My search started with her colleague, Yesinia Beatriz, who supported me early on and connected me with Madeline who was a great fit for my needs! I wanted a property in a highly competitive, expensive area during a time of low inventory. Madeline never made my goals feel unrealistic. She helped me purchase my dream home in a newly renovated TIC building on the border of Russian Hill and Nob Hill, smoothly navigating the complex TIC financing requirements. Madeline is highly knowledgeable, efficient, and responsive. She educated me using recent comparable sales data and reviewed every document thoroughly. In a multi-bid situation, her strategy secured a home that not only met my must-haves but also my would-love-to-haves (hello private garage, view, and fireplace), on my very first offer, with zero back-and-forth counters. She operates with total integrity and made me feel genuinely cared for throughout the process. I highly and absolutely recommend Madeline and the Ruth Krishnan team. I can't thank them enough!

Lauren and team were FANTASTIC! My husband and I have lived in SF for 10 years and we were finally…read moreready to look at buying our first home as the rental market went crazy. We had no clue what we were doing walking into this and Lauren helped guide the way from teaching us about the market in general, advising us and referring us to good financing options, and more. The very first thing we did was an exercise to help make sure we had realistic expectations - we looked at a variety of neighborhoods with our price point in mind and looked at previously sold units to understand what we could and could not afford. It was very helpful to then narrow our search to start looking. Lauren walked us through all the options and made sure we wouldn't waste time with things that didn't make sense. When we found homes we liked, Lauren immediately jumped into action, pulling down inspections, sharing intel on the selling agent, and more. She would walk us through the full inspection reports and help flag things we should dig further into. As a family with a kid, she was also extremely thoughtful in guiding us based on nuances of kids in the city. And when it came time to negotiating the home we got, she worked her magic! Up against two cash offers, Lauren helped us navigate a competitive offer in other ways to beat them out. Unreal! Our friends were blown away at how quickly we were able to get a place compared to what they've seen in this crazy market. Our full time from kickoff with Lauren to close was probably only about 2 months total - wayyyy faster than we thought any of this would go down in the crazy SF market. Her team also helped throughout the close process to make sure we were set on moving logistics and getting set for all the new things involved in home ownership. We are so grateful to Lauren and her team who went above and beyond to make sure we were getting the home of our dreams and that we were set up for success. Would highly recommend her and the entire Krishnan team!

This is a cross posting / summary version of the review I wrote for Laus Investment Group, which is…read morethe same group of people as Good Earth Realty (I rented 777 5th Ave, "Good Earth Realty" advertising sign was on the building and "Laus Investment Group" was on the lease). I sincerely hope that you are reading this review BEFORE signing a lease. Based on my experience, the people involved in this business are at best grossly incompetent and at worst purposely manipulative and irresponsible. When my roommate and I moved in, nothing was cleaned, a lot of things were broken, and there was even a dirty ladder left in the room (see photos). Long story short, no one answered the phone number on the lease, Laura Costello (the leasing agent) blamed Kennan Lau (the landlords' son), Kennan blamed Laura, and the landlords did not answer my calls or emails until I threatened to break the lease and sent certified mail of details of the issues with the place. As an aside, Laura said the landlords are very old and don't use email, but turns out the landlords were plenty fine at using email, at least when they wanted money from us: one month when our rent hadn't arrived in their bank account by the second to last day of the month, they emailed us asking about it. My overall impression of Ms. Lau (one of the landlords who became the main point of contact) is that she is very manipulative and stingy. I'll highlight two of the many exchanges we had: - When we first moved in, the apartment was so filthy. We weren't able to get in touch with Ms. Lau until the 3rd day (due to the whole Laura-Kennan blame game) and when we finally got in touch with her, she said that her cleaning lady was too busy to come clean due to COVID-19 increasing demand for cleaning. This was a ridiculous excuse as we know that there was no one occupying the unit for at least 3 weeks before we moved in based on when we viewed the apartment, and it was frustrating that she still didn't prioritize the cleaning. I asked her if we could find our own cleaner and get reimbursed, and she gave us a budget of $80. There is no legitimate cleaner who would clean 2 bedrooms, a bathroom, and a kitchen for $80!!! We eventually haggled to $150 and that amount only covered the kitchen and the bathroom. - We were given only one set of keys for two people on the lease. When I pointed this out to her she said "you can just make a copy" and when I asked her if she would reimburse us for it she answered "it's not a big deal, just do it yourself." The missing set of keys was one of the smallest problems compared to everything else so I let this go, but I think this exchange sheds some light onto how she does business. Time skip to the end of our lease: trying to get our security deposit back. We took photos and videos of the whole place when we moved in so that we couldn't be blamed for any damages that already existed. Ms. Lau tried to blame us for floor scratches, missing curtains, chipped paint, and other damages that already existed when we moved in. I tried to reason with her, showing her the initial condition photos and videos that I took to prove that we did not cause the issues, and then she said, "Look, there's no point in fighting about these details, just tell me how much you think is reasonable for you to pay." After we settled on a number, she found a different way to withhold a lot of the security deposit: a whole years' worth of shared utility bills, and she said she would "waive" the damages fee as if she were being super generous. No one ever billed us while the lease was ongoing, and the shared bills were calculated to be split among the number of occupied units rather than the total number units in the building even though the garbage and shared PG&E would be the same total amount no matter how many units are occupied. With only half of the total units occupied, our portion was insanely expensive. Tldr: Only rent with Laus Investment Group if you are ok with losing your security deposit and paying ridiculous amounts of your time, money, and effort dealing with people!

