Did you know, agents selling modular and mobile homes in Florida do not have to be licensed? Which means, not the same criteria as bona-fide licensed real estate agents. Warning NEVER purchase a place site unseen unless you have money to throw away! We purchased an RV, site unseen and the place was set up like it was lived in (ruse). The RV was advertised as a 30ft and it was only 23ft RLS. The pictures were not what we saw in person. 'Low lighting does work wonders'! The couch was horribly scratched by dogs left in the RV, as well as dog hair scattered throughout, especially in the oven "that was never used". urine stains inside RV in front of door. Guess who the real owner of that RV was? The realtor! She was very pushy and assured me the RV was in excellent condition and said the pictures were exactly how the RV showed! She also conveyed to me she was an ex-Police Officer and that allowed me to lower my guard since I spent 30 years as a Law Enforcement Officer. Private citizens are unable to make a sale if it has a lien on it, in the state of Florida unless you sell under the umbrella of a realty company. She had a lien on the RV, however she conveyed to me the owner was selling because she bought a home. There are things you don't have to disclose but when the buyer asks you questions there should be an obligation to be honest and truthful...called integrity! You are working for 'Integrity homes'... these are facts! My wife and I are retired and because of this disappointment in this RV, we are going to have to sell to an RV dealership, We are taking a pretty hefty loss, but my wife and I decided we would are not willing to sell this particular RV to a private citizen as "our integrity" would be honest and up front with a potential buyer. The realtor is an expert in trying to explain things away! We are losing $10,000, and a $150 increase per month on our new RV. In addition, because we had to dive into out IRA, our income status went up and that makes us have to pay more in taxes. My hats off to the realtor, and "Integrity Homes", our hard earned money will be deposited into their accounts and they will go on with business as usual while we will bare the loss! The most disingenuous real estate firm. I had a contingency written into my purchase contract, depending on loan approval. I did not receive approval, and integrity will not return my earnest money, which is sizeable, stating they need to check into it. After 3 1/2 weeks nothing, no calls, no updates, nothing. Guess it's attorney time. Do not, repeat do not, use this company either as a buyer or seller. They will keep your money. read more

Very disappointed in the sale of our home. First time it was a great experience with Lori Houser and Linda. This time, I give a one star as I had no contact with Lori the realtor, I only worked with Linda and then the buyers mortgage company kept contacting me instead of working with Integrity (Lori or Linda) and then I had to provide private documents that I should have not had to provide. If the realtor would have worked with the buyers mortgage company, I would not have to provide what I did. I also had to get documents notarized and paid for it ourselves cause the mortgage company sent it to our house and needed the documents before we could close. This cost us extra and I asked Linda why we had to do this and she didn't have a clue and she asked Lori and we never got an answer. Check this out, the mortgage company sent us a check to our house instead of wiring it to us and it still has not cleared the bank, so they have closed on the house and it's now a week later and still check has not cleared, as my bank has put a hold on it for 10 days. If my realtor was doing her job (Lori) she could have prevented this happening. I would say she is happy because she got paid and Linda made the money for her, she didn't do ANYTHING! Let me tell you about this company...they take their name Integrity seriously! Please let me share my story, I am hoping it will keep someone else from falling prey to this couple & their new company,  Don & Kelly Schwartz at  Rocket Mobile Home Sales, both as an employee & as a client. When we were looking to move here in  July we met Don Schwartz through an agent at Integrity. At first all seemed great but shortly afterward Ellen the agent that introduced us to Mr. Schwartz and Lance his boss,  tried to warn us of some things that were going on that wasn't ethical. They tried very emphatiically to let us know we were getting into a bad situation. Well to be honest, we thought it was a disagreement within the company & it didn't involve us so we didn't take to heart to the warning. Mr. Schwartz said they were upset that he was starting his own company because they would be losing their top seller. So we didn't think much of it at the time but now wish we had asked more questions and dug for more information. The short story is that Mr. Schwartz has turned out to be the wolf in sheeps clothing... he has been unethical in our buisness dealings,  has scammed us, he is in breach of contract with us,  left owing us approx $16,000., a shower not to code, unsafe flooring and more shoddy work. and in the last week  and a half I tried to reach out to him to resolve our differences because my brother had passed unexpectedly & I just wanted to be done...this rehab has been dragging on for over 3 months. His response was for me to email him not text him so he could share our emails with his counsel...no... I'm so sorry about your brother, just cold hard response. So guess who sent cards?!   They showed sincerity & concern & I haven't talked to them in a couple of months!  Hang on, I am getting close to the end,  listen, Lance, Jennifer, his sweet wife, and wonderful colleague Donna all could have reacted when I called to apologize & let them know what happened... with... your choice your consequence & they would have been right. They instead have been kind, supportive, encouraging & informative...their response immediately was how can we help you, what do you need? I was dumbfounded...it wasn't what I expected at all, or what I felt I deserved.  They sincerely, genuinely care...we would be in a whole different situation had we listened to them inthe beginning. Just fyi, we are veterans & an older couple,...Mr. Schwartz says his new company is Veteran Owned...that adds more insult to injury...another Veteran scammed another Veteran. It is so wrong when you take advantage of & scam a veteran but when you do it to the elderly day in & day out...that is wrong on every level.  Why am I sharing these details publically ? Believe me it's humiliating but it's the right thing to do.  I feel compelled to let the public know about them and their  company, Rocket Mobile Home Sales ...so what happened to us doesn't happen to you or someone you know & care about... I've been very impressed working with Integrity. They went above and beyond for me and made the whole process seamless and easy.

