We recently had to sell our parent's house in Mission Viejo. Due to market volatility and other…read morefactors, we needed to sell quickly but also wanted to get good value from the sale. After interviewing 4 sets of Realtors, we decided to work with Dave Gubler and IML Real Estate. Dave listened to our concerns and priorities and described his approach to marketing houses. His use of "disruptive digital marketing" and what he called "the juice" seemed like the right combination. We had a short window to get the house on the market and sold and Dave worked closely with us to arrange everything so that the open house happened just 6 weeks after we first met and 1 week after we finished the estate sale. Dave did a virtual staging which made it easier for us to clear out the house. After the first open house Dave received and shared with us 8 or so offers within the next few days and within the week we had 12 offers total to pick from. Dave had priced the house appropriately, but at a price we all agreed was a solid return. Due to all of Dave's marketing we had multiple offers and actually ended up with a higher sales price than we had hoped for. Throughout the process Dave and IML Real Estate bent over backward to answer our questions, make positive suggestions and help out in every way possible. It was a pleasure working with Dave, and we really appreciated that he listened to what we wanted and didn't try to push expensive remodeling when it was clear that it didn't fit our time-line or end goals. In reality, after a month of lowball offers, deals falling apart, and absolutely none of the promised bidding-war fireworks, he suggested we reduce the price even further , despite similar homes, many not nearly as nice as ours, selling for more. We were completely perplexed. Every time we asked what was going on, there seemed to be another explanation about something supposedly wrong with the house, but never much acknowledgment that maybe , just maybe, the strategy itself wasn't working. At some point, when your beautiful home starts being treated like the last dented can in the clearance aisle, you know something has gone sideways. So we parted ways, took the house off the market for a few weeks, regrouped, and hired Kathe. The difference was immediate. From the moment Kathe walked through the door, she understood what made the home special. The custom woodwork, the huge back patio, the classic kidney-shaped pool, and all the little details that gave the house character. Instead of telling us what was wrong with it, she saw what was right with it. And we loved that. She brought in stagers, added her own personal touches, repositioned the home properly and , this is the part we particularly enjoyed, suggested we actually raise the asking price by $10,000 over our original listing.
