He always explained the "next step" in the process making sure we understood the way things worked and were both comfortable with what was happening before we would move forward. Through out this difficult and sometimes devastating process Jack was always kind and personable and became more of a family friend than just a hired realtor.

I originally received a postcard from Darren about buying my rental property in Citrus Heights. Since I live out of state and my renters had not paid me in over a year, I thought the property was vacant. I contacted Darren and asked if he could go by and check on the house for me. He did, and we found out the tenants were still living there and had not been paying rent. Darren handled the situation and purchased the property with the tenants still in place. I didn't have to travel back to California, make repairs, or deal with getting the tenants out before selling. We closed the entire sale in just 8 days. As a fellow retired military veteran, I appreciated Darren being straightforward, doing what he said he would do, and making a difficult situation easy for me. I would definitely recommend Darren to anyone who has a rental property with tenant problems or needs to sell a house as-is.

I explained I have tenants in place who w given me a hard time and stayed beyond their 60 day notice and that I need help to find an investor who will buy it with tenants in place. Zach assured me that he would help and keep my best interest in mind. But, after he visited the home, he told me that my tenants hate me and that they can do whatever they want with the property because I didn't have a lease established with the tenants. Then he told me the tenants would no longer allow him access into the house which would make the sale nearly impossible. We received some offers which required entry to the home, so I decided no to move forward with them and continue waiting for a strong cash offer. Zach informed me that the tenants submitted an offer( days after they sent it) I asked him why he never told me the tenants submitted an offer, and he said he didn't review any of the offers he just sent them over. I asked Zach to text or call when he sends important email so that I can be alert. He would never notify me or communicate with me and I wouldn't get any information from him until late evenings after the business day was over. He then told me that the tenants threatened to sue me if I didn't accept their offer. I asked him if that was illegal to blackmail someone into accepting an offer and he says he doesn't think it's illegal and they can do whatever they want. He made me very uncomfortable with the threat from my tenants and he seemed to encourage me to accept an offer under duress. He continued sending other emails from title etc requesting my signature and he would not explain the information to me nor would he tell me what I was signing until after the fact. Finally, today he sent me another email requesting my signature with no explanation and no clarification and I rejected to sign it and asked him to cancel the listing. He said "with a payment of $9600 ill be glad to cancel". Zach hasn't done a single showing and he hasn't been helpful in guiding to through this process with my best interest in mind. He is predatory and trying to intimidate me into paying him money. Please help
