They say if you can't say something nice about somebody don't say anything at all. But then I wouldn't be able to write anything about Kat Urquhart.
Kat came into our lives by promising much but delivering a little. After not getting offers that we found sufficient for our home in Atlanta, we took it off the market. That's when Kat swooped in.
We were leaning towards selling the home ourselves rather than working with another realtor, but Kat promised that her unique marketing methods and strategies would result in a "revolving door" of interested buyers who would soon be trying to outbid one another. She promised she would get us a price "$30 or $40k above our minimum".
Since we had a second house that we planned to sell the following year, we negotiated a discounted 2.65% commission on both homes.
Then the problems started. While we focused on selling the first property, she kept pushing us to get the second house ready for staging long before we planned. We told her our timeline required that we sell the first house and then use some of the proceeds to paint and prep the second house, but she kept pushing and pushing.
When my wife wrote her an email asking for her to back off and be professional, she ignored the email for 12 days. In the meantime, she kept up with her self-serving demands about getting the second home ready - she wanted it painted, new carpets installed, and it be made ready for photos by mid-December. We told her that we couldn't do that, but she kept pushing us.
More stress wasn't what we signed up for.
During this time we were still trying to sell the first house. Despite Kat's "marketing efforts" - she shared the listing on her personal Facebook and LinkedIn and put it on MLS - we were not seeing the "revolving door of interested buyers" coming to the first house. Maybe it was the lack of signs leading anyone to it?
Anyway, we were disappointed that we only had 6 or 7 showings over a three-week span. When we questioned why it was so low, she said that 6 or 7 was "quite a good number of showings" but the reason we didn't get any offers, was because it was priced too high. Given the number we picked a number that she recommended, we were annoyed. We feared she was going to low-ball us.
Coincidentally, an offer came in for that absolute minimum price we told her we could accept. She insisted this offer was the best we'd get, so we should take it. Reluctantly we did, but we told her that we would not be using her for our other sale.
She didn't take that well. She threatened us with lawsuits, telling us that her brokerage had "thousands of lawyers".
We didn't blink. The second house had never been listed on MLS nor had it been "promoted" on her social media. It wasn't even staged! So we said no.
Instead we agreed to revert the commission on the first house to 3%, in exchange for her going away and having nothing further to do with us.
She then had the audacity to send us a proposed agreement stating that she would cease all efforts to sell the second home, but if we sold it within 90 days, she would still get her 3% commission on the second house. We said no, and we got our lawyer involved. After more bat-sh*t craziness we eventually got her to go away.
But not before she tried to have us pay our lawyer to draft a non disclosure agreement that would protect Kat from us writing an honest review. Seriously!
She honestly expected that we would pay our lawyer to cover her arse! So I reminded her that she still had those thousands of legal-eagles at the ready at her brokerage, so she could ask them for for one. She dropped that idea soon after, which is why I am able to tell you the truth about our experience with Kat Urquhart.
Trust us. Kat is only looking out for her interests - not yours. She is a bottom feeding liar who will talk a great game before selling your house for a low price. The commission she gets from a $500,000 sale is almost as much as for a $530,000 sale. She not really going to fight for that top dollar because she's making good money either way! read more