We recently purchased a home from Integrity homes in Colony Cove. It was the worst experience ever! The first home we placed an offer in was listed as move in ready. Once we placed a bid we found the ad to be fraudulent due to the contents not being included as advertised. We were then told about a second listing that had new floors. We opened up the compartment where the water heater was to find it fell through the floor and wasn't ever fixed including uncapped electrical wires. The listing went on to explain the air conditioning was 4 years old when it was in fact 10 years old This week we are having to spend an additional $5700 for new air and ducts. The bathrooms were listed as being new. We had our first guest over Christmas to find out the Master shower has a foot long crack in it where water is penetrating the floor and now the shower and floor need replaced. Some of the contents pictured in the listing were removed prior to purchase and the response was...it was only a few $49 rugs admitting the prior knowledge of missing property. We are currently in the process of docuMenting emails and pictures for the BBB, the real estate commission, the DMV, and the Attorney Generals Office. Please contact the DMV for licensing information on both your broker and Integrity it self. There is a state ran portal to get this information on line for free. We were unable to find proof of license numbers. read more

My husband and I decided to start transitioning toward retirement by taking advantage of the hot housing market by selling our home in Pinellas County and moving to Polk County to be near our children and grandchildren. Well, our house sold within 2 days of listing it, leaving us with 30 days to find a place in Lakeland. I inquired about a listing through Integrity Mobile Home Sales, and Connie was quick to respond. The listing I inquired about was not going to work out for our needs, so I explained what we were looking for and Connie sent us a couple of listings. We made an offer, and before we were back home Connie gave us a call letting us know that the seller accepted! Well, that was the easy part...Now we had to get approved by the MHP...They were rather difficult to get in touch with and we didn't have much time on our side with closing now less than 3 weeks away...Connie was with us every step of the way helping us jump through the hoops, and going above and beyond to make sure we weren't "homeless" after closing on our house in Pinellas... We closed on our house in Pinellas in the morning and our home in Lakeland that same afternoon...Everything came together perfectly at the end, all thanks to Connie Dabney; Realtor Extraordinaire!!! read more

I am posting to hopefully warn you to be careful in yout dealings with them...they come across so well in the beginning but as many of us have found out that is not their truth. We had a very negative experience with one of their agents and in October of 2020 they came to our home with promises to take care of us, promises they had our back and would take care of the wrongs...even told our daughter the same thing...well I shouldn't have to beg them to keep their word...we trusted them...their company name is Integrity... April 2021 is the last we heard from them...which was yet another message about how busy they were...we're done...you can take my review as sour grapes or as the warning I hope you will sincerely receive.. there are other agencies within Colony Cove that are professional, honest and caring...Forida MH Sales and My Florida Dream Homes...check them out...you will be better off... read more
