ZERO STARS. Absolutely avoid this contractor!!! In addition…read moreto our experience, we became aware of other similar concerns reported by homeowners and observed patterns in online reviews, including Yelp, describing issues such as shingling over rot, ignoring underlying problems, and cutting corners. For our project, they failed to pull the required permit and it was only discovered when we looked into it after some red flags. We confirmed the permit was never pulled directly with our township, which indicated this has been an ongoing issue they have encountered with this contractor. We also spoke with other local township offices and reviewed public permit records in nearby areas, where we found additional properties associated with this contractor that did not have permits on file. They subcontract jobs out--sometimes posting and looking for crews in Facebook roofing groups--and had limited oversight of what was happening on site. As a result, the work on our house did not follow shingle manufacturer installation guidelines, did not comply with Michigan building codes, and they installed new shingles over an improper base without removing the old roof down to the deck for inspection. Without our permission and against Michigan building code, they notched our trusses during a minor repair, causing structural damage that will need correction. They also attempted to charge for work that was not completed. When we raised these concerns with the owner and provided proof, he denied the issues, insisted the work was "up to code," and was dismissive. He claimed he would pull a permit and get the roof to pass inspection--but he never did. We subsequently hired an independent building inspector, who confirmed multiple violations of Michigan building codes. We were forced to hire a lawyer and dispute the charges with our credit card company. As a result, we now have an unpermitted roof that must be completely redone, along with truss repairs. Do your homework: check reviews, confirm who will actually do the work, get everything in writing, and make absolutely sure the contractor pulls the required permit. We were fortunate to be home during the project and document everything that occurred or we would have no idea what was under our roof. We trusted this company and had a negative experience. STONGLY recommend choosing another contractor. DO NOT USE FOR GUTTERS EITHER.

I had to have a new roof put on after the ice storm. They did not take out a permit so there was no inspection. Emmet County opened up a investigation so an inspector came out. He confirmed that they had not done a good job. I messaged the owner three times last month with no reply. I finally called and a man did come out and went up and said that definitely there were things done wrong and he would be coming back to fix them with the inspector. He didn't know when so I'm going to have to call them again to get a timeline. Do not hire this company.

Do not hire this guy. Contact us before you become victim of "Handyman" bachcellosuite1@aol.com…read moreHe breached his contract with us. He claims he can do everything but he is not licensed even though he says he is. We wasted $1000's on material because it needs to be redone by another company. I am writing this review on behalf of my family, particularly my mother Mary Dyer…read more It has been a few years since Steve Gates tore apart our home and created a nightmare situation for my family. After that debacle we were so busy dealing with the mess and everything else going on that we simply wanted to move on, however, his recent harassment and lies have made it clear that we have to tell our story for us and for others. First Mr. Gates did work in our mudroom which has in short time begun to crumble and cause us problems. That's only the start. Not long after he worked on our mudroom and before we realized what a shoddy job he did, we proceeded to have him begin work on our upstairs - that's where the nightmare began. He was hired to tear the crumbling walls down to the studs, spray foam insulation and put up fresh drywall. This job was supposed to take 6-8 weeks, however, it dragged on over 6 months and at that point - when he walked off the job - it still wasn't finished. During that time he wouldn't show up, we couldn't reach him on the phone, and he's be gone for at least a week at a time. The people he hired to do the work quit because he refused to pay them until there was one individual left for whom my mother paid directly to make sure that he got paid because she felt horrible that Mr. Gates refused to pay him. My mother was told by individuals that Mr. Gates hired that he was using the money she paid him to purchase items for his personal use. He actually came into my place of employment at the time to purchase something when he was supposed to be on the job. My mother was so concerned based on Mr. Gates' horrible behavior that she had to purchase the supplies herself. Mr. Gates also charged my mother for dumpsters that she confirmed were never ordered. During the demolition, Mr. Gates tore out the ship lap from the walls which never should have happened - he should have known better. During the months that our upstairs was torn apart, I had to cover an open hole in the wall myself because he refused, despite being asked over and over again (and I shouldn't have had to have asked) that he cover the hole. We had a bird flying around in the house because he refused to secure the job site and when I discussed the issue with him he laughed in my face. As time went on, he increasingly reeked of pot on the job which was extremely concerning. My mother hired him to do spray foam insulation which he claimed he knew how to do. When it got to it, she found out it was a lie and that he did not in fact know how to do it. He then tried to charge her for the cost of having someone else spray in the insulation. At that point, we were already so far into the project and needed it to be done before the cold weather hit so we were forced to have him put in fiber glass insulation that we did not want. When the drywall phase finally began it was clear he wanted to leave as soon as possible. It was slapped up so shoddily that there are major problems with it that other professionals in our home since then have noticed and inquired about. The drywall is wavy, uneven and massively inconsistent to the point where it's extremely difficult to tile as it is so poorly installed - that's not to mention the horrible mudding job and peeling tape. Window screens were ruined during the demo and in his haste to move on he did not even bother to fix them. Antique, original trim to the house, that was removed and labeled at my mother's request, was never reinstalled as contracted and agreed upon. Door jams and doors were also not reinstalled. When he decided he was "finished" he left the home a dirty mess. He ran down the stairs when we were in another room and fled the house. My father and I left at that point as we had to drive downstate for work. It was at that point that Mr. Gates came back to the home, which I believe was because he thought my mother was home alone, and began to harass her. Mr. Gates yelled at my mother, claiming that the job was finished. Obviously, it was far from it. He then demanded that my mother pay him more money that he was clearly not owed. At that point, my brother, alarmed by this man shouting at my mother, climbed the stairs to see what was going on. Apparently, this startled Mr. Gates and he decided to leave. My mother then realized that Mr. Gates still had a house key that he had not returned so she sent him a text message asking for it back. He in turn refused to give the key back and proceeded to blackmail my mother demanding more money or else he wouldn't return the key. My mother then changed the locks on the home. To add insult to injury, Mr. Gates also posted pictures of our home online despite being asked not to do so and to remove them. This was an absolute nightmare situation and now Mr. Gates is lying about the situation all over social media. We feel that it is important to tell our story and hope that no one else has happen to them what happened to us.

