I needed a quality tenant to rent my condo in Cambridge, MA after I moved to San Francisco. I knew…read morethat many people sourced and found their own tenants online, but I was apprehensive and concerned about my ability to find someone that would be trustworthy given that I wasn't going to live locally and be able to check on the property. I also knew it would be a huge hassle to manage the unit from across the country. I was put in touch with Kenneth Fund from Think Real Estate Services. Ken assured me that THINK would be able to find a great tenant who could, as verified, pay market rate rent for my condo. I was able to put the entire process in his hands while I handled the other logistics of my move. Ken was very attentive to all of my questions and concerns. He and his team handled all of the screening of potential candidates - sourced through multiple sites online. He was able to give me regular updates on the search and offer relevant details about the candidates showing interest. He also managed the condo viewings. All I had to do was keep the place clean. He handled the rest. This removed a huge burden from my shoulders (I didn't have to field e-mails and calls, organize logistics of visits, or follow up with interested parties). We were able to find a wonderful tenant who I am confident will be perfect for our condo. Ken walked us through the process of the paperwork, confirming that we did so in accordance with the proper protocol in the Boston area. He was also able to recommend ancillary service providers that we utilized in our preparation for the the new tenant (painting, financial services, etc). In total, it has been great to work with Think Real Estate Services. They had the knowledge and experience I needed. I found Ken's team to be conscientious, responsive, polite and easy to work with. Not as wide spread as Centre Realty Group, but the Realtor we worked with, Michelle was much more…read moreprofessional (no political tirades). So why the mediocre rating? Well it was a series of events that got my hopes up only to lead to disappointment soured my experience. Also they don't really have much inventory. I will say that this company has the lowest "fee" for the place we were looking out of any of the other agencies. It was just a straight forward credit report from Experian that you could keep and use for future applications $15/person. (However, we all know all the other agencies won't trust you. They want you to fritter your money to pay a fee for their arbitrary credit report.) Then the usual stuff like pay stubs, W2 and references from previous landlord. I found a listing (too late) on Zillow for an ideal location with reasonable price, and she still agreed to show it to us which was nice since the property owners were still vetting candidates. She also tried to push this other undesirable (and overpriced) apartment that had been on the market for months in lieu of the current one. I can't help but feel like she just wanted to show more qualified candidates for consideration to boost her and the agency's reputation - when all along they were going to pick the first applicant anyway (to avoid potential accusations of discrimination). She even set up a meeting with the Property Managers for a small interview at their office location after hours. Regrettably she informed us that they chose the other applicant since they were equally qualified. I thought that the "dream place" slipped through our fingers. We asked her to keep us in mind for other rental units with similar stats, but we never heard from her again. Thankfully we got in touch with another realty group and found something else around the same price point. The absolute best part was that not even a month after we moved in we received an e-mail from Michelle and she said the same property was now available again for rental at the start of the following month! We let her know we found something else, but we were curious what happened. Of course I understand that she doesn't want to reveal what happened, but it's truly funny how things work out sometimes. Think RES is a professional company overall and I didn't get the scummy vibe from them (like CRG) so they could very well work for you. I recommend continuing to look as well on your own if you're a renter as I mentioned earlier there's not a huge inventory of places.

My general experience with realtors has been less than enjoyable, however my experience with Joshua Williamson of Bay State has been totally opposite! Joshua has shown my apartment to other tenants a handful of times. Each time he was extremely respectful in making sure that we were not inconvenienced by the showings and also to communicate if they would be a bit early, late, etc. I've never felt bullied, pressured, or like I had no say in dealing with him, unlike the majority of other realtors that I've worked with. After having such a pleasant experience with Joshua from one side, I'm looking forward to working with him to find an apartment for myself this summer! One of the Partners met with us and was pretty helpful in answering our questions and helping us put in our offer. We trusted him almost right away - rookie mistake. Since it was a new construction, we had planned for some delays, but certainly was not prepared for 10 months worth of it. We 100% understand that this is not the fault of Elevated Realty, and our contact did attempt to get information from the Seller's agent. That being said, there was certainly a lack of explanation and transparency throughout those 10 months. After months of working through our agent and getting underwhelming updates, we started interacting directly with the Seller's agent. We ended up getting a lot more information, which made us question Elevated Realty's ability to represent us. Fast forward to the final inspection day, our agent was not able to make it due to his wedding. We completely understood, congratulated him, and gladly accepted his colleague as our interim contact. The interim contact came to the final inspection, shook our hands, and stood around doing pretty much nothing. We didn't mind because we were under the impression he was there only for presence and it was the only time we would interact with him. After the final inspection, we started working on the closing process and to our surprise, no one from Elevated Realty replied to any of our questions. Our original and temporary agents both disappeared completely while we were dealing with a lot of closing issues. The Seller's agent, our lawyer, and loan officer ended up helping us with everything -- big kudos to them. It has now been more than a weeks since we have closed, and we still have not heard a single word from Elevated Realty -- not even an automated thank you email. Boston is a highly competitive market for Real Estate companies so it is appalling that Elevated Realty thinks that they can get away with such poor customer experience.
