terrible! So terrible! They are unethical cheaters. Keep moving. Run!!! There are MUCH BETTER agents/offices around. Hit me up if you want names. And then steer clear! Run fast!
Lastly, side note: We received a full-price back-up offer and really wanted to go with them. We're losing money like crazy because of this deal with this agent. read more
