Investpro Properties has proven to be top of the line the worst company to look your property through. I showed interest in a property. I reach out to Richard Marous who lied and said his name was Rick Marous. I asked him twice to see the property, and he stated " My time is somewhat limited the next few days. I can get there at 3:30 June, 14. Text or call me Saturday morning to confirm." Seeing that I'm self employed I agree to work with his schedule. Now imagine I followed up with a text confirming I will be meeting you at 3:30 for him to text back and say it's rented. You were missing all week and did'nt have the time. Liar... I sent you the text you sent me. You're the one who stated you didn't have the time. It's not a problem that someone rented the property. It's the fact that he's disrespectful to other people's time. Where is the professionalism? Richard/ Rick what ever your name is you could have said I understand there was a property you wanted to see, however it was rented. Is there any other property I can be of any assistance to you. Simple! You are licensed through the state of Florida. Go back and take a course on professionalism. Your statement is UNTRUE. I did not say the meter was struck by lightning I said the driveway was struck by lightning and it moved through the electrical lines into the house. Because it was Friday no one wanted to help. your employees dropped the ball then and many times before that. You are trying to change the narrative in order to place your business in a better light. This poor/bad review stands! This has nothing to do with yelps algorithm. It has everything to do with your employees and them being lazy and passing their responsibilities on to the tenants. You have a poor management company and due to my personal experiences with your company no one should hire you! How dare you try to change the narrative. That incident affected me so greatly in a negative way, I still remember it today. The owner never called you. If he didn't was only because I needed to venture out into a Florida storm to contact my neighbor who personally knew my landlord. Before you say you should have waited for the storm to end, I did. By the time I made it to my neighbors home a second storm followed. THEY gave me the owners phone number. I had to contact him directly in order to get this situation cleared. Having to do that made you company insignificant and useless. I am so upset you are not taking responsibility for your employees wrong doing. Who are you? When did you take over the company? These people are the WORST!! They promise you professionalism and then hire clowns to do work on your property who misdiagnose every time ("hvac unit needs to be replaced" when its a $90 part) (stove needs replacing, again a $26 part), Do yourself a favor and have your own contractors go evaluate a repair rather than Investpros people (and if you're doing that, why am I paying for property management!!) Tenant didnt pay rent one month but they gave him time to figure out where his money order went...what?? Ultimately no notices or papers served and 4 mos later when tenant vacated, STILL hadnt paid...yet not one notice ever sent to tenant! Yes it came from the entire security deposit held, which left NOTHING to pay for the $6000 damage their placement left behind, because they only had 1 mo as security. (But Investpro got paid!) Everyone you talk to "oh thats not my department", you cant reach them, and they deflect deflect deflect. We have managed properties in 3 states and i couldn't be LESS satisfied with Investpro. As property owner, we hired InvestPro to rent out my house in Tampa, FL. 50 days no showings. We had to terminate their contract and switch to another property management company. The next agent listed our property in the same range of price. We had 10 showings in just two weeks. That's the difference. We do not recommend InvestPro, not only they did not rent out property as they promised "28 days", but also, they did not let you back off their contract when we were frustrated and not satisfied. Our advice to you is "Read carefully before you sign contract. Make sure you can be off the hook if you are not satisfied." They wasted us 3 months. read more

Absolute garbage. From the treatment of my investment property to the care for my tenants, this company was absolutely horrible. You'll notice when you search them on google or yelp, there are tons of claims after their bad reviews to "ignore the reviews" and that "yelp reviews are inaccurate"... it seems the opposite is the case. These guys lie and manipulate at every opportunity to put a few extra bucks in their pockets and THEN create fake reviews to attempt to cover up their tracks... They sent a "team" to remodel my unit and they might as well have sent children to do it. My unit is ruined cosmetically and they charged me a boatload to "remodel" the place to fetch a higher rental rate. If I were a tenant and saw this disaster I would run the other way. I reached out to multiple business to rent my singe family home in Port St Lucie Florida. Monty responded to my request before any other company for information. He was absolutely transparent in the way he functions as a manager. His fee