    I will not be able to recommend this management company to anyone in the future…read more I engaged Peggy for tenant placement services based on a referral from my agent, who assisted me in purchasing my first investment property in Orlando, as I reside out of state. My unit remained vacant for three months without a tenant or any discernible progress. My calls went unanswered, and I had to repeatedly contact her via text messages, to which she would typically respond two days later. When I brought my concerns to upper management, she attempted to rectify the situation, but unfortunately, it was beyond repair. Ultimately, I had to terminate the agreement. I then engaged a management company that proved to be exceptionally proactive and communicative. They successfully identified a new tenant within a week, and the tenant moved in the following week. It is truly regrettable to operate and work in such circumstances when one cannot conduct business professionally. I have unfortunately expended my time and resources by placing my trust in a central Florida management company that proved to be untrustworthy.

When I decided to put my own house on the market a few months ago, I remembered Shoreline Realty from the name on the side of Matthew's pick-up truck, looked him up, and reached out. We met at my home soon after to get acquainted, have Matthew get a look at the house, and voice our thoughts on appropriate updates/repairs, the asking price, for getting it on the market, etc. With Matthew's guidance and assistance in facilitating preparations, the house was listed on April 20th, had six showings, and had two solid offers within a week. In the interim, I've come to know Matthew as a high-energy person of integrity, with a wealth of local knowledge and resources who grew up in the area and is finely tuned to the local real estate markets. He's reliable, intelligent yet relatable, driven yet chill, and knows how to market properties to the best advantage for both buyers and sellers. His appreciation and knowledge of older homes such as mine, as well as his knowledge of how houses of all eras are put together (and his sense of humor), is a bonus.     The place to buy a…read morehouse We've bought and sold a lot of houses in several different states over the years but one thing has remained consistent; the process can be a big pain in the butt. Fortunately when we bought our winter house in Florida we were introduced to Porzig Realty and Kathy Sutton. A lot of realtors are great talkers and will tell you anything but not do much of anything. Kathy is a doer that gets things done, something that was extremely important to us since we were living over a thousand miles away when we started our search. Sure the Internet and the efficient and informative real estate websites make things much easier these days and we had the search narrowed down before we got to Florida, but Kathy had everything prepared and ready when we finally arrived to actually look at the houses that piqued out interest. She got us into the houses we wanted to see at the times she promised. Never any excuses, complications or crap. She got things done in a very pleasant, carefree and very efficient manner. She made everything so easy and fun for us. She knew the areas we were interested in and not only showed us the houses but drove around the neighborhood telling us what was around and showing us the sights. She always answered out stupid questions with humor and patience and never complained when we ask to see another house or to have another showing. Her vast experience and keen eye was incredibly useful. She would immediately smell mold, see small cracks in a foundation and observe things that we would probably have missed. Never judgmental or opinionated, just objective and logical. Even after we selected the house we wanted, made an offer and went back to RI, she continued to get things done and took care of all the details. This was the easiest and least painful real estate transaction we've ever completed even though most of it was from a vast distance. That was primarily due to Kathy. So if you are looking for a house in the Sanford area a trip to Porzig and Kathy will definitely be worth the effort. All real estate agents can talk, but few can make things happen as quickly, efficiently and as pleasantly as she can. Buying a house will always be complicated and a pain in the butt. Kathy will take away much of that pain.

After we…read morethrew the entire process, given our application fees, we were approved but under different circumstances last minute. Something we were not told of or informed about until after our applications were processed and we have them all of our information. We messaged the boss only for her to request screen shots of what the original agreement, we sent them, and..NOTHING. She didn't reply and they lowered the rental price of the house we wanted. A complete joke and very upset. Definitely would NOT recommend this realty. Completely unprofessional. Unfair. Don't let them scam you like they did us! If I could I would give them no stars!

A realtor with this…read morefranchise neglected to conduct a walk through prior to my realtor and I doing our walkthrough at which we discovered the sellers Armstrong Team Realty realtor failed to make my realtor aware that his seller had removed drapery and hardware in every room (9 rooms worth), along with a Nest theromstat, electronic doorlock, custom cabinetry hard mounted to a wall, a projector and projection screen both also hard mounted to a wall. All items were present at the walkthrough my realtor and I did prior to making an offer. All drapery and hardware were written into the contract to remain with the sale of the home and the area to list exclusions on the contract was left blank. There is ZERO reason the realtor at Armstrong Team Realty has for not having made my realtor aware his client had removed all of these items. At best it was neglectful for this realtor to not have let my realtor know of this breach of contract his client committed and at worst unethical as the National Association of Realtors lists in their code of ethics and standards of practice article 2 "realtors shall avoid exaggeration, misrepresentation or concealment of facts relating to the property or the transaction."CONCEALMENT of facts most certainly pertains to this Armstrong Team Realty realtors actions. Side note- this realtor is the father-in-law of this seller. I have submitted complaints to both Century 21's corporate office and the Better business bureau. Monday I am also filing an ethics complaint with the realtors governing association. And lastly-Anyone considering working with this particular franchise may want to check something I saw and found to be very interesting (as did Yelp). There are 4 reviews that Yelp lists as "currently not recommended". That definitely piqued my curiosity so I read them. On July 24th 2017 this franchise received a negative review. The very next day On July 25th this franchise received 3 glowing reviews Yelp flagged as "currently not recommended". Yelp writes that their software looks at "dozens of different signals, including various measures of quality and RELIABILITY." Yelp also flagged a 4th glowing "review" from Jean A. (Note Jean A. Is the realtor at Armstrong Team realty that responded to a reviewers negative review. Interesting.)

Place a call to the office leave them a message get a callback from him at apathetic real estate agent who had no interest in helping anyone or making any money. My mother move down here 10 years ago and has a custom built Cassiopo home. Tells me in the rudest voice and that the house was a probate that was In contract. Told him that I was interested in an investment property basically no service whatsoever bad bad bad business don't understand how they could still be open today. Needless to say my apartment in Hells kitchen in the city is probably worth more than he holds in real estate but because I called about a rundown house probably thought that I wasn't worth the time don't do business there are many other people out there who would want your money and will work for Update hate people who want to hang up without listening to the client because they assume that since they were called on a small home that it is not worth their time I am the only review and hope that this will be a learning opportunity verses an excuse to try and blame me. Already working with another reputable agent in town who took interest and listened versus being dismissive and entitled.
