    absolutely horrible... TWICE!…read more tried to buy a house with a mortgage lender who used hubbard for their appraisals. seller asked us to get the appraisal done within 15 days because a previous contract was canceled due to a bad appraisal and they wanted to know if we would have any problems sooner rather than later. we call the lender and ask if they can do it in 15 days. they say no problem, they put a due date on appraisals at 10 days. 15 days later... no appraisal. lender is apologizing and forwards an email from hubbard who says their assigned appraiser had a family emergency and needs more time. we ask for them to assign another appraiser which they do. we ask them to put a rush on it.. which they reply they don't think there is a need for it. day 25 we ask for a status and they say they're reviewing the appraisal. day 28 we ask the status and they say they returned it due to errors. day 30.. the day before closing they send it over and have it appraised at just over half the purchase price with the comps being shown from two miles away in a very run down neighborhood with purchase dates a year ago... and ignoring a house with the same square footage TWO DOORS DOWN that sold two months ago. we ask them to revise and send them relevant comps and they tell us we don't have grounds to challenge. we think ok, they messed that up.. but that can't happen all the time. that must have been one poorly managed appraisal. we'll look past that one. 3 months later we find another house. similar scenario occurs after inspection. seller agrees to some major repairs so long as the appraisal comes back within certain parameters. lender says no problem, we'll have a report in 10 days. 15 days later we ask where it is... hubbard says they're busy (they're not... no one is... inventory is low... appraisers in the area are desperate for work). 20 days later they say they sent back the report due to errors. 22 days after they come back with a report that shows the house at 1/2 the purchase price again with comps from 3 miles away in run down neighborhoods with purchase dates a year ago. we end up going to another lender who within a week had an appraisal done (which came back at over purchase price easily) and got our mortgage squared away. hubbard also charges $550 for appraisals (going rate around here is $300 - $400... we paid $450 for the rush appraisal with the new lender) i will never do business with anyone that uses hubbard appraisers again.

    When the appraiser called to schedule the appraisal of my home, I explained that I have two…read morefriendly dogs of my own, and that I have another male staying here (a friend's dog) who is not as easy going. He lives completely separately and does not interact with my animals, and he is not as well behaved with humans. I explained how I would like to proceed and he seemed comfortable with the plan for his visit. When he arrived, I again reminded him of the situation and introduced him to my friendly boys. I explained that "Miles" was outside, and that when he was completely finished in the home, I would put Miles back into the finished basement, where he has been staying with my friend. I again reiterated that he isn't as friendly, that the dogs don't interact, etc. Despite all of this preparation, this gentleman let my dog outside. As soon as he did so, I ran out, but it was too late. A horrific fight ensued. And here is the worst part- - this large, physically powerful looking man wouldn't come out and help me separate the dogs. Despite me begging and crying out for help, he left me out there by myself. Very long story short, this man actually kept going with his assessment and was upstairs when I finally got my friend's dog out of my yard and ran in to tell him that I had to get to the emergency vet. I could not believe it. Then, I have an asthma attack at the vet's office, and someone has to run to the pharmacy to get me a prescription inhaler. Nightmare! When I call the company to explain what happened, at first they refused to get a supervisor on the phone or give out any names. What kind of legitimate company behaves in this manner? When I finally get "Ken" (no last name given) on the phone, he tells me that the appraisers are independent contractors, and the company has no liability for the $1200 vet bill. He was flippant and dismissive. As a consumer, I was dismayed. As a professional trainer, I was horrified by the lack of customer service. DO NOT USE THIS COMPANY. THEY CLEARLY DON'T STAND BEHIND THEIR HIRED PERSONNEL.