structure is without a doubt the most reasonable available. His contract is completely understandable and any concerns or questions that came up he responded to accurately and immediately. He is also polite, and geuinely a lovely person to deal with. They are complete immoral thieves who make up charges to steal your deposit and thousands of dollars extra. They said they were looking into a HOA issue while issuing me a fee for 8 months up until the day I left and moved out and the HOA never came out to resolve said issue. Then they stole my deposit and made up lies and excuses for it stating I caused problems to the unit that were preexisting conditions when I moved in. Never provided move in or move out check lists, nor did one with us nor asked us to remedy "said issues" or provided receipts for the charges. I cannot warn people enough to stay away from these horrible unprofessional people with no moral compass unless all you want is problems and your money stolen. InvestPro managed my first investment property. Their first mistake was not telling me about water damage for over a month, which lead to mold growth which ended up being very expensive for me. When my tenant moved out, they supposedly had a cleaning company come through, however when I went to the property it was filthy, the drawers were so dirty and required me to clean again. They did not tell me when the tenant moved out, nor did they remind me to turn on power. The TERRIBLE listing they posted did not get me a renter after 2 months. Once I fired them and got my real estate agent to take care of it, the property was leased in less than 2 weeks. Never use this company, I have never been so glad to fire people. They were always very professional and accessible, anytime we had a maintenance issue we would submit it through their online portal and usually within a few minutes someone in the maintenance department would get right back with us and schedule a repairman to come fix the problem right away. Moving out was a breeze, they performed a move-out inspection and sent me my deposit back quickly. Worst company to deal with, they make excuses and refuse to repair anything in the home. We have lived here for six months and one day the power went out on my side of the home. I am disabled so I have a need for a medical bed, they sent a repair man out to the house twice and charged me $75.00 both times and the electrical problem is still not fixed. Finally they told me that the owner refused to pay for the repairs because in their opinion it's my bed that has caused the issue. Now my refrigerator has gone out, and my Aunt is diabetic we need to store her medication in an ice box. This has been a week and still nobody has come to fix this problem. This is an ongoing problem for almost two months now, I have been charged $150.00 in repair fee's for something that is still broke. Now the refrigerator? I still have three months left in my lease. I will be leaving as soon as I can. If you are reading this? Do yourself a favor and DO NOT DO BUSINESS WITH THIS COMPANY! You will regret it later. read more

This is a very dishonest property Management Company. They knowingly wrote in on a lease that the tenant was responsible for rodent problems and damage they cause. They did not disclose to the tenant that there was a rodent problem and now are trying to force the tenant to pay for all the problems and the Damage even though the tenant had nothing to do with the rodents. The adjoining townhouse have been abandoned for 5 years and when somebody came to finally clean it out the rodents that were over there came into the tenants house. And now they are refusing to take care of it. I would never do business with this company ever again. Nor would I ever want them to represent my property. They also did not repair a dishwasher that broke for more than 2 months. Very poor Property Management Company. They also scheduled an insurance inspection on Yom Kippur Eve, twice tenant requested to reschedule it and they refused. Then the day of tenant called them to find out what time approximately the inspector would be coming, and they said oh we sent you an email a few days ago telling you we rescheduled it. This is my second year using InvestPro Properties. Initially I did a bit of research and called a number of property management companies in the area to compare price, services they offer and how they handled issues that come up. Since I do not live in the area i rely on their knowledge and expertise to take care of problems. When there is an issue with a tenant they will use the contractor I prefer first and if they can't get in touch with my contractor they will use their own to get the repair taken care of in a timely manner. They do not mark-up the repair costs which I feel is very professional. Also, the rent, once the management fee is taken out, is send directly into my account. They also provide detailed monthly paperwork regarding itemized costs and at the end of the year I receive a consolidated 1099 for my income tax preparation. I have worked with Monty, Rick, Josh and Lisa and they are all very helpful and professional and I highly recommend them to help you with your property management needs!! read more