R Factor of the North is an excellent roofing contractor. We had shopped several different roofers…read moreand R Factor provided the best quote for the roofing material and services to be provided. They came highly recommended by our now-retired remodeling contractor who has done several projects for us. He still uses R Factor for his own buildings. The on-site crew was excellent. They cleaned up the property every evening before they left for the day and I never found so much as a nail after they left (it helps that they use a big rolling magnet). The crew would take time to explain to us what they were doing and what was wrong with the current roof (part of one roof had dimensional shingles that had been installed in the wrong pattern). Another part of the structure had sheathing boards that were over 100 years old; some boards had damage that they quickly fixed at no extra cost. They also made sure that my weather station and weather vane were reinstalled in the proper orientation. If they left at the end of the day and a section of roof wasn't completed, they would tarp the unfinished section to avoid any damage if rain should occur, even when precipitation wasn't forecast. In all fairness, three of the four workers were the offspring of the company owners, so they knew their family reputation was at stake. The owners were excellent, also. Ted and Trisha were very good at explaining what needed to be done and in helping pick appropriate colors. Before the project started we decided to change the drip edge color; Ted made a special trip out with samples to make sure we had the proper color. There was good communication throughout the project. We had a quick response for our request for a bid. If we had questions and they were not immediately available, they would return our call promptly. I highly recommend R Factor of the North and would definitely use them for future projects. Finally, if you are concerned about some of the older, negative reviews on other sites, know that those reviews reflect the previous owner. Ted and Trisha purchased the business in January 2022; reviews before that date should be taken with a grain of salt.

ASAP roofing gave me a quote for my cottage and shed with porch roof…read more They came out, climbed on the roof to see what had to be done and also seen the roofing material that was there for them to put on. The men did a decent job of putting the roof on, but did not clean up. They said that since the snow was starting they would finish the shed and porch in the spring and clean up all the old roofing then. Unfortunately, the owner sent a bill that was for more than the quote that was for both buildings with the other building not being finished yet. It came as a shock. I had to ask a lawyer what to do. He said to pay them less for not finishing the job. So, that is what I did with a letter of explanation and complaint. They had promised to clean up the old roofing material they left all around the property. They also promised to use a big magnet to clean up the nails. This took over seven months to get them to do and they never cleaned up the nails as promised. After sending message after message to get them to clean up the mess. The owner then said I never paid, but I did!!! And, again, he never cleaned up the nails. And only after threatening to warn the public did he send a message that he wanted to finish the job of roofing the shed and porch. The public needs to be aware of his business practice to avoid the hassles I went through.
