I have never used a home lender before, so I have nothing to compare my experience per se. But in the general realm of helpfulness, knowledge, breaking things down in layman's terms, always answering the phone (or getting back to me with minutes). Prospect Mortgage's service was top notch. I should say that I started out the home loan process with two lenders, as I was told comparison shopping was imperative because rates are competitive. Not only did Prospect have the lower rate in the end, they also had the most streamline process by using all digital documents with DocuSign. All the many pages that traditionally were mailed, signed, and returned via fax or mail can all be done on your phone (the other lender did not use digital signing which was a pain). Mike and his assistant were my only contacts there, and they were both at the ready via phone or email at all times. I was quite impressed and surprised by this, and specifically recommend working with these two. read more

So just days of me closing on my house with Homebridge my loan was sold to Cenlar. This has been a nightmare. I made my first payment to Homebridge and apparently it should have went to Cenlar. I get several calls a day from the new company harassing me about payments and they are tacking on late fees but nobody knows where my first payment is. I figured I would use Homebridge cause of all, the good reviews and seems like it would have kept my loan local. Well I guess Homebridge didn't want. Horrible customer service and transparency. Joe Parisi kept me out of the loop on what was going on with our purchase. His assistant Gloria Mercado was even worst. I was told I was the "golden" buyer only to find out the first loan was not approved because of the property HOA. I was then emailed that they are trying a different bank and that there would be no problem. Now that escrow had been pushed out 70 days they tell us 1 business day before the required close of escrow that the original loan is approved. We had no idea it was re-submitted. We had pooled together another 5% in order to get 10% for the new loan 10 year arm instead of the 30 year fix. I had liquidated accounts and investments in order to do so without ever being told that the original 30 year fix was being submitted elsewhere. I would not recommend this company to anyone. I have also tried to reach out to them 3 times to find out where to make my loan payments. Guess what, still no response. read more

First off, I am a real estate agent and this was my first home purchase. I have worked with many, many lenders, and both the attentiveness and timely updates were the key to completing this purchase within a time frame most have been saying is not possible. With TRID going into affect last year many lenders have panicked, but the sheer knowledge Mike and Steve had on the matter was incredibly comforting. I would not recommend this company to anyone. I paid off my loan October 1, 2019; Homebridge Financial Services, was to reimburse me the escrow funds, approximately $3,500 within 30 days. By mid November, i was told that the processing center, wrote the wrong city and zip code and my checks were return. They made no effort to expedite these checks back to me, considering that by LAW, they have 30 days to issue. It is now the middle of December, and i still don't have my refund. They are VERY quick to haunt you down for your payment, but they have policies when it comes to returning your money. They disregard the law... and at this point, i had to file a complaint against them just to get my money back. Mind you, that they gave me "PRIORITY" according to the agent. So be careful who you make deals with. This company is not honorable. read more

I worked with Paul Cawthorne from the beginning and really don't think I could have had a better experience. As a first time home buyer I needed a bit of hand-holding through the process. I also wanted to be pretty involved in the process and understand why certain things were done the way they were done. Paul was extremely patient and willing to go into as much detail with me as I wanted. He literally sat down with me for 2 hours at a cafe to help me explore all the different loan options so I could pick the one that worked best for me. We probably went thru over a dozen what-if scenarios. Instead of being annoyed by all my questions he really seemed to enjoy working with me so I got exactly what I wanted. Obviously, he would not be able to provide this level of service unless he was extremely knowledgeable. He had an answer to every question I had (and there were a lot of them). I will also mention a couple more things about Paul. First, he is extremely punctual with his deliverables. If he says "I will have an update for you by noon tomorrow" on the status of some paperwork, you will get one minutes before noon saying that it's done. Nothing was ever late. He was never the bottleneck. Secondly, he made good on his promise that his services are available to you even after you closed on the house. I've had a couple of other questions about some tax paperwork I received months after closing which I passed on to him and within a couple of days I had an answer. Lastly, I know others have had a similarly positive experience with Paul since he was referred to me by a friend who spoke equally well of him. There's no better way to sum this up than by saying that Paul sets the standard for what a loan officer should be and the service they provide. read more

I'll keep this short to make it worth reading. Prospect has been terrible. Their rep was difficult to get ahold of and sluggish to move forward without prodding. He made us miss the listed closing date and potentially lose the purchase. Once he finally got the inspection, he failed to get me the closing numbers. Even the day of closing, (which he delayed to Dec 23, because finding moving help is so simple over Christmas) he never got me the closing costs until at the signing. I then had to drive to the closest bank to get the check and return to finish the deal. Furthermore, he never checked the paperwork and found at 11PM the night before closing that the address on the loan didn't match the city records. He barely made the closing and never even let me know if it all worked out. When I called the day of, he did not pick up or return the call. Just after closing we changed insurance companies and come to find out months later, he never did the paperwork because he quit two weeks after closing and Priority dropped the ball. So, because the escrow didn't pay, which Prospect required, my insurance was dropped completely on the house. I was then forced to pay for the new mortgage company's high premium insurance, because Prospect sold my loan the first month. So Prospect now says they can't help and the new lender won't either. I eventually paid the entire year again out of pocket. So my escrow is growing constantly and my closing payment just disappeared. Speaking with prospect they just blew me off, asked to have some time to get the information then never got back to me. They have terrible reps, horrible follow through, useless support, and that is all assuming they don't just dish off your loan leaving you at the mercy of their choosing. You have many mortgage options, please choose wisely and avoid Prospect. read more

