They had to break up hard, compacted dirt to install turf, repair an area of DG and put in a new border all the way around, remove sprinklers and check the drip system. I received a $41,800 repair estimate from Ivy Builders on 9/20/26, proposal IVYB-20235667. It…read morecontained this paragraph: "Ivy Builders recommends pulling permits but client specifically requests not to." I never said that. It went on to say that city fines and stop-work notice fees "will be payable by the homeowner", terms I never agreed to. On 9/23 I called twice and emailed asking them to remove that language, take responsibility for pulling permits, and to itemize the pricing by trade. I asked for the revision that day. It did not arrive by then. On a return call, their representative said he did not like the tone of my email and did not feel they could work with me under those conditions. Nothing was signed and I paid nothing. But read what you're being asked to agree to. Accept that paragraph and you're confirming you told them to skip permits, and you're taking on the fines and stop-work costs yourself. Unpermitted work can also have to come back out, that means paying twice and a project that stops dead. I'm writing this for one reason: buyer beware. If a contractor puts permit-skipping language in your estimate and attributes it to you, get the correction in writing before you sign.

Merrill was referred to us by my sister who works for a paving stone company because she'd seen some of Merrill's work at her sites and knew she would be a fit for our needs. We wanted to take out all of our turf (more than 1,000 sq. ft. in the front and back yard) and replace it with California natives and drought tolerant plant varieties. This type of work happens to be Merrill's forte and passion! She worked with our budget, helped us secure our home owner's association approval and our county's turf removal rebate with her detailed plans, and gave us a gorgeous yard that will only get better with time! She even specially designed a desert habitat for our pet tortoise! We were also grateful for her patience while we worked out issues on our end (like having the county inspectors pre-approve and post-inspect the work) and was able to schedule her crew around our needs. After the project was finished she met with us and took the time to review all of the plant care and maintenance and even provided us with helpful tools and eco-friendly products to keep our yard looking its best. We feel very lucky to have met such an enthusiastic landscape designer! If we are ever in need of landscape deisgn in the future we will definitely be calling on her talents once again!

From our initial appointment, to the final touches on my…read morehardsscaping, my experience with Titan Pavers has been nothing short of exceptional. 1) The proposal phase - Max was quick to respond to my initial inquiry and came at our appointed time to evaluate the scope of the work. I was looking to install pavers over ~1500 sq feet in my back and side yard, with planting areas and an artificial turf corner for my dogs to do their business. Max immediately took note of the drainage issues that I had on my property and came up with a very technically sound plan of installing a sump pump and draining the water onto the street. I was fearful of the cost as it sounded like a lot of labor involved (and it was!), but I was pleasantly surprised that his quote was in-line with the other quotes I received that did not have a drainage plan. After a couple of very professional and kind email exchanges back and forth, we were able to negotiate a final price that I was happy with without compromising the look I was going for. 2) Work phase - Max estimated that the work would take 2 weeks, and they completed it in 1.5 weeks. What a crew he had! They were amazingly efficient and professional. They had to manually haul away 4 full containers of dirt to get my property at the right drainage levels. Max came every day to check on progress, and his onsite foreman was there the entire time to make sure everything went smoothly and it did! I was so impressed with the amount of coordination the team had. The last thing to be done was to install the tiles that I bought for the stair risers. They ended up being a bit too large and each one had to be cut down to size. It was very labor intensive, but Max was okay with it because his motto during the entire time was "I want you to be completely happy with the result". And I totally was. My yard is gorgeous with the "Spanish courtyard" feel that I was going for! 3) The aftermath - We had a full day of rain this past week in our area and it was a great way to see how the drainage worked. We used to have puddles form all over our property after a rainy day (mosquito heaven!), but now my entire yard properly drains out to the street. No more puddles. No more overflow water rushing into my back neighbor's yard. It was perfect. I am looking forward to working with Titan Pavers again once it's time for me to repave my driveway. I recommend them 100%!

Excellent job removing an old, rooted bamboo plant in a container that had sent extensive, invasive…read morerunners on the side of the house. I was concerned that the runners had started to grow into the foundation, but Daniel's experienced hand not only removed the runners, but was able to explain the type of bamboo that this was ran on the surface rather than growing into the foundation. Very knowledgable, expert removal of bamboo and and roots and replacement of soil so there were no holes after removal. Hauled away all debris and container and perfect job on clean up. Did wonders with trimming old growth ivy on a parking strip. Hard working, reasonable, fair pricing for the work accomplished. Will definitely call upon Daniel and JL Landscapes for future landscaping needs.
