Warning do not use this company! We had them remodeled our bathroom 5yrs ago. The shower water line failed. Due to low quality work and parts. I called them to come out to repair the work. The works wanted us to pay them cash to only reroute the shower. We chose to use another company. When they opened everything up they were shocked to see the work was done so poorly. I DO NOT recommend this company. They cut corners, used substandard and even inappropriate materials and supplies (example white sheet rock instead of mold/mildew resistant sheetrock in the bathroom/shower and WET sheetrock they left outside my home in the rain for a week, as examples). They damaged my carpets and refused to repair them, they put holes in my walls (not walls being worked on) and said they were there before (but I have photos of before they entered my home and--no holes!), they used unqualified men whom I could not communicate with as they also did not speak english, they used non licensed guys to do plumbing from Juan's team of at least 10 different men who came and went in my home...sometimes the licensed plumbers did the work but when they were not available the contractor's "team" just "took care of it"...I have many photos of this. They had no knowledge of proper use of dust barriers and mold and mildew mitigation, and they contaminated ALL my clothing, curtains, carpets and entire home duct work (which had to be professionally cleaned) having left severe mold uncleaned and untreated OPEN to spread in my entire home for three weeks. They threw so much debris and contaminants in my yard that it ruined my grass and they contaminated my organic gardens. I am a disabled Veteran and qualified for a federal grant with Habitat for Humanity Thurston County, WA and they hired In n Out construction as the subcontractor to replace ONE small 10x5 foot bathroom for which they were paid about $35ishK. I have over 100 photos and videos of Juan and his workers at my home conducting their work and doing things wrong. I have emails, contracts and texts I am willing to show anyone who is considering using In n Out construction. I implore you NOT to use this company especially if you are elderly, disabled or otherwise disenfranchised and may be vulnerable to misinformation/being taken advantage of. I begged Habitat for Humanity many times in writing to please fire this company as they were causing so much destruction and contamination in my home; but they refused and things just got worse and worse as the 7-10 day project carried into SIX WEEKS. Habitat for Humanity spent another six months entering my home to FIX the plumbing, painting, drywall issues and problems caused by In n Out construction. Juan is very very nice fellow when you meet him and says things like; "if you are nice to me I will be nice to you". On the first week or so I made all his guys cupcakes and muffins to greet them when they arrived...thinking this would be a normal construction job. I did get an "off" feeling thought and I advised Habitat that Juan had delivered my washer and dryer from Lowes just a few months before they asked him to do construction work. I asked if he was a delivery guy or a contractor out of work that was also a Lowes delivery guy?...and if so was he qualified to work with a disabled Vet with PTSD?...everyone knew I used oxygen, had anxiety/PTSD and needed this job to go fast. BUT Juan took the job, gutted my bathroom, left all the moldy walls exposed and untreated and then his foreman went on vacation to a wedding (as I recall) for a week and noone returned to my home for about 10 days (which is when the contract was to be completed). THEN when they did return Juan told me the shower that was ordered would not be "in" until after the new year BUT he had this other one on had he could use "right away" BUT he would have to tear out a wall for it to fit. BUT he would give me a good price on a new vanity (that I did not need) as long as I kept it between him and me and did not tell Habitat for Humanity. Of course I told Habitat and they agreed to pay for it because I felt I had NO CHOICE but to use the shower Juan had because he (everyone) knew I did not have another working shower/bath so I would have to go two months without a shower/bath. In retrospect I believe Juan never even ordered the correct shower insert that fit the spot and that he just wanted to increase his contract $$$ with Habitat by tearing out walls...NEVER considering even one time that it would take more time and create mental health/anxiety issues for me. Juan just wanted the contract and did not consider even once how it may impact the homeowner and my pets. Juan took this job with a vulnerable person (me) without ever considering my needs...he just wanted the job and ripped everything out of my bath then walked away for 10 days and when they returned even more problems began. Pictures show the window they replaced poorly and placed the window UNDER the electrical conduit that ran outside my home (which did NOT pass LNI inspection), venting debris into my gardens, ripped carpets, debris in my yard, wet sheetrock, exposed and untreated mold, debris they left everywhere every nite and a shower in yard for a week. Both Habitat for Humanity of Thurston County and In N Out construction should be ashamed of themselves. read more

