Jade worked with us and called her manager to get our papers checked out same day. We started our move in process at 11:00 and had our key to our apartment by 3:30. We also filed two minor work orders (cleaning a small stain on the carpet and replacing some slats in some blinds) and both of them were fixed within 3 days of us filing them so they are very responsive. All in all awesome management and very nice apartment.

It is well-lit at night and has plenty of sidewalks to walk around on. It is conveniently located close to I-35 and several places to shop, gas stations, etc. Maintenance and staff have been helpful, friendly and timely. Pests are a problem here in the south. If your apartment has a pest problem (like ants), they will have a company come spray your apartment. Lots of other random acts of kindness like free Chick-fil-A breakfast too! The apartments themselves are beautiful. Hands down the best looking apartment I've ever had. I have one with a nook instead of a patio and I'm so thankful for the option of extra sq. footage! The apartment is already painted with great colors. Normally, this is something I would do myself so it's nice to have it already done. Fireplaces mantles are also a pretty color. The windows are tall and have ledges for my cat to sit on/sunbathe. I think third floor apartments have cathedral ceilings which make it feel bigger. I love all of the storage available. There is ample storage in the bathrooms so they knocked it out of the park here. Normally I need extra cabinets/drawers. The pantry in the one bedroom kitchens is huge as well and the kitchen has a built in microwave. Love being able to have a washer/dryer in the apartment too. Minor room for improvement: It's currently above 90 degrees outside and they've closed the pool down for the season. Granted, I'm not from Texas so this could be typical but I think 90 degrees is plenty warm enough for swimming. Could they add some recycling dumpsters where people can put their recyclables? It's 2017, why doesn't everyone recycle? There also aren't any elevators (really only a con when you're moving in/out). Possibly supply a washer/dryer for the units instead of renting them out.     PLEASE PLEASE PLEASE DON'T RENT FROM THESE THIEVES!!!!! The houses/apartments are so cheaply built…read moreand expect the renter to cover expenses for repairs. For instance, the yard wasn't rented with grass, if you want grass, you pay for it and do all the work. The houses are wired for electric garage door openers, but no garage door opener. If you want one, you can pay for your own. They plant flowers in the front flower beds, but when they die, as they are seasonal, it is your responsibility to replace them-though landscaping is included in your rent. They literally lock the controls to the irrigation system, so if it rains for a week straight, you're still watering the lawn-at your expense. The appliances are the cheapest money can buy. The refrigerator shelves fall off and you have to use a hammer to close the dishwasher. We rented the house sight unseen (military) and could only go on the pics of the house emailed to us by the manager. When we arrived, the house was completely different. The pics were of a different house and the house we ended up with was a DUMP!!!! An unlivable, embarrassing DUMP!!! We were promised a GIANT yard for our dogs only to arrive to see a postage size fenced in yard. The yard allowed for a large fenced in yard, but I was informed by the developer, the price of fencing went up so we only get half of a yard. Which we could see from the 1" gap under the exterior door. The owners/managers of the properties have TERRIBLE business practices. The owner himself told me he was changing landscaping companies simply because he fond another company that would do it cheaper. The original landscaping company had been hired by the owner merely one month prior to the owner terminating the agreement. The landscaper had hired several new employees and purchased new equipment to serve the needs of all the properties owned by this company. It is shameful to have done this to the small local business, simply because someone offered to care for the landscaping at a lower rate. Our experience with the new landscaping company was what we expected. They literally mowed around a dog run. The type of dog run which hooks to the house of some such and when there is no dog tethered to it, is just sitting on the ground. THEY MOWED AROUND AN EMPTY DOG RUN. They also uprooted and disposed of a very valuable plant which we financed and planted, per the owners request. When I asked the owner if they were willing to replace the plant, they never responded to the request, as it would have required them to compensate us for the $70 plant. BUT.....they saved a few pennies by going with this landscaping company. The landscaping isn't critical. I outlined this to provide a clear understanding of the business practices of this company. Additionally, the house we rented was on a street full of houses which were exactly the same as each other. Like a cookie cutter neighborhood. This was not a big deal, but what is a big deal is that not each renter pays the same amount of rent. Our neighbors paid $175/mo more than we did. FOR THE EXACT SAME HOUSE!!!! How fishy is that??? Our neighbors had to pay twice for the same pet deposit. They were unable to prove they paid the deposit and because this company can't hold an employee for more than three months, the administrative office is unable to access their own financial records. Meanwhile, the pet deposit and pet rent are nonrefundable. The nonrefundable pet deposit is reasonable, but why then, do you have to pay $10/mo for each pet in addition to this? PET RENT??? REALLY? So if you have 3 pets, you'll pay an additional $30/mo in rent, AND you can kiss your pet deposit goodbye. With regard to the security deposit, you can kiss that one goodbye the second you hand it over, because there is NO WAY this company is giving you one red cent when you move out. They will without question justify not refunding your your money. I can not express enough how miserable we were living at this property and how horrible it is to have to write a rent check each month to a company with such disgraceful business practices. Paying rent is not my issue, it's contributing to this nightmare of a company of swindlers and liars that killed me!!!

