Admittedly, I was a bit worried given the mixed reviews but we arrived in Frascati, phoned the villa and they were at the train station to collect us within 10 minutes. Our room was phenomenal, on the fourth floor, with sweeping views of the entire valley and on both days we were there we could see the Mediterranean (wow!). I spent a lot of time just gazing out the window! We spent some time sunning on the lawn by the 'pool' (very small and frigid in September) but enjoyed lawn bottle service of local Prosecco with simple snacks complimentary with the bottle. The interior and exterior of the building itself are meticulously maintained but the grounds are a little plain. No biggie, just notable. We chose to dine at the in-house restaurant that evening to relax and save ourselves a walk into town. The food was okay but nothing spectacular and the service was harried because they had more guests than they expected. Again, we had local wine which was the highlight (along with the fabulous dessert). The breakfast in the morning is quite nice. Simple but very diverse and yummy. All in all, we felt this place was a good value ($80 rooms was what we booked) for the 'special' factor that it had.

The rooms, however, are functional and without frills. The people at the reception and the waiters are very friendly and accommodating. The food served at the restaurant is not spectacular, but ok. There was no wine list available. Television was only available in italian. The breakfast buffet is stunningly decorated, but looks at the second glance rather standard. The hotel is located quite a distance away from the city centre. It is therefore a good place to stay if you travel by car, otherwise be prepared to spend some money on taxis. In summary, this is a stunning place at the first glance with some flaws when it comes to the details. I would, however, recommend a stay since the building itself and the views are really impressive.

The history behind the little town is fascinating and the story behind the villa is even more captivating. Despite war and neglect, this villa has retained it's beauty with stunning frescoes and breathtaking views of Rome. Daily breakfast was included with our package and offered an array of fruits, nuts, pastries, eggs, bacon, and more. We had a couple of hiccups which included a non-functional power outlet as well as a burnt out light bulb. Although we reported the problems to the front desk and requested them to be fixed, they were not done during our 3 night stay. Be sure to make time to walk around the property, enjoy their pool, and visit the 2nd floor to see the beautiful frescoes. You won't be disappointed.

The daily breakfast included in our package was delightful, offering fresh tomatoes, cheese, sliced salami, juices, variety of breeds, croissants, jellies, yogurts, eggs, bacon, Cappachino, coffee and tea. There was also fresh and dried fruit as well as cereals. My husbands favorite was the bathroom which included a bidet and standing shower. Plenty of parking was available. The only downfall was wifi was spotty throughout the hotel despite us asking for repair. This location is 40 minute drive to rome center, 30 minute train ride to metro termini in rome. They offer free shuttle to the frascati train station as well. We found it easier to drive to san giovani metro station and park off the road. Service was wonderful, except cleaning lady ignored our do not disturb sign.

It was extremely salty, but take that with a grain of salt because I have been living in Germany for 6 years now and I might have become used to the lack of salt and sugar in their food...so it might not have been as salty as I tasted? Who knows but that is one observation I had that warrants alarm. Otherwise, I have nothing but tremendous things to say about this place. We slept very well in an extremely comfortable bed with a firm pillow. No flimsy pillows that are typically found in European hotels. Check-in and check-out took a bit longer than usual, but we were patient and waited and it was worth it. The service in all accounts was impeccable. We checked in with Yelp and saved an additional 12% off our total bill! The off-season rates were more than 60% off, per night. It was great! Upon arrival, the restaurant was closed and our room wasn't ready, so they offered to make us a sandwhich. It was so nice. Later, we waited in a beautiful panoramic seating area with a view of the water and ordered a bottle of wine. They served us while we waited for our room. It was nice to unwind after driving. The rooms were smaller than expected but the view is amazing! The windows have shutters and black-out drapes so total darkness is acceptable. The toilets have a bade' and were somewhat awkward to step out of but we made do for the few days. A train is available from Castel Gandolfo, a very short walk to the middle of the old town which is simply charming! Its a hidden walkway going down a dark windy garden, but its convenient to get to Rome without having to hassle with driving. We took the train daily and it was super easy to navigate because you walk on once and 40 mins later, you're at the main Rome Train stop. We will most definitely stay here again and again and again. If I remember anything else, I'll update my review. This hotel is just charming, large, and beautiful.