We hired Juan and his company for a mid-floor remodel of our tri-level home that included full kitchen remodel, wall removal, new lighting, new flooring, new fireplace, and mud room. I absolutely DO NOT recommend this company. Issues began with realizing how much corners are cut with their work. From not vacuuming before putting flooring down (even after asking them multiple times to do so), to debris in our heater vents multiple times without being cleaned out, the work in itself was unprofessional. After calling the workers out on it, handling the rest of the project was a disaster. Imagine paying someone thousands of dollars, just to end up having to micromanage THEIR work that they're getting paid for just to make sure things get done right. Throughout the project, we constantly had to describe what we wanted and how we wanted things to be (stuff that was already discussed at the very start). Multiple times, the language barrier was so bad that there was no way to clearly explain what was wanted. My wife was home for the whole project, and to hear that they would make derogatory comments about her in our own home while she is there in front of them is beyond infuriating. They would say these remarks in Spanish, expecting that my wife did not understand them. But she did. So if you like to have someone talk crap about you in your own home, by all means go for it. I'll refrain from providing those terms and keep this review PG. If we weren't so close to finishing the project and paying so much money already, we would've kicked them out of our house right then and there. But we miraculously finished. Found out our microwave was installed wrong. Bought a new fridge and was told dimensions to buy, only to have it BARELY fit (then being blamed about buying too big of a fridge). If you want things done right in the first place, look elsewhere. They harped about how things could be retouched, but if the work was done right in the first place, then retouching wouldn't need to occur. The amount of touchups could not hide the dings and dents all around our cabinets, all from their sloppy and careless work. And when you do bring something up to get retouched, the workers would complain and make excuses for how it's supposed to be like that. Again, I DO NOT recommend In-N-Out. read more

For a recent master bathroom and re-flooring project in our 20-year old home, we requested quotes from three local contractors that were recommended by the architect/designer that provided the general layout of the bathroom changes. Of the three contractors we selected N Out Construction (Owner: Juan Oseguera) based on our decision that he had a clear view of our vision for the project and understood our budget. In addition to the bathroom remodel, we also had Luxury Vinyl Tile (LVT) flooring installed in the master bedroom (adjoined to bathroom), and the other bathrooms in the house. Juan provided great guidance and insight as we worked through making decisions such as vanity choices, stone countertop, fixtures, flooring options, and the conversion of our standard fiberglass shower enclosure (w/doors) to a tiled walk-in shower. He did as many meetings as was needed to ensure that we were happy with our choices. The project began on schedule and completion was timely (even though we threw a couple of curve balls at Juan re: some planned traveling away from home). We are very happy with all of his subs. All were hardworking, courteous, and always conscious of the clean-up of their work at the end of a day. Juan has a great crew! If we had one "gothca" from the experience it was that we should have been overly attentive to communicating some of the smaller details surrounding our design needs and scope of all the work. That said, even with the little hiccups caused by some miscommunications, Juan adjusted on-the-fly and kept the project on-track. We found a few very small items that needed addressing after completion. Juan has been very attentive to addressing -- and resolving -- them. All said and done, we are very happy with the overall quality of In N Out's work and the value associated with the project. read more

Our bathroom needed a double sink vanity. The configuration of the existing bathroom didn't have enough room for a double sink. I had almost no counter space to share with my husband. I contacted In-N-Out construction. In-N-Out is a Super, dependable family owned company. They recommended a reconfiguration of the bathroom to accommodate a double sink vanity. We was given an estimated to take out the jetted tub and downsizing our shower. They did such a Wonderful job on my bathroom. Amazing service received on our bathroom remodel project. They showed up on time, worked hard, cleaned up, and completed the projects quickly, efficient and as scheduled. his crew were so wonderful and the quality of their product was fantastic. The owner was very easy to communicate andwork with..They were always willing to to make changes on our request,He kept us updated and informed about every aspect of the remodel They did top notch and very professional work. After that, I hired In-N-out to raise my ceiling in the kitchen and install new kitchen counter. I will definitely be contacting them again to complete the remodeling on my upstairs bathroom. Please don't trust him and get taken advantage of like we did :( Awful experience after the fact. One month after completion, Jan 2019, we started noticing flaws. The floors were creaking more as weeks went by. After 2 years he actually looked at the issues, he blamed poor quality product regarding hardwood floors. He was so determined he was right because of the horrendous gaps in the planks and creaks that he got an inspector provided by the floor mfg to come and inspect them. After the report, which was 100% not in Juans favor, did Juan offer to pay us $6,000. However, that came with conditions, that we remove all posts regarding our issues on yelp, build zoom, angies list and others first. Needless to say, we never got refunded. He expects us to remove post first. We feel he needs to show ethics on his part, pay us first then posts be removed. This is now 4 months ago. Trustworthy? Not so far. We don't have that kind of money to hire attorneys as we found out. It would cost us $15,000 - $20K to get his $12,000 bond, not worth it. The kitchen, ugh. You really don't see things until you start living and using it. The sink and cabinet are off center from the window. The window is 45" wide, in my other post on Yelp and buildzoom I misstated the size as 36" wide. There are 2 large fillers on each side of the dishwasher of about 3" each total of 6" of unused space. The sink/cabinet is only 33" wide, that's 12" of huge difference! We posted pics of it on Yelp under the company's name and our post is Allen D. Please go to Yelp and look at the pics. Buyer beware of this company. He, Juan Oseguera comes off really warm and fuzzy, but does not stand by his own words, I will correct anything if it's wrong, I will not let you down. Had a tree fall on my roof and needed a contractor. Juan showed up quickly, assessed the damage and provided an estimate very quickly. The work got done very fast, sub contractors showed up on time and worked hard. Everything was professional quality work, roofing, carpentry, and drywall repair. Juan responded promptly and was an excellent communicator. All work was done timely and there were no surprises on the final bill, it came in the same as the estimate. read more

