The person sent to the rental for general repairs looked and acted like he was on cocaine. Was charged for things at move out for things the cleaners I hired did but because people came into the house after move out I was held accountable although I had phot evidence that things were clean. Over all very unprofessional. Was.told to pay to the end of the month then told they wanted me out before the 30 days I paid for were up.

    Our experience with this property management company has been extremely disappointing and…read morestressful. From the beginning, communication was a major issue. Our initial property manager seemed unprofessional to us, at times mentioning they were drinking and unable to assist, and frequently asked if our family could handle responsibilities that should have been managed by them. We later discovered there were actually two different property managers assigned, one for us and one for the tenants. This contributed to the lack of clear and consistent communication. In March 2025, our tenants failed to transfer the water bill into their name, resulting in us being charged for their usage. When we reported this in April 2025, we were told the charges would be added to the tenant's statement so we could be reimbursed. Despite following up monthly, we never received repayment. During one of these follow ups, we were unexpectedly informed that our property had been reassigned to a new manager without prior notice. We updated the new manager on the issue, but it remained unresolved until we ultimately ended our contract and received our deposit. After some time with the new property manager, we reached out regarding a delayed rent payment, only to be told that the tenant had lost their job and requested to break the lease. We were not proactively informed of this situation and only learned of it after initiating contact ourselves. The property was then relisted, and we were told it was in "great condition," with only minor items left behind and routine lawn care needed as of February 4, 2026. However, when we continued receiving HOA violations, we became increasingly concerned, especially as a military family preparing for an overseas move. Due to the ongoing issues and lack of trust, we decided to terminate our agreement. When we regained access to the home in March 2026, we were shocked by its condition. The property was a new build that we had never lived in, and it had been left in severe disrepair. The refrigerator was covered in mold, floors were streaked, carpets were heavily stained with food debris, walls throughout the home were discolored and marked, bathrooms were extremely dirty, and the kitchen surfaces and appliances were unclean. There was also a large hole in the fence and trash left throughout the garage. Notably, the tenants had vacated in November 2025, meaning the home had been sitting and being shown to prospective renters in this condition for several months. Additionally, although the lease term was March 2025 through February 2026, we stopped receiving rent payments and are still owed approximately $8,000. To make matters worse, when we began seeking guidance before formally ending our contract, we felt pressured to sign documents quickly, despite requesting time to review them with my spouse. We continued to receive repeated messages urging us to proceed, which further reinforced our decision not to continue working with this company. Overall, due to the lack of communication, professionalism, accountability, and proper property oversight, we cannot recommend this company.