Most are newly remodeled with new carpeting, flooring downstairs and appliances. Each home has a gated back patio with storage (some put their dryers in there.) There's a gated community pool and landscaping. Each home comes with two parking spaces with your home number on them. Guest parking is available throughout the complex. Great, quiet community. The few times I've had issues or needed maintenance, the office manager has handled it promptly. The maintenance man, Adam, is very kind and good at what he does. He checks on my occasionally to see if I need anything. Good guy! The complex is pet friendly with animal clean up stands throughout grassy areas to remove feces. Nice place to live!

Management doesn't do much about pest control for wasps and taking down old nests. I had a rodent crawling around in the sub floor. Two parking spaces assigned to each apt. Visitor parking is horrible towards the front. Management likes to stick it to you when you try to move out at the end of a 12 month lease. 12 month leases are actually 13 month leases. Visible termite damage at door entry, thin walls, and they don't maintain trees and bushes inside patio area. Door locks only have a dead bolt and patio storage doesn't have a lock. Price isn't great for what you get. Office hours are 9-5 and closed at random lunch times, so good luck stopping by at a time that is convenient for you.

My stay at Saddlebrook Apartments, which began on June 24, 2023, quickly turned into a nightmare due to a series of unfortunate events. I moved in with a former partner. However, our time at Saddlebrook Apartments took a distressing turn as she became physically and emotionally abusive towards me. The situation escalated to the point where law enforcement was called to our apartment on multiple occasions. The apartment manager Terri Higdon did not care about the abuse I was suffering and would threaten me anytime I called the police with a lease violation. She also rushed the police away after they would come without allowing them to do a full investigation. She aided my abuser by allowing threatening non-residents to stay on the property despite my desperate pleas for help. In addition to the domestic violence issues, Saddlebrook Apartments failed to uphold its responsibilities under Texas Property Code § 92.016. Despite my earnest efforts to notify the management of the dire situation and my intent to terminate the lease due to domestic violence, they chose to ignore my pleas. This violation of the law only added to the trauma, stress and turmoil I was already facing. Furthermore, I have a disability and the apartment complex at every second discriminated against me. They threatened me for following my doctors orders and told me that they would give me a lease violation. The management's handling of the situation was highly disappointing and unacceptable. Not only did they fail to enforce their own lease agreements, but they also failed to provide a safe and supportive living environment for their residents. The breach of contract issues were exacerbated by their attempts to hold me solely responsible for the lease, despite it being signed by both me and the parnter. They also sought to charge me beyond the lease's termination date, contradicting the terms that allowed early termination with a 60-day notice. In summary, my experience at Saddlebrook Apartments was marred by domestic violence, legal violations, and a complete lack of support from the management. I would strongly advise potential residents to exercise caution and thoroughly research their options before considering Saddlebrook Apartments as a place to call home. I now am forced to file suit against them for violating the laws of the state and federal government including Texas Property Code § 92.016, Americans with Disabilities Act, Defamation/Libel, violation of the FRCA, and Breach of Contract. Don't live here. You will regret it.