We found Juan through a friend and i'm glad i found him. He came out and quoted us on our bathroom remodel after our toilet started leaking and we decided it was time for some change. He gave us an accurate timeline on when things would be completed and even explained to us how/why the leak happened while they were remodeling. The only reason i rate 4 stars is because it was a little over the budget i hoped to spend but i guess quality work costs money. When i have the money i'm going to have Juan remodel my kitchen too! The team at In-N-Out did a great job. The project was completed right on time and the other companies he selects to do business with did great work also. We had the kitchen (1958) completely gutted and a partial wall taken out to blend the family room addition and kitchen better. We also did the flooring throughout the kitchen, family room, laundry and half bath. The guys were so fast and cleaned up each day so nicely that it seemed a minor inconvenience to be without a kitchen. I felt completely at ease leaving each morning for work knowing that I would come home each night to another fantastic change. I only wish that someone could take over the task of going through all my stuff and putting it back as I am definitely not as fast and efficient as the In-N-Out team. When they were installing a new shower I noticed that some of the fittings had been cross threaded, from 5 feet away you could see the water pipe was not inline with the fitting. Obviously this would have leaked inside the wall causing all kinds of damage and they were about to cover this up when I saw it and made them fix it. The shower fitting and pipe and fitting were so damaged from this mistake it all had to be removed and replaced. In general the quality of work on this project was less than professional. The paint work that was done on the ceilings was a disaster. There are 10 1x4 trim boards 14 ft. long and 4 ft. apart on this project, about 448 sq. ft. of ceiling. Almost all the painting was done with a 20 in. roller, which is OK for the flat surfaces but didn't paint the side of the trim and you could see the original paint. It took me about 5 hours to paint the trim and other places where you could see the original paint. The hole in the ceiling they were supposed to fix. The texture of the repair didn't match the texture on the ceiling. Juan told me there was nothing they could do about that. Not having any experience with this kind of work it took me most of a day to fix it myself. All of the In-N-Out people that were at my house were very nice but due to the quality of there work I will never have them back. read more

RUN from this so called contractor. After over a year (project done 12/2018) of trying to reach out to him, Juan Osegeura, owner, for many defects that this small company left behind for us to deal with is outrageous, from the whole kitchen sink, window, light, cabinets and dishwasher being several inches off center from each other. He finally called us back in March of 2020 and showed up in May. We've had to hire others to redo much of the drywall due to lack of skilled labor to blend textures and seams. You could actually see where the old tiny kitchen was in the middle of the now open kitchen. Before Juan even came to the house he was determined to blame so many others on the problem, to the point where he himself got the manufacturer of the floors to send an inspector. To his (Juans) chagrin, inspectors report stated clearly the fault of the installers. They were not acclimated, not layed or nailed down properly, plus there is a 1 1/2" slope in foot traffic area. Totally of of level. The beautiful hardwood floors we've grown to hate because of the serious gaps in more than half the planks in 1000 sq ft of area and the squeaking everywhere you step, because the subflooring was not properly prepared for new floors. After the report, Juan has tried to bribe us into taking $6,000 for the floor issue. He wouldn't bring up the awful kitchen areas that are bad. He fixated on the floors. He also stated that in order for us to get the $6 grand, we would have to sign an agreement to remove all negative posts about his work. Really? We said no. We intend to sue him. Dept of Labor & Industry has also recommended this. They back our complaint, as we've sent them a detailed letter and pictures. We urge anyone to come to our home and see for yourself BEFORE hiring this company. He comes in with all the charm and sincerity, but when it comes down to doing the right thing, like so many others, he blames, he argues with you and then runs.