Samantha and her team for the job done for us!…read more Before any referrals, by chance we met Samantha at an open house while we were in our window shopping phase. We were impressed with her approachability and professionalism. It crossed our mind to work with her as our exclusive buying agent then. The process was simple, we met on a zoom call and shared what our preferences and deal breakers were. Four months later and we closed in the sunset district! We never felt pressured and Samantha kept us positive and kept us engaged as the market competitiveness can be disheartening at times.

There are great real estate agents, and then there are those rare individuals who fundamentally…read morechange what is possible for their clients. Janice Lee is one of those people. I genuinely believe that without her, we would still be searching for a home in San Francisco. When we decided to move to San Francisco, we were entering one of the country's most complex and competitive housing markets with very little knowledge of the neighborhoods, pricing strategies, or unique buying practices. We also needed to move quickly. After contacting several realtors, Janice immediately distinguished herself. She called us almost instantly and spent 40 minutes patiently explaining the market, answering our questions, and helping us understand our options. Before we had even met her, she had already demonstrated a level of expertise, generosity, and genuine care that we hadn't experienced elsewhere. What followed was nothing short of exceptional. Janice possesses an extraordinary combination of deep San Francisco real estate expertise, strategic judgment, relentless dedication, and genuine personal investment in her clients. When we traveled to San Francisco, she personally picked us up and spent extensive time showing us homes, explaining neighborhoods, and helping us understand what our budget could realistically afford. She listened intently, quickly understood our priorities and lifestyle, and developed an almost instinctive sense of which homes would be right for us. She didn't waste our time showing us houses that merely checked boxes. She helped us identify places where we could truly envision building a life. What sets Janice apart most is that she approaches buying a home with the same care and discernment you would want from someone making the decision for themselves. She wasn't focused on simply finding us a house or closing a transaction. She was determined to help us find a home we would love, feel proud to own, and know represented a sound financial decision. Her honesty was invaluable. She told us when a property was worth pursuing, when it wasn't, and why. Her extensive experience with renovations and remodeling allowed her to see beyond appearances, identify potential concerns and opportunities, and help us evaluate a home's true value. She respected our budget, never pressured us to compromise, and consistently prioritized our long-term interests over the immediate sale. We never questioned whose side she was on. Her responsiveness and attention to detail were equally remarkable. Janice was consistently several steps ahead, often having disclosures and property information ready before we even requested them. When we couldn't tour a home in person, she arranged video walkthroughs. When we needed financing guidance, she connected us with an exceptional mortgage lender. Her support team was wonderful, but Janice herself remained extraordinarily accessible and personally involved throughout the entire process. No matter when we reached out, she was almost always immediately available. She anticipated what we needed before we knew to ask. In a market like San Francisco, where timing, preparation, and sound judgment can determine whether you secure the right home, Janice's expertise is an extraordinary advantage. She didn't simply guide us through the process; she educated us, empowered us, and positioned us to make a strong, competitive offer with confidence. We never felt like we were navigating the market alone. Equally remarkable is the way Janice treats people. Regardless of budget, she makes you feel as though you are her most important client. Her patience, integrity, warmth, and unwavering commitment are rare. And unlike agents whose involvement ends at closing, Janice continues to be an invaluable resource, connecting us with trusted professionals for home improvements, repairs, and everything that comes with settling into a new home. The true measure of an exceptional realtor isn't simply whether they can help you buy a house. It's whether they help you make one of the most important decisions of your life with absolute confidence that your interests came first. Janice does exactly that. Looking back, I cannot imagine having gone through this experience with anyone else. Without Janice, I sincerely believe we'd still be searching, uncertain about our options and potentially compromising on what mattered most. Instead, we found a home we genuinely love, are proud to own, and feel confident was the right purchase for us. That difference is immeasurable. If you're searching for a San Francisco realtor or buyer's agent, Janice Lee is the person you want representing you. Her knowledge, integrity, judgment, and dedication set a standard that few professionals could match. She doesn't simply help people find homes. She helps them make decisions they'll feel good about for years to come. We are profoundly grateful to Janice, and recommending her is the easiest recommendation we could ever make.

We trusted this team with a major financial decision, and it cost us over $80,000…read more In 2024, after our TIC unit sat on the market, Aaron advised us, in writing, to pull the listing and rent it out instead, telling us we could "simply sell the unit in a few years when the market improves." He personally emailed us rental agent recommendations, specifically referring us to a leasing agent to formalize the lease and advised us to rent the unit out. At no point did anyone on this team disclose that leasing a TIC unit in San Francisco triggers rent control protections that make a tenant nearly impossible to remove without a significant buyout. We found this out the hard way, after the tenant realized their position, buyout demands climbed into six figures, and we were ultimately forced to sell our unit in early 2026 for $80,000 less than we paid for it. When we asked Aaron in writing to take some responsibility, he replied the same day claiming he, Michael, and Compass "had no involvement, and nothing to do with the leasing of your unit in any way." That statement directly contradicts his own emails from 2024, in which he personally advised us to rent out the unit and personally provided the rental agent referral that resulted in the tenant placement. We still have all of it in writing. If you're considering a TIC property in San Francisco, make sure your agent is actually disclosing the risks specific to that ownership structure, not just steering you toward whatever's most convenient for them.
