    DO NOT MOVE HERE!!!…read more Lapse in building secure access. Any smooth talking individual can gain entry to the building by conning a tenant to let them in, once in they have free range access to the whole building. Amazon and Food Delivery contractors are often seen roaming the upper floors. This is a major safety issue for tenants. Packages are left in a open area and can easily be taken. The back parking lot, reserved for PAYING parking tenants (Paying Rent Does Not Entitle You to Parking), is often overrun by vehicles of disrespectful tenants, guests of tenants or individuals from surrounding businesses. Also, Handicap Parking is for Properly Handicap Tagged Vehicles. Management, Maintenance, tenants, etc use these spots for there personal parking which is illegal (RCW 46.61.581). Parking lot has no signage to show it is a private lot belonging to Boxcar Apartments. Speaking of back parking lot, to date, over two dozen vehicles have had there windows smashed and I assume items stolen since Feb 2024 to include my own truck. Unsure about front street parking, but I hear it's just as bad. This property is in a bad part of town and on the wrong side of the tracks....literally. Transients, criminals and junkies can freely walk through the property, walk between cars and hide out in the bushes near the railroad tracks (ladies exercise caution and vigilance). Three security camaras do not deter these individuals. Supposedly, SIGNAL Security is contracted to keep an eye on our property, but I can attest they are fraudulently wasting Boxcars money. They drive through the lot in less than a minute MAYBE once a night. Just last week in the evening between 9:45 PM-10:30 PM a male loitering in the back row parking lot was creeping on females. hiding in the shadows. Then he started self fornicating. I called SPD twice and they did nothing. Unfortunately our society frowns upon vigilantism, sorry tenants, not coming to your rescue or protecting your vehicles anymore. Three fires have occurred since building was opened, 7th, 1st and most recently 3rd floor. Additionally, one 7th floor flood from negligent tenant hitting fire sprinkler system causing cascading water damage down to the lower floors. Elevators are small and constantly breaking on a weekly basis (currently broke) SOL after hours and weekends if they break, especially if moving. Garbage chutes are often clogging and tenants leave trash in hallways or in front of chutes. Tenants living with outside access often leave trash outside which is an eyesore and attracts animals. Back patio is 100% not secure, anyone can walk inside the gates, use the gas BBQ, gas fire pit, etc.. Homeless have been caught sleeping on patio furniture. Outside noise is noticeable, especially from trains. Thin insulation and cheap windows. COLD Water is not cold. Dogs who are moderately smart can open apartment doors and escape....yes this has happened. Full size dogs and all breeds are apparently allowed including known attack breed dogs. Be prepared for barking dogs while tenants are gone, SOL after hours or weekends. Tenants who don't walk dogs and allow dog feces in there apartments stink up the floors. Tenants are smoking weed and cigarettes inside apartments. Management does nothing to correct this. Management is friendly only to fill there companies quota on vacancy. They care about nothing else. They refuse to compensate us for all this trouble we experience in a NEW Apartment Building. FYI, there are only five true ADA Apartments out of seven floors of Apartments. Also, Spokane and/or Washington State does not recognize Boxcar as being part of any Affordable Housing Programs or Tax Exempt Programs, it's not in ANY LEASE DOCUMENTS either, don't let management tell you otherwise.

    I had continual problems with the management in the two years I lived there. The "managers" seem…read morenice in the beginning but they have no authority. They raised my rent by a huge amount without notice. When I moved out the manager told me everything looked good. But he never looked at the unit. I received a bill for over $2000. The complex is owned by a corporation with a team of attorneys. You will have no recourse to solve problem or accountability for charges. I had pictures and documentation to dispute the charges but nothing changed. They will wreck havoc on your credit score if you don't pay them thousands.stay car, far away.