Marie and her staff (Glendale) were a pleasure to deal with from day one. My realtor recommended them right off the bat. I shopped around because that's what everyone says to do, but it turns out I should've made my life easy and just gone with Marie and Prospect from the start. Starting with Brian Minkow who shoveled me off to Ismail Afariogun on day one, who then passed the buck to Jessica Guzman. Absolutely the best service I could ask for. In November 2011 I got my original home loan through through Marie Richarz at Prospect Mortgage and everything was amazing. From the initial meeting (which I didn't want to do because I thought I would go with Bank of America but my real estate agent convinced me to meet with her) until my loan funded everything was so easy. This was my first home purchase and I had so many questions which were all answered quickly and with lots of information. I'm kind of annoying and ask questions about everything. Prospect was an easier process than B of A and required less money in reserve and what I feel was less corporate red tape and was just so pleasurable of an experience. I felt like an individual in the process, not just an income and list of assets. It was nice to have the human touch of dealing with me and my own personal situation, not just a bureaucracy. Recently, I refinanced my home (better rates so why not?). Again, I checked with Bank of America and Prospect. And again, by FAR, Prospect was the better choice. I went back to Marie, and she was helpful in explaining the steps to refi, what I needed to get her and how the whole process would work. B of A lied to me about credit reports and running them, and Prospect was transparent about what needed to be done and when each step would take place. I am so happy that I went with Prospect. Thank you to Marie Richarz who is so easy and fun to work with. I have referred her to friends who have come back to tell me how much they enjoy working with her as well. read more

I have just read the reviews for Prospect Mortgage and sure wish I had read them BEFORE doing business with them. As to the reviewer who states that the negative reviews come from people who were unable to obtain a loan; think again. We secured a loan through them (with credit scores just over 800) after jumping through hoop after absurd hoop. Throughout the process my husband and I felt we were scrutinized as if we were working a scam rather than simply trying to purchase a home. Now, four months later, Prospect Mortgage continues to haunt us with their BS. We received a letter asking us to provide information to help with their "quality assurance survey" wherein we are to inspect the attached original loan app and answer a series of questions about it. We already jumped through enough of their hoops and think they can sort out their own quality control issues. THEN we got a letter from the bank holding our retirement funds on which we have been cc'd. Prospect had sent the bank a request to verify that the statement we had provided months ago matched the bank's statement. Nice. So not only did Prospect treat us like criminals DURING the loan process, they're doing it in an even more insulting fashion months after escrow has closed and we are trying to make the new house feel like home. Ask yourself why reviews of this business are either a 1 or a 5 but nothing in between. Then ask yourself where the very few positive reviews might actually have come from. If you like being made to feel like a common criminal, Prospect Mortgage is a perfect fit. Look no further. read more

This place is a huge cluster and a fraud. I ended up being out around 2K due to their mishandling of my loan. In particular Tom Corzine who claims to have 18 years of experience with FHA loans failed big time, completely unprofessional and immature. AVOID THIS COMPANY. I was told I was eligible for a FHA loan only to be denied on the last day. I contact prospect mortgage to obtain a FHA rehab loan on a property I wanted to purchase in Atlanta GA. I was assigned Tom Corzine as my lender and he obtained a credit report sometime in or around late December 2015 early January 2016. I was pre-approved and told I qualified for an FHA loan and was told the process involved, which included hiring an FHA consultant for this type of loan. The consultants fee is based on the size of the renovation project. In this case the FHA consultant was hired at a $1000 fee for a project over 100K in size. I was told that I needed to find (and pay for the consultant) find a general contractor, do a work write up from the contractor and then the consultant does the formal write-up. I also purchased an inspection during this process that cost $252. On January 29th I went under contract on the property and Prospect Mortgage was my lender. I was given a 30 day financing contingency by the seller, to get appraisals done and get approved for the loan. The lender (Tom Corzine) held the work writeup for several weeks before submitting the appraisal causing us to have to file for last minute amendment to get get the loan approved. On the 30th day at approximately 1pm eastern time (only a few hours left in our contigency) Tom calls me urgently and says "he was looking at my file finally", I explain my concern of "finally" considering he has had my file for several months at this point. He explains that my credit report (that he has had since December) shows my current home is an FHA loan, which I did not know about due to purchasing it from Dekalb County in a neighborhood stabilization program. He explained that I was actually not eligible for an FHA loan, that I would only qualify for a conventional loan and would need to pay more down payment and closing costs. I proceeded to tell him this was unacceptable, to not only drop a "bomb" on me of needing more money for closing and down payment but to make me go through the FHA process of hiring a consultant for $1000 when I wasn't eligible to begin with was ludicrous. In addition to all of this Tom would not issue a formal denial loan denial letter so that we could immediately terminate the contract. He stopped responding to phone calls and emails and only responded sporadically (and even now 2.5 weeks later I still have no denial letter). read more

They also have a consumer advocacy group that contacted me and told me that they would help me; so I reached out to the consumer advocacy group when the request for more documentation came and the person at consumer advocacy person told me that he cannot help me with my loan process; all he can do is take my complaint and see what can be improved. I asked every single time the reason for why there are so many repetitive document requests - their answer every single time: documents expire and people get fired. My girlfriend and I had an incredibly smooth sailing, first-time home loan experience with Mike Hartunian and Steve Masuta. The purchase was for a condo where there were a couple other bidders. Mike and Prospect Mortgage's well known reputation and pre-approval really gave us a firm stance in the bidding negotiations. Needless to say, we got the condo! Moving into escrow and loan approvals (a daunting experience for a first-time home buyer), was made into a transparent and educational process.
