Spade and Archer Design Agency - Julie Halter with Cascade Sotheby's International Realty

Spade and Archer Design Agency

I was first exposed to Spade and Archer because I attended an open house for a home that was BEAUTIFULLY staged. Seriously -- the staging stood out to me more than parts of the actual home did! Needless to say, when it came time for me to try to sell my home, S&A was top of my list. I knew staging my home would be challenging. It's an old house, and a lot of the rooms are narrow and long. I also knew it would be important to stage the home in such a way that the furniture would complement some of my home's turn of the century features. Well, reader, Spade and Archer absolutely, 100% delivered. They were friendly, easy to work with, and seamless in their set up and take down of the staging. Plus -- my house sold in 4 days! I would happily work with them again, and have nothing but great things to say about their aesthetic choices and approach to business.

This agency understands buyers and how to manufacture demand. Combined with a good agent, you'll be successful. Our experience was great. The designer provided frank suggestions but left final decisions up to us and our budget. He was upfront and crystal clear about the process. Our eclectic taste was complimented but neutralized in order to get us a fantastic return in the sale. That funky light we love? 80% of buyers don't love it and the buyer is the one who counts. The buyer wants to see THEM in the space, not YOU. The execution team was on time, professional, and thorough. Lovely people. The result: Sold in 7 days after a bidding war for $45K over asking. We beat every single non-Spade & Archer staged comp in a 1-mile radius in a red-hot market. If and when we move next, this will be my first call after my agent.

If I could leave zero stars, I would. This company was hired to stage my new construction home I…read morebought. They used furniture that was infested with moths (hundreds of them), and left behind a MAJOR moth infestation in my otherwise empty new home. When they picked up their furniture, they left chipped paint all over my floor and left all of their nails (what staging company uses actual nails in the walls?!) and holes in my walls. Instead of moving my things in, I'm having to spend time cleaning up their messes. My real estate agent, the sellers agent and I have attempted to reach them multiple times and through different means, and they have completely ignored us- literally no response at all. Please do not use this company unless you want bug infestations and piss poor customer service.

After the furniture was removed I had holes all over my walls for the art work .....on two walls they had three holes on a matching piece of art they tried to make level. Has anyone heard of using a level or laser to line up the nails to hang the art. This art was Wayfair type art....which means cheap and light weight ....they didn't need to pound in nails.....most stores have the adhesive hangars that can be removed to not damage the walls. All of the employees were nice including the owner but I am out $450.00 to hire a company to patch holes and corners and paint. To expensive for what you receive.

Brie did a beautiful job of staging my house and I have zero doubt that the staging played a…read moresignificant role in the speed at which the house sold - I had two offers over asking within five days of the listing. While Brie gave me the opportunity to weigh in on the decor, I chose to leave the choices to her and she chose furnishing that fit the nature of the house and the demographics of the neighborhood. Brie and Marc installed the settings and then removed them in timely manners and left the house spotless after both visits. I wouldn't hesitate to use them again in the future.

They explained it was likely due to them not being familiar with the home. And also said the dust bunnies left under the middle of the dining room table were likely stuck to the chair legs. (But they were literally in the middle of the floor under the table). They did offer to come back and reclean a couple days later but that didn't work in my schedule so I just cleaned it myself. I sent photos of the missed areas to be clear about what was missed. I was told open feedback was welcome. They were supposed to come back and clean monthly. A couple days after I confirm scheduling for their next cleaning (yes I was willing to give it another chance) I get an email that they won't be returning as we aren't a fit. The complaint included that I was unable to get on the phone and talk to them (I'm on the phone all day with work so couldn't answer when they called so provided everything to them in text message). -and that they were frustrated I cleaned the areas myself rather than having them come back at an inconvenient time for me. I didn't ask for any of my money back from the deep clean and was willing to have them back to try regular cleaning. Go ahead and give them a try but when they miss areas be prepared that they will just cancel you rather than taking the feedback and improving. Very unprofessional.

Poor quality. High price tag. Staging was dirty and dingy. Really disappointing. See photos.read more

Having sold several vacant properties in the past, we believe that staging a vacant home can…read moreenhance its appearance to prospective home-buyers. This was our first experience with On Stage. Their furniture and furnishings, though not high-end, were adequate and the few rooms which they did furnish, worked well. But our issue is this: They knew our budget and they promised to work within that budget. What they essentially did was a bait and switch on the price and the number of rooms we agreed that they would furnish. The wanted more money at the last minute. This underhanded tactic was employed by the company two days before the house was to be listed and available for showings. And, only three days before its Open House; Something On Stage was acutely aware of. Further, the company's rep misrepresented the daily rate should the furnishings be in the house over the term of the 30-day contract. The amended deal was now $6 more for each day! Our realtor, who was equally displeased, said that because of the late date, it would be impractical to try and get another staging company to come out the house with a new offer. As a consequence, we felt that On Stage coerced us into signing an agreement which they knew was not what we initially consented to nor what we mutually agreed upon. There are other staging companies out there which I have to believe are more ethical when dealing with their clients than is On Stage
