Why are you taking application fees for homes that are already rented or clearly unavailable? That feels dishonest. The application transfer is only good for 30 days, and there are no other homes available that allow pets and I'm sure my 30 days is almost up, so the money is basically wasted. On top of that, the pet screening process through petscreening.com is extremely invasive and makes it unnecessarily difficult to get ESA animals approved. Worst property management experience I've had. Poor communication, misleading practices, and a huge waste of time and money. Would not recommend.

The good: The community itself is genuinely one of the highlights. They host monthly events, and I've met a lot of friendly and respectful residents. The dog-wash station is super convenient, and as a dog owner I appreciated having that available. The grounds are usually kept in decent shape, and communication from the office was generally timely. Maintenance was also consistent in notifying us about any upcoming work, and they always followed through. Also, the cleaning staff deserves a special mention -- they're always kind and do a great job. The area itself is convenient, with the outlets, gym, and gas stations all within walking distance. The not-so-great: The biggest issue during our time here was the constant construction. It's been going on year-round, and early-morning noise has made it almost impossible to sleep in after long work weeks. Parking has been another ongoing struggle due to heavy machinery taking up multiple spots for months at a time. Even though the complex requires DNA swabs for dogs to help with cleanup accountability, there's still a surprising amount of dog waste left around the buildings. As pet owners, it's frustrating and concerning. Door-to-door salespeople also find their way into the building pretty regularly despite the controlled access. We've had multiple people knock on our door trying to sell internet or other services. Safety-wise, I generally feel comfortable walking my dog at night, though there is a homeless encampment in the woods behind the property. It hasn't caused issues for us, but it's worth mentioning for awareness. Final thoughts: Parking: rough. Noise: moderate to high due mainly to continuous construction. Maintenance: solid. Pool/amenities: good. Community: great. Dog waste: an ongoing problem with no real solution in place. Area: convenient, especially for military or anyone who's away from home often and doesn't mind the basics. Not a bad place by any means, but definitely has some things to weigh depending on your lifestyle. P.S. One thing I do want to note: when we moved in, we were told the apartment was "ready," but there were still fleas present. We were told the unit had been cleaned and were initially told it might have come from our dog, but she hadn't been itching at all before moving in. Our move-in date had already been pushed back a week, so it was frustrating to walk into an issue like that. We ended up spending our own money on treatment for our dog and on additional cleaning supplies both before and after the flea bomb was done. Management did place us in the Airbnb-style unit on the same floor during the process, which we appreciated, but ideally this shouldn't have been something we had to deal with during move-in.

Four year lease holder and I can say this place has gone from decent to horrible. First, the plumbing is horrendous. I've had to flush other people's poop from different apartments--yes, you read that right. The construction is so poor that bugs and insects find their way inside with no problem. On top of that, insulation and air circulation are terrible, meaning your AC is useless in some rooms while others feel like a freezer. The parking rules? They only apply to certain residents, so don't expect fairness there. Trash is always piled up around the dumpsters instead of inside them, and the so-called "Trash Fairies" charge extra fees but don't actually improve the situation. Speaking of filth, duck poop is everywhere, and if that's not enough, random dead animals have shown up (and disappeared) on the second level. Expect cold showers if more than one person in your apartment needs hot water. And don't bother calling maintenance--they know just as much as you do and will either ignore your request or make things worse. Don't bother mentioning your active military, they will still treat you like any other resident and charge you early termination fees, and take your whole security deposit for any reason at all. This place is a joke, and management clearly doesn't care. Save yourself the stress and look elsewhere.

Don't get me started on our security deposit. $150 to replace 2- $20 (for super fancy) toilet seats is a joke. Also, some of the things they paid for with our security deposit were things we noted in our move in inspection when we moved in. Yay. This man and ("repair guy") his son an absolute joke. He needs to bring back Debbie (it she's still there, we haven't been able to get in contact with her) who was a nice face for the company. I have rented many houses. They charge you for basic housing wear and tear when moving out. The stairwells need to be kept cleaner. Gate entry was broken 75% of the time I lived there. It took a week for mx to repair my AC during the summer. Basic things I didn't report because it wasn't worth the hassle. Also, if you do need to report anything mx wise make sure to use the portal because if you call in my experience things fall through the cracks and you don't have a "paper trail" to show you reported it. To leave it on a positive they walking trails are nice to use, and location to things is convenient.
